Unnecessarily expensive

Design of the space is okay, blank enough to put your own stamp on, but enough character to make it homely instantly. Quite large footprints which is good.

Gym is great, but would be far better with actual gym equipment, treadmills, heavier weights etc. i believe not many people stick to using it because of this.

Roof lounge is good for gatherings, but 10pm roof curfew is too early.

Addressing Maintenance issues can be slow.

The prices of the flats are ridiculously high for what they are. I’m not sure what we’re paying for, yes we have amenities but compared to other developments that have even better amenities (cinema, proper gym, pools etc) why is ours so high? The fact that we’re basically living on a construction site, the flats should not be this expensive. There are plenty of other developments around town that are not this high for more bedrooms, same specifications. We will be moving on when our tenancy is finished, it’s not worth it.

Good – close to Northern quarter, close to cafes / nightlife, community feel, close walk to Ancoats marina.

Bad – nestled in between construction sites, roof terrace view completely blocked, empty units on the ground floor, right on a main road, loud.

The amount of construction work happening around the site.

How has the building management responded to any problems or issues you have raised:

Issues are picked up and responded to quickly, but actually fixing them can be slow. Maintenance workers can be messy and not actually turn up when they say they will.

What drives this flat is the location

Flats are good – high ceilings, great bedroom size and sound proof. Blackout curtains are also a bonus.
Furnishing and design isn’t anything too special or luxurious, flats were marketed to be more luxury than they actually are.
Kitchen could do with more work space.

What drives this flat is the location. Right near NQ and ancoats which is a dream.

Property management is not good. Told that any issues with wifi, lifts, doors etc that it’s our tenant responsibility to contact the supplier and report the issue. Only thing property mgmt arrange are maintenance visits for repairs who are often sent without any confirmation of visit.

Also not fair to have ‘luxury’ facilities such as rooftop and gym but have no access to them after 10pm, especially in the summer.

Location is fantastic – lots of eateries and shops around plus access to the tram and train stations are easy to walk to. Great for when you need to go anywhere or work in the centre.

Traffic noise isn’t noticeable and flats are generally soundproof.

Driving and parking is a big issue here. There’s only a double yellow line outside the building which makes drivers hesitant to stop. Parking is scarce and no special residents fee to use them as the underground parking is only via paid permit.

Expectation of rent increases and limitations of property grounds e.g rooftop, gym and courtyard

Never received emails or verbal discussions about changes that have been raised e.g rent prices

New facilities and friendly atmosphere

Facilities are very new and any fixing is tended to by the building management with efficient and prompt replies. Gym and rooftop areas are kept in good condition. There are study spaces in the reception and in one of the rooftops. The rooftop and other community areas are also used to host family friendly events during the holidays (Halloween, Easter, Christmas etc.) with local food and music. Parcels are easily collected at reception and there is always someone from the broadside team ready to solve any potential issues.

Vibrant community that caters to the needs of young professionals. Many activities around NQ and within walking distance from the city centre with big brand supermarkets, buses and tram readily available in less than 10 minutes. The area is still growing so ongoing construction in adjacent buildings makes it hard to safely access the property (have to cross a busy road) and it can be quite noisy due to this construction in the mornings or sometimes from music and partying atmosphere at night (not common during weekdays). Construction is just temporary so otherwise noise it’s not a big concern. The area is safe, well lit at night, clean and overall friendly environment.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew most residents own pets (dog and cat owners) due to personal allergy concerns.

How has the building management responded to any problems or issues you have raised:

Responses are professional and fast. We can raise any issue at reception or contact via email or phone. In general the staff is very collaborative to ensure tenants feel safe and have a good experience.

Decent quality for money

Our building is nicely designed, our flat is very spacious and the furniture is all new and modern. The price we are paying is very reasonable for the amount of space and location. Although it can get noisy outside on the weekends and there are often issues with alarms beeping, we can never hear our neighbors walking around. Most of the concierge staff is helpful and friendly. We’ve lived here for 2.5 years and are pretty happy.

Please tell us what you like and dislike about this area:

There’s loads to do in our local area, lots of bars, restaurants and coffee shops. However, parking is pricey and there aren’t any green spaces nearby. It’s pretty quick and easy to walk into the centre of the city where there are various transport links. We are on a major road so the weekends are noisy as well.

Please share one thing (or more) which you wish you had known before you moved in:

The weekends can get noisy due to lots of young people in the building and the location on the main road.

How has the building management responded to any problems or issues you have raised:

Yes, they are typically responsive. No major issues as of yet.
