Pleased with my investment

I have invested in a number of developments within London but am always delighted with the quality and output by Ballymore. The design of this development is laid out well and once complete I am confident of the community that will grow here and the reflection this will have on pricing. My flat was quickly rented out through my agent – the feedback I have had is that this is proving to be a popular alternative to the busy Canary Wharf. My tenants have been living there for 5 months and whilst I don’t have much direct contact with them there have only been a few minor teething issues and they have already expressed interest in extending their lease beyond the initial one year term. Overall I am very pleased with Royal Wharf as an investment considering the challenges of the current market.

As per some of the other reviews there has been a delay with onsite facilities being opened but building work is happening at a pace and I believe by the end of 2018 that this will no longer be an issue.

Living a royal life in London

Facilities : River Thames Walk, Fully functional 13000 sqft Club House (Gym, Swimming Pool etc with state of art facilities), 24×7 Concierge and Mail Room, Sainsbury, Starbucks, 3 Letting Agents, Saloons, 2 Cafes, 1 Restaurant, Pharmacy, Health Centre and many more things to open.

All of the buildings are built with modern design with different architecture showcasing different views in different direction. All bathrooms, fixtures, fittings are modern and feels as if you are in a 5-Star Hotel. The ambience of every house, townhouse, flat is amazing. The development caters to everyones needs from Studio to 3 bed to 4 bed townhouses.

There is a separate app of the development to contact the concierge and what’s going on around. The app has created a vibrant community of residents always willing to help each other and raising concerns together. The estate management is also very supportive and promptly picks up any issues to get it resolved.

The only drawback in my opinion is that the heating services is provided by SW energy which provides for both hot water and heating, There is no other option in the development and there have been cases where people have frequently faced hot water issues, though the estate management has tried their best but there are some issues.

Apart from this I really like every inch of Royal Wharf and would recommend it to my friends and family.

The development is quite well situated in terms of location and has awesome views all around, with Thames Barrier and River Thames on one side.
Green Spaces – a very big public green space in the form of Thames Barrier Park, the development in itself has small green patches.
Pontoon Dock and West Silvertown DLR Stations, Pontoon Dock Bus Station and Royal Wharf Pier are stone throw away.
Excel Centre, Emirates Air Line is a small walk. City Airport is one station away.
So its a well located, secure, safe, lovely and beautiful area,

As I have said earlier heating – you are tied with SW energy.

What is the best feature of your home:

My house is situated on the 13th Floor having North and East 360 views with floor to ceiling windows giving me an breathtaking view from Thames Barrier , Barrier Park, City Airport, Excel and the SkyScrapers in the West from my 200+ sqft open balcony.

High standard quality living in suburban London

My overall impression on Royal Wharf is positive; a sizeable modern suburb in close proximity to two DLR stations (less than 3min walk) with professional Concierge services, a post room, local Sainsbury and Starbucks on site. The environment is clean, safe and quiet – even though parts of the development are still under construction the noise levels are minimal. However, you hear planes jetting off quite often throughout the day as the site is one tube stop away from London City Airport. Also, some residents complain about no mobile phone service despite being with various mobile networks providers. When it comes to the flat itself, had some minor issues when moving in (missing key, faulty light bulb) that were quickly fixed by my Estate Agent. Later on I always knew who to contact when experiencing other issues.

Wish I had known the completion dates of the local facilities (e.g. Sainsbury, post room etc) as they were not present when I moved in.

Experience of residing in a sizable construction site

Royal Wharf is a sizable residential development in East London and it can accommodate over 3,000 households when the last phase of the development is completed. My apartment is a two bedroom direct river facing apartment on a high floor of Laker House. I have been totally satisfied with the design and the layout plan of the apartment and have enjoyed looking at the lovely River Thames from inside the apartment.

As Laker House was one of those buildings completed in the first phase of Royal Wharf, the experience of residing in Laker House in the first two/three years was to certain extent quite adversely affected by the on-going construction works including the construction dust and noise. Considering the total population and the number of high rise buildings in Royal Wharf, more trees should be planted at strategic locations of the development to enhance the living environment.

Please tell us what you like and dislike about this area:

The development is along the River Thames. The residents can always walk on the river bank to enjoy the beautiful river view. The shops seem to have been occupied too slow despite of the fact that those buildings of the first phase of Royal Wharf were actually occupied in early 2017. Moreover, there are still not enough number of restaurants in Royal Wharf considering the population size in this residential development.

The public transport services available.

How has the building management responded to any problems or issues you have raised:

The building management has been professional and responsive. There were not too many problems/issues encountered. Problems/issues were resolved promptly and satisfactorily by the building management anyway!
