Major issues still not resolved

We were attracted to Potters Wood by the design of the properties and having been told that Pennyfarthing were a local family-owned company with a good reputation. We bought a new-build for a no-hassle moving and living experience. Unfortunately neither of these are true for us. We have had 3 major problems – drainage and landscaping of the garden, incorrectly built bathrooms and incorrectly laid floors. 11 months on from our original move in date last December we are still dealing with major works and have reached the
stage of escalating our formal complaint prior to going to dispute resolution with the homebuyer guarantee due to Pennyfarthing delaying each time we have had an issue and not responding to problems when raised. In summary of our issues: delayed our move-in by 2 months while significant drainage problems had to be undertaken; not had use of our garden for 3 months while drainage and landscaping were done; had mouldy walls in both bathrooms resulting in both showers having to be completely retiled – this still isn’t finished months after being reported, having a lump in our living room floor due to it not being built properly – this still isn’t resolved despite being reported 9 months ago due to PF disputing the need to replace carpets which have been damaged in the course of work. We have not had use of the bathrooms for weeks on end, had to move all our furniture out of the living room into a container and have had endless months of workmen in the house so now need huge amounts of redecorating in nearly every room. What is most annoying is that all of our problems are remedial and would not have occurred if the house and garden had been built properly. Pennyfarthing have done everything possible to try to avoid responsibility and delayed and prevaricated at every step leaving us exhausted and stressed. In all this time we have not even had a visit or call from a senior member of PF staff nor even any kind of gesture to recognise and compensate for all the problems we have had.

Verwood is a small town with a range of small independent shops and Tesco Express all within walking distance of the development. There is a large Morrison’s a bit further away. The development backs onto a SANG area which in turn leads to the woods behind with miles of walks. Access to the SANG has not been prepared properly on the side of the development with the gated entrance impassable when there is heavy rain due to mud which is then trodden into the development by walkers.

Please share one thing (or more) which you wish you had known before you moved in:

That moving into a new house with Pennyfarthing would offer no advantages over buying an older property that needs work.

How has the building management responded to any problems or issues you have raised:

For low level issues It takes PF months to eventually deal with them. For issues involving larger expense they spend months arguing to try to avoid responsibility. Unless we have escalated a problem to formal complaint level it has not been dealt with. We have rarely been given a schedule of works with contractors arriving unexpectedly at anytime. On the occasion we were give a schedule it was not adhered to. Other properties have been built and sold while we still wait for our issues to be resolved and work completed.

Happy Buyers

We are very happy with our development this is the second home we’ve bought from these developers and we are incredibly happy.

The location is perfect for us, we have a driveway enough for three cars which is very convenient. All of the appliances provided are top quality and if and when we’ve had a problem it’s been very quick to be resolved.

Please tell us what you like and dislike about this area:

Verwood is a lovely town and the development has been built just on the outside but no more than a short five minute walk into town. There is very little in the town in regards to restaurants but it has everything that you would need with a costa and a Tesco. There are several lovely parks to go for walks in and we are very near to Moors Valley. Where we live there is no issue with parking and it’s a lovely quiet area with the forest only a short five minute walk behind us

Please share one thing (or more) which you wish you had known before you moved in:

I wish I would’ve known how long roadways would have taken to have been completed when we moved in we were told within a couple of months all of the roads would be done however we ended up living in mud and dust for almost a year until the roads were done which wasn’t fun .

How has the building management responded to any problems or issues you have raised:

I emailed the developers separately about this issue as I do feel like the after-care has lacked when we compare it to the first time we bought a home. Covid was used as a poor excuse for poor communication and it’s simply not acceptable when we were at least a year into the pandemic

Generally very good but with a few major issues.

Design and aesthetics are excellent. Facilities are minimal. Management of the purchase side was very good. We have sadly had issues with some of the workmanship. Our en-suite and kitchen have both needed replacing, which had caused a lot of upheaval having recently had another baby and organisation of the work to be done has been very haphazard and is still ongoing.

Local area is excellent. Quiet village but enough going on for our toddler. We lived in the same village before we moved here and were keen to stay in the area.

Please share one thing (or more) which you wish you had known before you moved in:

Help to buy is very tricky to pay off! We now have the fund to pay it on full but the company who deal with this have made it very difficult for us to do so.

How has the building management responded to any problems or issues you have raised:

Responded reasonably quickly and arranged for work to be done swiftly but tradesmen have not stuck to planned schedule at all.

Verwood – great area

The build of the property has been very good, the external areas of the property (gardens) have been very poor including drainage and landscaping. The high turnover of site managers made it difficult to know who to talk to about issues. Sales people were very helpful buying the property.

Verwood is a great place to live, lots of close amenities and dog walking areas.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the soil quality and poor drainage that would be installed.

How has the building management responded to any problems or issues you have raised:

Use to be very quick with the first site manager (joe), since then has been very slow to get answers.
