The building has amazing design, and modern spaces. It is close to amenities and over a railway station with direct link to central London. The receptionists and the residential team are very polite and always helpful. We haven’t regretted a second moving here

There is a lot of noise from the trains

Modern industrial design. Large windows and balcony doors that let a lot of light in

The best looking place on a video chat

After seeing the photos of Ferrum on the Tipi website it was love at first sight! the New York style of the apartment was exactly what I wanted and when visiting for a viewing my attachment to the place only grew more! I love the design, though still getting used to the olive green walls, I loved the layout especially having a kitchen that feels like it wasn’t an afterthought which so many other places fail at!

During lockdown I have to make a lot of video calls with clients and colleagues, all have made comments on the swankyness of my home with comments such as “we obviously are paying you too much!” and “You have the best looking place we’ve seen on a video chat!” I’ve had to give many a guided tour that I could film my own MTV Cribs episode.

But the building isn’t the only draw, with the gardens and The View providing the best escapes from the flat at the moment and we can’t wait to throw our first BBQ party soon!

And then there are the people, from the management team to the guys manning the concierge desk all have been great help both while moving in and beyond have really made joining the Tipi community really easy and welcoming

While living in Wembley is great and having Wembley Park Station literally rolling out of bed distance which makes getting to work in Soho a 30 min trip great

I love the shops in the area with my favs being both Bread Ahead and the Wembley Park Market and I cant wait to get back to exploring the pop ups within Box Park.

My only negative at the moment about the area is having joined early into it redevelopment we wait with bated breath as to what new and exciting shops will be opening in the currently empty retail units dotted along the streets and hopefully the end of road closures and traffic jams!

Please share one thing (or more) which you wish you had known before you moved in:

Always remember to give full location details to any delivery drivers as being a new build Ferrum has been a bit difficult to find for them at times

How has the building management responded to any problems or issues you have raised:

Initially had a small problem controlling the heating in the apartment, was really simple process of getting someone to come round to take a look and fix the problem again always a very professional service

Great place to live

Landsby West has beautifully designed apartments in the center of Wembley park, with a great rooftop with bbq and garden in front of it where daily I take my dogs for a walk.

The social spaces are great to work from home, and I meet lots of, now friends, that worked there as well.

The resident team and concierge are great, always helpful, and quick to respond, whereas the sales team can be a bit slow and not as organized as the other teams.

With quick access to central London, it is a very nice place to live, while there’s no construction work is also very quiet.

My main criticism is the very clear inequality from residents of Tipi and residents of social housing and Wembley in general, with leads to inappropriate behavior such as littering, using speakers while walking/cycling, this sort of thing. Which diminishes a bit the whole experience of living in Wembley Park.

Accessing by tube is great, lots of nearby conveniences (groceries, Starbucks, box park).
The area around Wembley Park, Wembley itself is not nice and possibly dangerous, also the quality of GPs nearby is not great.
Social housing also creates a big contrast around the area with lots of litter.

Please share one thing (or more) which you wish you had known before you moved in:

That the construction work would be as loud as it is, even more during COVID-19 where we had to stay at home was very hard to concentrate with that loud background noise

What is the best feature of your home:

That my pets are welcome and can play freely in the garden.

A bit of everything

Our building is quite homely but could be improved with rooftop furniture, there’s been some evenings over the summer where sitting on the rooftop would’ve been perfect, especially with concerts being back on, but the benches aren’t very comfortable and if you wanted to hang out with friends up there you couldn’t really. There’s a barbecue provided however, no tables to eat your food on so it seems like they only thought about half of the occasion! Would love to spend more time on the rooftop but apart from taking in the views, there’s not much else to do. We’ve been in other Quintain buildings where socialising seems to be more encouraged with a generous amount of tables and chairs to sit on as well as communal inside areas. We have a work from home space however, as my job can’t be done from home I’ve never had to use it and don’t feel like it’s a space I can use without a laptop. Would be nice if our building could get a pool table too.

Please tell us what you like and dislike about this area:

I enjoy living here because there’s a lot going on in the surrounding area. The outlet has a reasonable amount of shops that are always changing and improving as well as a variety of restaurants all a decent walk away. Where our building is you don’t hear any road traffic and on event days the street is closed to the public so it becomes your own private area. On the day to day of living here you see a lot of security walking around so it’s a safe neighbourhood to live in and on event days they have increased security with multiple people guarding the residential barriers. It’d be nice to have more open green spaces to walk around too but hopefully once Repton Gardens has been built there’ll be little bit more of that!

Please share one thing (or more) which you wish you had known before you moved in:

I wish that other people were more respectful of the spaces we live in and use the smoking areas provided rather than smoking on their balcony. We’ve been here a couple of years now and the amount of new residents we see that happily sit on their balcony smoking ruins it for the rest of us. It doesn’t look good and makes our flat smell. Aside from that, we enjoy living here and it’s a place we love to call home.

How has the building management responded to any problems or issues you have raised:

Any problems that we’ve had to raise have been solved in as little as a day however, it seems to depend on urgency as some things get missed.

I think customer service is amazing

I think customer service is amazing they provide for our building regarding our building concierge. I think is a good location and I wish I can enjoy as much I thought I was. I pay a good amount of rent for what I thought I was going be a great experience but unfortunately my experience regarding my own facility haven’t been the best. We have pipe issues with loud noises for months with no resolution. We have game matches with loud noise and the building always on construction, so more noise. No decent sleep will be get here. Ideal location but it’s crimes around so we have to be careful, they have even enter the building. Also privacy isn’t the great, they enter my apartment without my consent. If wasn’t for Jena, Noemi, and other fabulous concierge, making me feel that they will elevate my concerns. I would off been left.

The best aspect to living in the ferrum building is the concierge and residents team. They go on and beyond to make you feel you are important resident at all times. Sometimes is the people the make my residents a great experience.

The bad aspect is the low help they get. We have so many issues with our building facilities that if wasn’t for them been so attentive and caring. I would of not recommend staying in Quintain living to anyone.

I which I had know they have so many building construction, maintaince issues (pipes/wifi). As well as the crime rate around the area which is near our building.

How has the building management responded to any problems or issues you have raised:

The concierge/ resident team (Noemi, Jena and the other resident team member) are good to respond quickly. Understand the issue and trying their best to elevate it. I feel like they need to have more of a voice and more help.

However, the maintaince team on the other hand have got out of control. Making Quintain living unsuitable place to live.

Overall this is something the top management team should investigate and ensure some actions are take to better satisfied their residents.
