Disappointing After Care

The sales team are friendly and efficient. Andrea ensured the process ran smoothly for us from start to finish. The house itself is spacious, ideal for bringing a family up in and the price was very reasonable for a 4 bed detached. All rooms are a good size and the vaulted ceiling upstairs gives the house a light and airy feel. The house lacks a utility space which is a shame as there is plenty of room to include this on the floor plan. The garden is a good size, however the land was not flattened so we have had to rectify flooding issues where the garden sloped. As with most new builds, the house is of average build quality. When we first moved in none of the kitchen appliances worked as they had not been wired in. We had a huge leak from the washing machine which caused all of the kitchen tiles to come loose and the grout to crumble. This was due to the waste pipe not been connected. There have been many snags which we knew to expect having bought a new build previously. However, the aftercare team has been appalling. It’s taken months to get all of our snags seen to after many phone calls and emails chasing them. Disappointing that the aftercare team have impacted on our rating of the development.

Please tell us what you like and dislike about this area:

There is a Tesco express and other shops/takeaways within walking distance of the property which has been very convenient. There is adequate open spaces to walk the dog nearby and we are looking forward to the space opposite Pioneer Way to be completed. Our drive has plenty of space to park on so finding a space isn’t an issue for us. However, there are a lot of people who park on the main road outside our house and it can be frustrating during rush hour times manoeuvring around parked cars. The traffic noise is bad but we are hoping once the building site opposite us has moved the noise level will improve. Personally, we haven’t had any issues with anti-social behaviour but I know that other people on our street have.

Please share one thing (or more) which you wish you had known before you moved in:

We wish we had known about the poor Persona after care as it would likely have swayed which developer we bought our new home with.

What is the best feature of your home:

Good sized rooms and garden, particularly for a new build property.

Love my house not a fan of persona

The design of the houses is totally different to the other developers and the layout and garden space offers more then the other developers.the building management does let the development down as things seem to be very unorganized and seem to take forever to complete I’ve been in my house for two and half years and the area in front of the house still looks like a war scene.the property management is very poor persona took nearly a year to rectify snags and during this time I had 8 water leaks due to poor plumbing work and they was very slow to react and left my home a mess which I had to rectify and took me 6months of emails and calls to get some compansation back and it was pennies.persona really let themselves down with the aftercare

Living on the development is really nice it is very close to shops and retail park with restaurants and pubs transport links are very good.the bad parts are the area seems to be getting overwhelmed with new builds and not enough green space

I’d definitely get a professional in to do snags

MEAUX RISE DEVELOPMENT, KINGSWOOD – MY THOUGHTS

The design of my house is generally good (4 bedroomed detached property). I specifically wanted the house and plot I have purchased because of its location and larger than average rear garden. It is also on the edge of the development and therefore benefits from a walled garden as opposed to the less aesthetically pleasing fencing.
Unfortunately I noticed numerous snagging jobs when I moved into the property on 7 February 2022. They are too numerous to mention, however the most noticeable (and annoying) were/are as follows:
1. There was no telephone/internet connection due to ground cabling problems for over two months. I was only ably to get telephone/internet connected on 28 April 2022, over two and a half months after moving in.
2. I still have two Velux windows in the apex roof of my orangery that do not open due to being fitted out of square. The site manager has arranged for these to be replaced/repaired on 4 May 2022.

Please tell us what you like and dislike about this area:

Positive points – Local shops, restaurants, pub, primary and secondary schools and healthcare facilities are within walking distance. Public transport links (bus) are convenient and within walking distance. Parking is excellent as all houses have good sized private drives, thereby reducing over-parking on the street. Bin collections by the local council are regular and timely. There appears to be no anti-social behaviour and traffic noise outside of the working hours is low.
Negative points – The development is not yet complete, therefore remains very much a ‘building site’. Pavements and roads have yet to be correctly surfaced and construction traffic and noise remains high during the working hours. Grassed areas and public open spaces have yet to be completed. I would imagine that within the next two years or so this will be removed.

Please share one thing (or more) which you wish you had known before you moved in:

I wish the sales team had been more honest from the start regarding a move-in date. I was originally told the end of November 2021, however didn’t actually move in until 7 February 2022. This was not only frustrating for me, but also the purchaser of my previous house.

What is the best feature of your home:

For me, the best feature of my new home is the abundance of space. I did purchase a 4-bedroomed detached property with probably the largest garden on the development, so this should be expected.

BUYER BEWARE

BUYER BEWARE Sale staff sell you something, you buy something else. The aftercare is very poor, lots of maladministration, complaints are not investigated fully. The finish is poor quality.snags/faults raised are either ignored or left in a wore state than before their Handyman” had a go. Appointments fail, go unaddressed. Homegroup were charging residents an estate management fee, + their Fee, for work not even started,( 3 years now) that they are not contracted to do, and they Didn’t Know MEADFLEET had not Taken Over (google MF) drainage blocked Builders Waist, See Hull Daily Mail. Yorkshire water technical say buiders have serious questions to answer” Homegroup misrepresent factual information, deny access to data, and mislead Processes Like Information Commissioner.

This development could be awesome. Great convenient shops, places to eat, school and public transport. Yet, the development in terms of how it looks is both looking and working , some 3 years on is disgraceful. Dead / Badly planted trees, open spaces fenced off and basically ‘builder tips’ grass verges left, , (i cut them adjacent to my plot) drains are full of rubble, lack of topsoil makes grass, shrubs difficult to grow, especially the ones nocked over by the tradesmen, who drive over verges to miss parked cars, or, trees planted in concrete, the use of sub soil as apposed to good top soil, and which in turn causes flooded areas because surface water cant drain away effectively.. its like IKEA DOES MEAU RISE, BUILT BY LOGO. It has potential to be a great area, but the lack of affective governance, management, control, responsibility is shocking

The Misrepresentation Of The Management Covenant ( Legal Experts Say It Is The Next PPI Scandal)
The HOMEGROUP , Would not breach/break their contract, refuse me copies of my plot file,
That A Credible After sales Team Would Work As Promised/ Contracted To.
The shear lack pf governance.
The NHBC is there to serve the developer, formost.
That there was a credible complaints procedure.
That record keeping/data was correct.
That, the 106 agreement would be adhered to.
