Be aware when buying a Redrow home.

Been in our property now for nearly two years this November, and I have to say Redrow homes is just a big name. We have had continuous snags and have had to have a lot of patience. Have to complain all the time with redrow customer service on our issues. Told what you want to hear then don’t hear back for weeks maybe months. For example rear garden ever since we moved in back in 2019 has been poorly laid, not level holes everywhere, grass joints don’t join together. Reported numerous times, workers have come to look at it and two years later we are still waiting. Redrow also charge £1000 to have grass installed in your rear garden and this is the result SHOCKING! Also the rear gate has collapsed and doesn’t close properly again been waiting for this to be repaired for nearly a year and still waiting. Our front railings weren’t installed in the ground properly, workers came to complete cementing them in the ground to be secure. Resulting in my front looking a mess clumps of soil lost all the bark that was there with trees, reported to redrow back in May said it would be sorted with fresh bark. Still waiting to this day! My biggest concern is council apartments have been built behind our property, our front lawn has been attached to the front greenery of the council apartments. We have not been secured off privately as in plans when purchased as you can see in images. Paying 300,000 for a home to only have you attached to apartments is utterly disgusting. Again reported this back in April/May, still waiting to this day. Back in February of this year my partner and I had amazing news that we was expecting our first baby, I informed redrow customer service of our situation, voiced my concerns that I want all remaining snags completed before the baby is here as I do not want to deal with workers at our home whilst we have a new born. Totally agreed and promised things would be done, my partner is due in November and we are still waiting for the work to be even started it’s laughable. All last minute, disorganised, lack of communication and poor time scaling. Do me and my partner regret buying a redrow home, indeed we do!!!

Sold the perfect first dream home, until you receive the keys. Been living it in for nearly 2 years and your reported snags just take longer and longer!

How has the building management responded to any problems or issues you have raised:

Very slowly, in fact some issues have taken two years!!

Redrow Homes-Perfect lifestyle- beautifully designed and made.

The development is exceptionally well laid out and every design of house is beautiful. The homes look like houses built in the thirties but with all the advantages of modern day efficiency.
Everything you need for a comfortable, fuel efficient, relaxing lifestyle can be found in a Redrow home.
Since I moved in in May 2019, I’ve had a few niggles as with any new builds but the management team have been extremely helpful and I haven’t had to wait at all long for the issues to be resolved.
The sales staff are also extremely helpful and forever willing to find out who I need to contact for anything I may need.
Having a large park area and several small play areas for children throughout the development has been fantastic for my grand children and all the outside areas have been well maintained by the property management team.
I cannot praise the Redrow homes enough and I will be staying here for many years to come!

Please tell us what you like and dislike about this area:

Perfect location. Within close range of Manchester airport, excellent links to Manchester City Centre, Wilmslow, Bramhall & Poynton.
Lively bars & Restaurants within walking distance. Plenty of local shops offering everything from clothes, medicines, food and other goods to lovely cafes and excellent schools.
There’s nothing I dislike about this area. I have lived in the vicinity for over 35 years!

I cannot think of anything as I have everything I could wish for in my Redrow home!

How has the building management responded to any problems or issues you have raised:

As previously stated above, any issues I have had, have been dealt with very swiftly.

Nice flat, excellent view, professional management, questionable sales practice

The design of the flat is not too bad, but it can get silly when the living room door blocks the fridge door. The bathrooms are very nice, the other rooms are good. The view is excellent since our flat overlooks the park. Management is very professional and helpful, I like how tight they run the ship when the residents misbehave!
The biggest problem I had was with Redrow themselves when they took a million years to fix a simple issue in the flat. The flat was brand new and under warranty, something was never working since the beginning – how do they even check it before selling it??? It was fixed after several months and a dozen messages and appointments, it was excruciating!

Please tell us what you like and dislike about this area:

The supermarkets in Colindale are very good. It takes some time to get there by walk but driving should be much easier. The area was not very accesible until the footpath shortcut opened, but it’s been alright since then. The tube is very convenient, the buses around provide a pretty good service but they can get pretty busy at peak times.

reduce / reuse / recycle – know how to use the bins correctly!!

What is the best feature of your home:

the beautiful view since the flat overlooks the park

Everything is great – except parking!

The design of Colindale Gardens is amazing – the colour schemes of the flats and the modern interiors are beautiful. There are also very good facilities such as the gym, steam room and sauna. The flats are a good size and well-lit. However, parking at Colindale Gardens is a massive issue. Some of the flats do not come with parking spaces or even permits. The newer flats are now being offered with permits but the residents in the older blocks have no choice but to pay £1.50 per hour 24/7 for their own vehicles as well as for any visitors. If there was some sort of resolution to this, I couldn’t fault this place but right now, it’s an ongoing problem.

There are good transport links and a number of shops, restaurants, bars and gyms scattered around Colindale. It’s a nice, diverse place.

Please share one thing (or more) which you wish you had known before you moved in:

Clarity on energy and other providers – sometimes you may not get all the information you need from your landlord or letting agency so check with concierge and they’ll be able to point you in the right direction.

How has the building management responded to any problems or issues you have raised:

Very quickly and efficiently. Concierge in the place is excellent and friendly.
