Rowland was established in 1993 and builds quality homes in sought after locations throughout the North West, Lancashire, Merseyside, Greater Manchester, Cheshire and North Wales.
My husband and I purchased our town house from phase one. Watching the build was exciting. The property seemed to go up quickly and completion to move in was smooth. A number of our purchased extras were not provided. The quality of the branded interior items were either poorly fitted and needed replacing, We still have issues to date. Or, just poor quality. Kitchen cupboards all needed adjustment. Kitchen laminate flooring damages easily. Paint has blistered. All doors inside the property have issues. Double glazed double doors are not easy to lock or even close.
The community within the development has a variety of residents that are friendly and you do feel part of a secured unit.

The design of the property itself is really well laid out- maximising space. I live in a 3 bed semi-detached with one other person and it feels plenty big enough for us. The facilities are good, working toilets, kitchen, appliances etc. We had an issue with our patio doors after moving in, to the point where we couldn’t lock them so felt very unsafe. Rowland were very slow to answer our calls/requests for this- owing to my low score for property management. They eventually came out and adjusted the doors, but in my opinion they still aren’t the best.
Walking distance to 2 large supermarkets & a small town centre. Good amenities, eg. Gyms, bars, restaurants
Write more points on the snag list- as the snag list is priorotised. But anything found after has to go through customer care who take 1000 years to respond.
The kitchen/dining area is lovely and open plan- which adds a nice touch to a smaller house
The buildings themselves and the development itself are nice, but the developers themselves are poor and have lied to us about many elements of our property. This included what was in our final deal, as we were offered add ons for our home, to which the detracted once we had signed.
With this the aftercare has been poor with me contacting the NHBC on numerous occasions. There has been multiple problems with our building, and it has taken them years to get around to fixing it. This is also due to the lack of communication in the developers company and them ‘not receiving’ emails.
The local area itself is good, with good amenities and nice people living in the area.
That Rowland homes would lie to us about their offers, and that they would have poor after sales customer services.
The best feature of our house is that it is on a cul-de-sac for the kids to play safely in.
Unfortunately Rowland don’t look after the existing development particularly well, the maintenance of the grounds isn’t good (every house pays £360 per annum for maintenance) and there is often rubbish to be seen in the green areas. We held a meeting with them recently and so far, things haven’t been resolved. The existing design on phase 1 and 2 is excellent, however this was a different builder, judging by other Rowland sites, the future properties will be rather more squashed in, which may cause parking issues, we have yet to see the new phase. We have easy access to the motorway, the town centre and the beach, however we also have issues with Lancashire County Council as the proposed new roads will take years to complete.
St Annes on Sea is a wonderful place to live, I’ve been here over 60 years. We have great transport links, really good schools, lovely parks and our town centre, known as The Square, is really lovely. Unfortunately we have, like most town centres, lots of empty shops and charity shops, however things are improving with some expensive but pretty new shops and it’s great for those who like to craft. We have a great selection of restaurants and there have been a couple of new bars opening up, which provided a good improvement. There are no parking problems and very little crime. I would highly recommend living in St Annes on the Sea.
