Living in the building is overall a pleasant experience with modern well finished apartments.
There are some aspects that are lacking in facilities department though though when compared to other developments in the area, for example there is no communal outdoor space, very limited parking for a building of this size meaning expensive local contract parking is required and there is also no gym facilities in the building.
In my time here I have found the staff to be courteous and helpful. They also have very good communication to the residents about things happening around the building ie maintenance. On the subject of maintenance I only have one negative in this are and that is regarding the elevators which seem to experience fault induced downtime at least once per month, which can be an inconvenience especially to residents who are less mobile and those with pets.
The immediate area around the building is generally quiet with views out across the river one way and into the city the other.
There are a couple of options for food in the area but not many shops apart from a Home Bargains however the city centre is just short walk away with countless options.
Before moving I should have looked into the local building and construction projects that were happening as this has caused some disruption at times.
Any faults or issues I have raised in the past have been dealt with effectively and communication has always been good
The development is very nice and it has a luxurious feeling to it. The facilities are very comfortable to work or study during the day. However, it will definitely be a plus if there was a gym onsite as well as a more private comunal area. The building management is amazing. I have nothing to complain about it. People are always willing to help and every time I have had a problem, it is solve very quickly and efficiently.
The building is located in a pretty good location. Many coffee shops, restaurants and supermarkets are just a couple of minutes away. It can be a bit tedious to walk to the city centre sometimes as it is not super near. But overall pretty good location. Community around the area is pretty nice, people are polite and is also quite a peaceful area.
I wish I had known the amazing sunsets that can be seen from the apartment

Great building in a great place on the water front. Built well and strong with thick walls so minimal noise heard between neighbours. Beautiful entrance and facilities with great staff that are friendly and welcoming. Helpful bin rooms postal boxes and two lifts.
Great location, two cafes super close and lots of parking facilities, bars and restaurants slightly further.
All flats have a good view regardless of height
All issues responded too when required. Some take longer than others
Overall a great experience with lovely river views and good support from the concierges.
My flat has a direct view on New Brighton and the cruise terminal in Liverpool. Lovely views on the ships while having a morning coffee on a balcony.
The only negatives I can think of is the lack of parking space and occasional dirt in elevators due to dogs being allowed in the building, which in fairness is getting resolved fairly quick due to good management.
Location deserves 5 stars as the building is in a quiet part of the city centre while being close to all amenities.
Mosquito season around the docks is really bad! Be prepared (May/June)
With the building being new, no repairs were needed, but the service is 20 pound an hour if requested by a tennant.
