Slapdash and quickly erected to maximise profits. Lovely place to live because of the people and the communal garden.

The design of the build at first glance seems great. You slowly realise that most things haven’t been thought out properly and won’t get fixed because in order to do so it would cost the developers extra money. Everything is done on the cheap and the finish is slapdash. All interior walls painted with one coat of water based paint which comes off should you have any spillages. No yearly repaints as promised. Generally I have found the property management good. Always quick to respond to emails, but not necessarily quick to get the repairs or jobs seen to. Communication between departments is abysmal and this is where the renters suffer the most. Yearly increases in rent regardless of the area we live in and whether anything of value has been added to the property. Eventually all tenants will be priced out of the area, but no one with serious money would live here as the general area is dirty and unsafe. We however have found a lovely community within the gates of the welsh streets and our little boy loves it.

A home with a built in community. Safe and close to city centre. Not the greatest area overall though.

Please share one thing (or more) which you wish you had known before you moved in:

You’re living under the assumption these people care about community and building a strong one that no one wants to leave. But they want to make it attractive and habitable so that prices can keep going up and to hell with the community.

How has the building management responded to any problems or issues you have raised:

In general the response is good. But it depends on the nature of the problem. Some little problems get resolved or looked at (and not resolved) fairly quickly. Some issues have been going on for months with numerous emails being sent and promises made but ultimately broken.

Great location and modern house, but cut corners can let it down

The buildings are spacious and have a good location. They are modern and light, however aren’t necessarily finished well with corners cut (carpet not finished properly, no backsplash by the sink, skirting boards that don’t reach the floor, doors that are too short or catch). The patio doors regularly don’t shut properly as they expand in the heat (even after being realigned by maintenance). Overall, the space is great with lots of plug sockets which also have USB ports. The floors can be uneven but this comes with an old building. Love the little patio and the garden creates a nice community which people use in summer. The shower in the en suite bathroom is slightly better water pressure wise than the main bathroom. Useful understairs cupboard. The main thing that lets the property down is the maintenance team. While the trades people themselves are lovely and efficient, they are based across the entirety of the UK, so are stretched very thin and it can often take a while for things to be fixed. That said, I am extremely happy as we’ve mostly been problem free. Do note though, rents are significantly higher for those who have moved in later than those at the start (~850 vs 930pm for the same house). One last thing – the walls are all hollow so noise carries from the neighbours house – I regularly can’t sleep as I can hear their baby crying through the walls!

Welsh streets is in a great location, close to the two major parks in south liverpool. Multiple small convenience shops are part of the development at the end of the street. Approximately 10/15 min drive to city centre. Good large tesco at the end of the road. Can almost guarantee I’ll be able to park on my road however this might not be at my front door (but it’s really not far!). There are also no electric charging points so if you need to charge your car you’ve got to park outside your house and feed it through the window which is often very difficult. There’s a local ice cream van who is incessantly loud at all hours. Streets are generally quiet otherwise. Areas beyond the development can be sketchy, particularly at night (Princes Park is unlit, with Sefton park poorly). Building noise is irritating in the day, starting at 8am.

Please share one thing (or more) which you wish you had known before you moved in:

Challenge Place first over the rent review clause in your contract. As we moved in in march we didn’t want our rent to immediately go up in April and said can they remove it from the contract but apparently ‘no one had raised this before’ so couldn’t actually take it out. However, we pressured them enough to get in writing that it wont go up until next year.
Don’t get a bay window property as it is extremely difficult/expensive to get blinds etc to cover them as they’re all uneven and different. Check who is living next door – the sound carries from whatever they are doing!

How has the building management responded to any problems or issues you have raised:

Yes, the maintenance itself is good, it just takes so long to do. They also refused to fix our hob and outright lied about it being broken. Took several days to come out for a leak. Often maintenance is as a result of shoddy craftmenship to begin with where finishes have been bodged.

A nice idea on paper

We moved to the welsh streets several years ago in order to benefit from a more long term rental home. We love the look of the streets and layout and design of these houses are a wow. I do think for the area the prices are quite high, but plenty of us seem willing to pay. Sadly there do seem to be certain areas where costs have been cut, where the original finish has not lasted very long, and we have extensive damp problems on the ground floor of our home – the solutions to which are a bit of a bodge. The maintenance team are relative hard to get hold of (or have been in the past) but when you do they are helpful. We were also sold a beautiful ideal of green spaces and communal gardens, however the reality has fallen far short of our expectations – with constant bickering and politics about the communal garden and the promised green spaces have been built on.

That there was no intention of developing green spaces that now has been built on (more money for them!)

That a communal garden is not as idealistic as it sounds!

How has the building management responded to any problems or issues you have raised:

They have, although have sometimes proven hard to get hold of. On several occasions they have arranged to visit the property on a certain date and haven’t, but then visited on a different day which is hard to plan around. The work carried out is of questionable quality and there seems to be an emphasis on patching things up rather than solving the problem

The property looks good, but the quality of the building is awful.

Overall the property looks good, especially kitchen area (which includes fridge with freezer and oven); we like that our flat is spacious, with clean white walls; no problems with hot water.
Speaking about downsides – our floors are extremely uneven, not only it feels wrong it also is very noticeable and looks awful. We can hear everything our neighbours say (even when they just talk to each other, not scream), as walls are very-very thin.
Also doesn’t matter how much we pay for the hitting, it’s always cold in the first floor. Our floor seems to not have any isolation, so it’s extremely cold during winter time. We tend to spend all our time upstairs, because whichever temperature you choose, the kitchen and living room just don’t keep warm which is extremely frustrating, as we pay for a full flat, not just second floor.

Please tell us what you like and dislike about this area:

Tesco and Lidl are in ~5-7 minutes of walk from our place; we have some small convenience stores as well, but don’t really use them.
We don’t go to local cafes and restaurants as we don’t have good coffee and vegan options here; it is still pretty easy to get to the city centre which is great (takes around 30 minutes of walk or ~7 minutes on a bus.) We are more than happy with bus links, as we can easily get anywhere we want (bus stops are in ~5 minutes of walk).
We don’t have a car, but we still have a parking place right in front of our house, so it’s never a problem for our friends with a car to park here.
Bin collection is always on time.
The only disappointing thing is smoking – our tenants agreement clearly states that no one is allowed to smoke in or near properties, but neighbours still do. We tried to talk to neighbours and contact Welsh street company after we received aggressive response, but they did nothing about it. We have problems with neighbours screaming/arguing/partying during night time which is also not great.

Please share one thing (or more) which you wish you had known before you moved in:

I’d love to know that it’s extremely cold here during winter time. Bills are huge, but the building just doesn’t keep warm.

Everything we said was just ignored, unfortunately.
