It’s good BUT…

We’ve come to see flats like a month ago and decided on one of them. Before we left, we asked if there’s any additional fee such as service charge or anything and they confirmed there’s none. After we moved forward to let the property. Like at very last minute, when it comes to sign the tenancy agreement they said there’ll be a hot water charge which is £20 a month! It just came out nowhere, we didn’t want to accept it of course but they said that they’ve just started to take this payment so that’s why we haven’t been informed about it. It was very dodgy and it was just 3 days before we move in so we HAD TO accept it and made the payment. Also on moving day, we’ve been informed that they’re going to send us an inventory. We need to check everything on it and note if there’s any damage or difference in the flat so we won’t be responsible of those. Also they’re going to send us meter’s information for electricity and water but they still haven’t. It’s been more than 10 days and I can’t get any of them, they don’t answer my emails and when I go to the office they say they’re handling it and I’ll recieve an email shortly which I never did. Building management seemed very interested and professional at the letting process but they’re suddenly disappeared after we moved in. Such disappointment. But we like our flat after all, it has remarkable isolation and very good, bright rooms.

We really like it’s location and desing of all flats. It’s easy to get anywhere, also lots of option of transport.

Please share one thing (or more) which you wish you had known before you moved in:

Additional fees which come out nowhere! Also this is a very windy neighbourhood, make sure you don’t let a flat which is too high otherwise it’s not so possible to use balcony.

If there is one thing you would change about your flat or property what would it be:

I would definitely like to change the Building management.

Nice development, good for families and pets

I have just recently moved in and so far we like the development. The residents seem lovely and the management team seem always willing to help. The on site maintenance guy is very helpful as well. We have had a few issues with it being a new house but they are getting sorted out so fingers crossed this will be the perfect home soon. The house it’s really nice laid out and all properties seem really spacious.
The garage area is clean and the parking bays are big.
There is a large garden area where families with dogs meet up most evenings which seems great for socialising and for dogs to play with each other.
I can’t review all the facilities as the socialising areas are closed due to Coronavirus so I will have to update later on.

Please tell us what you like and dislike about this area:

Really like that it’s close to the park as my son loves it there. I don’t particularly like the area as it’s a bit crowded…at least close to the market and the Green Street are. But the development has a small private road so that’s lovely. Many shops nearby…really like the fish and chips shop around the corner. Upton Park is only 4 min walk away so that’s super convenient.

Rehearsal Rooms

The design is good, looks great, the lifts are programmed to go down so if you want to go up and someone calls down you go down first, never seen this before? Management of the building has gone down a lot in the 3 years I’ve been here, I emailed recently about the dead Christmas tree in reception was still there 7 months after Christmas, the social areas are all dead, no one cares for the plants, spaces are dirty, you complain, asked to provide evidence? The front of building needs a major wash, as there is no smoking in the building they should supply bins outside in designated smoking areas instead of the floor being used, there are just a lot of little things, they seem to have just stopped caring

The area is ok, need more shops, restaurants, would like to see more grass areas, the ones we have are very weedy

Please share one thing (or more) which you wish you had known before you moved in:

How the management and running of the building would have turned out in just a few years, we agreed to pay £350 more a month for the same floor and bedrooms in same location as was sold all the extras

there are several very questionable design choices

The value of the property is not too bad but there are several very questionable design choices. For example, no extractor fan in the bathrooms, with only a passive air circulation system which does little to clear system.

The building has a communal central heating system which is run by an external organisation. The charges for this system are far too expensive and you have no choice but to use them if you want heating and hot water. Water + electricity + heating + internet bills therefore can easily add up to upwards of £200 a month for a one bedroom flat, especially during winter.

Etiquette of certain fellow residents is extremely poor. Littering about the building and allowing their dogs to soil communal areas are frequent occurrences. Management apparently does little in this regard as this problem is ongoing for over two years.

Bikes are regularly stolen from the storage areas that are supposed to be inaccessible to the public. Security therefore seems like a lax issue to management.

Please tell us what you like and dislike about this area:

Several amenities in short walking distance such as Tesco/Sainsburies, Costa Coffee, Chinese food store, iGym, and McDonalds. A stone throw away from the North Acton tube station but this means that it is quite noisy. Maintenance on the tube is often done over night

Huge HS2 construction site right next door which is very noisy and regularly works 24 hours a day.

Please share one thing (or more) which you wish you had known before you moved in:

Just how noisy it actually is outside. We were told before we moved in that the windows were triple glazed and so we “wouldn’t hear a thing”. This may be true but the seals on the doors are rubbish and let in plenty of noise from the tube and nearby construction sites. I cannot recommend living here if you prefer the quiet or are a light sleeper.

How has the building management responded to any problems or issues you have raised:

We have had mixed experiences with communication from management. Certain employees are extremely quick and courteous but others have left us waiting for responses for weeks.
