Overall I like the urban design of the layout, as it is linked into the existing victorian grid. The architectural style of the development is quite different to the broader environemnt but overall it works. Also, due to the provision of parking space, the set back from the street is bigger. Considering the inner city location in Manchester dominated by dense terraced housing, the provision of fairly large garden space is a key advantage. The houses are equipped with charging points for electric cars – good for car drivers. What is miss though is opportunities to safely park cycles. We asked for the option to put a bicycle shed on the driveway but that was not allowed as it is a leasehold property with additional rules. It would have been great if, like in the Netherlands, bicycle parking would be integrated into developments. In the end we had to build a shed for this in the garden. The houses are town houses of fairly generous size. For a three bedroom town house 112 m2 floorspace is fairly large in the context of the UK housing market. I wonder though if it is really necessary to have an ensuite bathroom/shower on the top floor, as this takes a lot of space in addition to the family bathroom on the second floor. We would have rather used this space for something else. The ground floor has a guest toilet and an open plan kitchen/living room. There is storage space on the first floor. And the upper floor main bedroom is very large, my estimate would be about 26 m2. We had considered investing in solar panels. But the shape of the roof, with one Velux window does not lend itself easily to be used for solar panels.
Please tell us what you like and dislike about this area:
There are some restaurants/takeaways and convenience stores towards the North and along Princess Road, and also towards the Fallowfield Triangle, where there is also an Aldi branch, the main local shop. Apart from that there is the Asda and other shops in Hulme, about 20 minutes walk away. The Transport links are reasonably good. For car drivers Princess Road provides access to city centre and South Manchester. This is also where the main bus routes are located. Sadly there development is not near a railway or Metrolink station. One problem is speeding on the streets around the development, despite a 20 mph speed limit, also causing some noice. Also Princess Road is a key barrier for pedestrians and cyclists. Though access to Alexandra Park in the West is great, and Plattfield Park in the South East is also in walking distance. There is a lot of on-street parking, which sometimes blocks parts of the pavement. So far this does not yet block the driveways of the properties, even though that’s less important for us as we don’t own a car.

We should have though more about the suitability of the roof for installing solar panels.
What is the best feature of your home:
The large top floor room is great. We will not use it as a bedroom, but rather as an office/second living room/media room.
