All round great apartments.

The apartments are very nice a modern, the fittings are nice and good quality in the kitchen and bathrooms. The rooms are well sized. The gym pool and cinema facilities are also nice. The flats are always warm and heating doesn’t need to be used very often, the security and concierge teams are nice and helpful (especially Martin). The building as a whole is very nice and is by far the best all round development in salford from my point of view, nicely situated for people attending university of salford but not too far from the centre.

Please tell us what you like and dislike about this area:

Good: nice modern social areas and flats, staff are very friendly, very simple to contact building management, good facilities, very quiet in the flats.

Bad: some facilities can be out of action at times and sometimes take time to be fixed for example the cinema rooms. The wifi supplier isn’t the most reliable, not really the developments fault though. The post room isn’t the best

The wifi supplier ‘internety’ are a bit unreliable which isn’t great when you work from home

I haven’t really had my issues but the ones I have were dealt with accordingly

The development as a whole is great to live in.

The development as a whole is great to live in. It has a really nice central garden which is great for relaxing in, or just looking over from the balconies. There is a gym for residents accessible from the courtyard as well as a very nice cinema and a laundrette/communal space.

Each building has a 24/7 concierge to handle packages and any issues residents may have.

Inside my 1 bedroom flat there is plenty of space and lots of natural light, as well as plenty artificial lighting. The kitchens are really nicely designed with a large amount of cupboard space, and a washer/dryer. Each flat is pre fitted with Virgin Media, and also has the option to get Hyperoptic installed. The walls and windows of the flat are decently thick so I personally have never had any issue with noise from other residents outside of the odd person walking loudly in the hallway.

Please tell us what you like and dislike about this area:

The area is great, perfectly distanced from the city. Both reasonably calm, yet close. There are regular busses nearby, and it is a 3-5 minute walk to either Salford Central train station and Victoria train station. There are also several ranks of rentable scooters on the street outside. Directly outside the development there is a restaurant and pub, as well as several shops down the road. There isn’t an absurd amount of traffic noise but there are sometimes loud cars on the road, and the nearby restaurant sometimes plays very loud music which can disturb indoors.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I would have known how warm the building in general was as I personally prefer to be cool so I spend a large amount of time with the balcony doors open as a result.

How has the building management responded to any problems or issues you have raised:

They have always responded with grace but non-emergency repairs sometimes take over a month to get fixed.

Apart from the noise, this is the perfect apartment

I feel that the apartments are really well designed and are great as a blank canvas to move into. The apartments don’t have much character as everything is grey and white but very modern. This worked for me as I like to bring in my own style and colour to the apartment to make it my own. The apartment has been designed to a high standard with lots of thought put into things like the addition of a large storage cupboard, high quality shower, good room layout. There aren’t many facilities in the building but this doesn’t bother me as we are surrounded by so much going on. There is a nice roof terrace but I don’t go up much as there aren’t many places to sit and most of the floor is covered in gravel which is uncomfortable. The building management is generally helpful and the security staff are very friendly. There is someone at reception 24hours per day which is nice when you are getting home in the middle of the night. Usually things get fixed within a few weeks of us reporting it but some issues haven’t been sorted since we moved in.

Right in the centre of Northern Quarter you have some of the cities most popular and exciting bars and restaurants literally on your doorstep. Grocery shops ranging from Aldi to M&S are all within 5-10 minutes walk of the building and Manchester’s main retail area, Market Street and the Arndale are just at the end of the road. Transport links are great, tram stop is 2 mins down the road, bus station is 4 mins walk, train station is 15 mins walk and coach station is 15 mins walk. There is a multi storey car park for short term parking opposite the building but limited on street parking and long stay parking within the area. Noise disturbance is the biggest issue with living in this building, one side of the building is opposite a couple of very popular bars/clubs and on Friday and Saturday nights these close at 5am which can result in some very noisy people out on the street in the middle of the night as well as taxis beeping outside the apartment in the middle of the night however if you can deal with some noise this is the ideal city centre apartment.

Please share one thing (or more) which you wish you had known before you moved in:

I didn’t know how noisy it would be at night even though I could see it was opposite a bar.

How has the building management responded to any problems or issues you have raised:

Have had so many issues with the wrong amount being taken for my deposit or it has been taken on the wrong date and it has been very difficult to resolve this. They never pick up the phone and take weeks to reply via email.

Yes, most time, it is okay. But the car park management could be better. It is not clean, and do not allow the resident to install their EV charger. The only option is to rental their EV charger, which is considerably expensive at £150 per month with an additional electric fee not included.

Make your living space a lovely home !

The design of the apartment blocks are great, but it could be better if there are covered walkways from block A to Block B & C. There are complaints from residents in Block A that they feel disappointed and not safe as 24-hour concierge service is not actually present in their building block. The other entrance of the block A facing Oldfield Road are always not in use because of the parked cars. On the facilities, the set up is well acknowledged at the time of buying, but for some reasons, it is not fully operational from time to time. It seems that the Cinema room in Block B is out of services for months and the one in Block C is finally working steadily now. It is difficult to understand how it takes so long to get things sorted out and repaired not to mention all equipment are newly purchased, not supposed to have issues with the first use. The gym room opens nearly 24-hour is a good benefit for the working residents who could come anytime they wanted to have a workout and break in between works. I heard some peoples living close to the gym are complaining the poor sound insultation. Other way to lessen the issue is to remind residents not to drop dumbbells hardly on the floors and they should not be for proper exercising. I am definitely happy with the wet leisure room as being a frequent user. I would say people likes jacuzzi the most, it will be more ideal if it could be a bigger one. One critic in this room is that would there be a thought to make a better use of the lounge. The lounge is a very relaxing & luxurious space to chill or hang out with friends. Unfortunately, I do not see peoples use it very often and make the best use of it, just quite a waste of it for me. The roof top terrace has 360 degree breathtaking view and spectacular view out to the park, meadow & city. On the building management, Domis service is above average, all in house and on site staff are sincere, helpful and professional. I would only complain their responses are slow at the beginning stage that is understood as they may have to put priority to complete the remaining part of the construction project. After a few months of moving in, my snagging issues are getting real focused and now all outstanding issues are resolved and I do not have to bother on the follow ups. Many residents are complaining with the dusty windows and I agreed that we would like to have external window cleaning more frequently and in a timely manner. Lastly, on the property management, it is appreciated that it is not easy to manage a large apartment complex with nearly 400 apartments. Most of the staff are very friendly, helpful and good at making connection with the residents to make them feel home and part of the family. I do see Urbanbubbles are putting lots of focus starting from the set up to now trying the best efforts to improve the performances in line with the expectations of the residents. Improved situations and performance are seen so far and not to mention there are a few more could do to make it perfect and present in a more professional way. Recently 10% service charge increase was definitely not a good news to all leaseholders, to manage the expectations and communicate more professionally on the rate increase, we do think sharing financials, actual spend in 20/21, budget in 21/22 etc. are required, actually such information are agreed to be shared in the last leaseholder video meeting, but don’t think it is yet come through. Sharing future works and projects to be included in the budge for next year makes all residents to be part of the team to align works with their requirements and expectations. Organizing some social events say in the rooftop brings fellow residents together to get to know each other is also a good idea.

Local Crescent is well located within walking distance to business, social & retail centers. Though it is not close to the metro stops, bus and train transport links could help to commute to everywhere. I love the green surroundings in Peel Park & Meadows that are breathtaking and nice strolling around spots. Many apartments have unblocked views I suppose unlike the high rise apartment blocks in the city center. There is no noise nuisance issue maybe I am living on a higher floor and traffic is not busy throughout the day, that gives a cozy and relaxing living environment staying home for leisure or work. However, this local areas have certain level of deficiencies that make the living not as pleasant as it should be or is expected. The anti-social behavior and bin collections are the top two big issue for me. There are some irresponsible fellow residents who are totally not considerate to others by keep doing things like, smoking in the balcony, throwing out lit cigarette butts on other residents’ balcony causing fire hazards, putting away leftover foods and bin bags in the chute rooms, big cardboards or furniture blocking the chutes, not looking after dog mess and faeces, more importantly smoking cannabis & continued reports of loss of parcels etc. The hygiene issue is another issue, it seems to have lots of issues recently for bin collections pick up regularly and properly that making loads of rubbish bins outside the street for long and loads of rubbish bags scattering over the bin rooms that invites lots of flies, insects & bacterial growth. Lastly, I do not drive, but appreciated the frustration from some residents’ drivers whose cars are blocked by others or taken up their dedicated parking space that are totally unfair and inconvenience to them.

The concierge & lobby are well designed in modern and cozy style, look wonderful. Realized that the apartment block is not close to the metro stop, but there are free bus running from Salford Central Train Station to the city center. Unfortunately, the free bus stopped running in the local areas and we could either have to take a 25-minuute walk or take a bus that is a bit disappointing.

Yes, the building management responded to any problems and issues I have raised. Domis service is above average, all in house and on site staff are sincere, helpful and professional. I would only complain their responses are slow at the beginning stage that is understood as they may have to put priority to complete the remaining part of the construction project. After a few months of moving in, my snagging issues are getting real focused and now all outstanding issues are resolved and I do not have to bother on the follow ups. Many residents are complaining with the dusty windows and I agreed that we would like to have external window cleaning more frequently and in a timely manner.
