Peabody developments

HomeViews lists Peabody developments across the capital, from E13’s Upton Village to  SW11’s St John’s Way. One of Peabody’s most highly anticipated developments is Fish Island Village, an emerging, vibrant community in the heart of trendy Hackney Wick. Together with Hill and The Trampery, Peabody is introducing some 580 canalside apartments here, along with dedicated workspace, a concierge service and a top fitness centre.

The creators wanted to bring more than just a residential development to the East End, instead opting to introduce a colourful, vivacious community. Fish Island Village is the brainchild of collaborative trio Hill, Peabody Group and The Trampery. Combined, these forward-thinking organisations are committed to developing inventive housing and coworking space across the capital. In other words, spaces for people to live, work and play.” – HomeViews Property Pro on Fish Island Village

Peabody reviews

The apartments are big and bright. The sound proofing is amazing. We have never heard any of our neighbors from above us or next door to us. It’s well maintained and a short walk from Lewisham station which has great connections to central London. Another big plus is that this development is pet friendly. There is also a courtyard with swings and slides for kids.” – PDC, verified resident at Thurston Point

St. Bernard’s Gate – the right choice for me!

1-bed flats here are comparatively large for a London flat – you get a balcony (this helped me survive lockdown!) and bathtub which is not that common in the capital. Layout is great with no dead-spaces. White goods provided is of good quality and finish is decent. There’s the usual snags but building management helped with chasing the developer. They took time but all got resolved. Aftercare sales had 1-2 customer officers who are excellent but building management can be better in being more consistent and needing less chasing up.

In all, I think our development is really special being set amongst Grade II listed buildings (first asylum in the country) – you get modern conveniences with period features in the surroundings. There are also plans to regenerate the beautiful St. Bernard’s Gatehouse and the chapel into local community spaces (e.g. for artists) which will bring even more vibrancy to our area.

Please tell us what you like and dislike about this area:

I love living on this development with friendly and helpful neighbours whom some have now become friends! I feel safe here and the location is excellent for me as a non-driver due to the good bus links which takes you to a Central (Ealing Broadway) or Piccadilly (Ealing Common Or Boston Manor) Line in about 15-20 mins.

There’s a Gregg’s on-site and a Londis is 3-min walk away. My favorite local restaurants are Loro’d Napoli (yummy wood-fired pizzas) and RanThai (Thai food). Both only 10-mins by foot and you also get good cafes, cosy local pubs and grocers/shops around there!

Most amazing around here is we have the famous Hanwell Locks and Brunel’s Three Bridges for nice local walks just behind our development.

Please share one thing (or more) which you wish you had known before you moved in:

We have our own private WhatsApp and Facebook groups which is great for networking and getting tips for flat or communal issues. Details to join can be obtained from your neighbour or the bulletin boards in the building lobbies for newcomers to the development! We look forward to more people joining us!

How has the building management responded to any problems or issues you have raised:

They had responded and resolved majority of the issues (a few are still in process) I raised satisfactorily but had needed chasing up.

A surprisingly exceptional development, amidst many London developments which all looks samey. Improvements as ever, but it’s a great spot.

Visually, the area looks so impressive. Having moved in 3 years ago when the area was 1/4 done, to see how far it has come now – it’s incredible and everyone that comes to visit is super impressed by the area, the greenery, and that such an area exists in the heart of such a busy area.

The quality of the houses are better than the majority if new builds, but they certainly have flaws which I think the developer should take more ownership over. Very frustrating for home owners to have basic issues with the house that haven’t been / can’t be resolved, even though we paid a premium.

The area is ‘decently’ looked after – but I think more should be done as there is a litter issue.

Parking is a problem, and I don’t think there is a plan to solve this unfortunately.

Please tell us what you like and dislike about this area:

In view of Crossrail, the connection to Southall station will be incredible. Even presently, to be into Paddington Station within 15-20 minutes. The road connections in theory are great; M4, A40, A4, locally into Ealing. However the traffic makes travelling during the day twice as long to any direction, which is no exaggeration.

In terms of local food and restaurants – faultless. Significant variety that can delivery, and if you travel for 10 minutes you reach Hounslow and Ealing which opens up significantly more options.

The quality of the infrastructure in the area is not handling current population levels, and my worry is that with so many new areas being built, the infrastructure may not scale with him.

Two local significant supermarkets in the area too.

Please share one thing (or more) which you wish you had known before you moved in:

Traffic really is horrific in the area.

If there is one thing you would change about your flat or property what would it be:

An extension of the kitchen area to have a larger downstairs living room!

Royal Warwick Square – Wow! – What a Place!

The building design, facilities, building management and property management at Royal Warwick Square are fantastic. This is immediately apparent when you arrive for the first time. Royal Warwick Square is a really lovely area that has everything you could possibly need; a gym, swimming pool, spa and cinema. At the property there is plenty of options to park your car in the secure underground car park too. The concierge have been great and are really friendly and the premises is ultra private and secure. As a new resident and property owner here I am really loving it!

Please tell us what you like and dislike about this area:

Living in Kensington & Chelsea is unparalleled with living anywhere else in London. There are lots of shops, restaurants, bars and parks all within walking distance. The surrounding area is a safe haven and nice and tranquil compared to the hustle and bustle of the City. Kensington Palace Gardens and Hyde Park are only a 10 minute park away, while in the other direction the M4 Motorway provides an easy route out of London. High Street Kensington and Kensington Olympia tube stations are a short walk away providing easy access to any London Borough and the delights of Chelsea’s Kings Road are only a short walk / taxi ride away.

Please share one thing (or more) which you wish you had known before you moved in:

I only wish you had mocked up a video or provided potential photos on the St Edward / Berkeley Group website of how each property would have looked at the point of sale – instead of just floor plans. It would have saved me a lot of time as I had viewed 70+ properties in Kensington & Chelsea and if I could have seen a video of how the property would’ve looked at the point of sale I might well have purchased the property sooner / off-plan. Not a criticism at all – just a valid and genuine observation / improvement!

How has the building management responded to any problems or issues you have raised:

The building management has been excellent regarding responded to any minor problems or slight issues I have identified and raised to them. An engineer has been dispatch very quickly any any slight issues have been resolved effectively and efficiently. Very comforting and satisfying to have them at hand when needed.

Excellent location to live at

I have lived here for 2 years and the neighbourhood is really nice. Residents are friendly and there is a sense of community. All flats are new and well built with little to no heating required in the winter months and a nice temperature over the recent summer heatwaves. There is secure parking, a podium, community garden and community centre. The location is quiet with low noise levels. Elverson road DLR is less than 5 minutes away and it’s easy to get to Canary Wharf and Bank.
