Camberwell fields is a great community which you don’t often feel you get in the London area! Lots of green spaces within and around the development. We haven’t had any issues yet with the flat. The amenities in the area are pretty good, you’re within a 10 min walk to the restaurants and coffee shops of Camberwell and a Morrisons. The only down side is that it’s not that close to a tube or overground station so can’t give it 5* for that reason but loads of buses to choose from.” – Maria Volkova, verified resident at Camberwell Fields

Flat itself is great

Flat itself is great – have noticed a bit of snagging and faults which the team have been quick to help fix which is great.
The doors to the bins are a tad annoying – mesh covering it has been broken and can hurt your hands at times. Also, the bins keep getting locked which is frustrating when taking your recycling down – having to post every box through a tiny hole.
The location itself is great – 2 minutes walk from the tube station. What is annoying is the entrance (via the bus stop) is blocked with bollards which have been there since I’ve moved in – but not sure what part of the development they are helping with. What is also a little annoying is when getting a taxi / car to help deliver big items of furniture, it is a bit of a faff to get through concierge to drop stuff off. Is there any way we could have drop off access to this on our fobs?
A small complaint would be that both lifts don’t seem to work all of the time.
There is ongoing work throughout the area, so can at times be a bit noisy, but that can’t be helped I suppose. If property management could encourage security to ask those smoking weed in the communal areas who don’t live here to do it elsewhere that would be great.

Please tell us what you like and dislike about this area:

Good aspect is that it is so close to public transport – very accessible. Parking availability isn’t ideal – especially when trying to get large furniture dropped off.
Bin collection seems fine for now – weekly.
I do feel there is a bit of anti social behaviour – at times there is a lot of noise coming from towards the student flats at all hours of the night, and also groups who don’t actually live on the complex gather in the communal spots smoking weed – which isn’t a great smell to have coming in from your balcony.
Plenty of green space in the surrounding areas – got to get used to the flies though, they are everywhere! Great breweries within walking distance, and not too far a walk to the Village. Some close by brunch spots exist, but ideally there would be more options, but there is a great local restaurant within 5 mins walk called Slowburn.
At the moment there is F45 and a yoga studio and a climbing wall, but another more reasonably priced gym in the area would be ideal. Coop is so close by if you need to grab something – but better supermarkets are a bit further away.

The amount of flies in the area from the water.
The smell of weed in surrounding areas.

Yes – they have an online portal which you can log things on.

DO NOT BUY with NHG

The development is ok but it has some shady aspects. For example you pay for solar panels that do god knows what, you pay for unadopted roads which do nothing for you other than add costs. Its a way for the developer to cash in on the freehold and charge tenants for EVERYTHING.

Shared ownership buyers be warned! You’ll pay slightly reduced rent but the service charges will skyrocket and are completely overpriced. They’ll lure you in with some decent initial figures but after a year, they got you.

After only 2 years of being here I am looking to sell and move on due to incompetence and charges.

The area and the building itself is ok. The staff and charges are unbelievable. Service charges surge after a year of moving in. They will overcharge you for various things and if you do get offered a refund they will take forever to get back to you. They’ll be diligent in taking your money however. Be warned, do not buy or go for shared ownership, its a rip off.

SERVICE CHARGE prices skyrocket and can increase at the discretion of the developer. I would never have purchased if i knew.

What is the best feature of your home:

The house itself is decent although some features are a bit shoddy.

Overall we are satisfied tenants, especially compared to our previous development

The development is good. Some furniture was replaced by new ones and flat was professionally cleaned and all walls were painted. Consierge service is very bad, only when the lady is at reception the phone is answered or issues are resolved. The two other consierge they are mostly scrolling on their phone. (This is one thing we don’t like) Also, there are a lot of mosquitoes and flies during the night, and lots of dust and noise coming from motorway. However, despite these downsides, we love the flat, there is a lot of storage and it is warm. Also, the lifts are most of the time in working order and the appliances in the flat are Bosch! Overall we are happy with the flat.

Location is perfect, safe because of the hotels near by. With bus is only 3min away from Stratford station , tesco express 1 min away, anytime fitness down the road, Stratford high street 6min walk.

Lots of black dust from motorway
Constant noise from motorway and lots of mosquitoes and flies…

Lovely development but desperately needs some TLC

The communal areas of Hamme Building are in extremely poor condition, considering this building is only a few years old. It’s as if no one is taking care of it or maintaining it. A chunk of wall is missing inside the first entrance with shoddy plastering over it. So many scuffs up the walls in the entrance area, by the lifts and up the staircase on each floor. The wall is badly damaged by the second entrance and the bin room door never shuts properly anymore. The right hand-side lift constantly breaks down. It’s such a shame because this was a really beautiful building when we first moved in and there is no way to contact NHG about repairing or maintaining the building. Our flat itself is beautiful and gives stunning views across the dock and the airport runway.
Property management has been extremely poor since we moved in, verging on completely non-existent. But Mak has since taken over and we are very happy to see he is taking lots of matters very seriously to improve the development for everyone.
Finally, there is a very lovely sense of community here – very kind neighbours and it’s great to watch families and dogs enjoying the square behind the pump house. It’s also great that the pump house hosts some food vendors at times as well, although they never bring their own bins so the two on the square always overflow.

A lot more was promised to us by the sellers of the development, and we expected to see more restaurants, cafe’s and shops around. Most commercial units sit empty or are used as warehouses which is quite unsightly. The one cafe, Well Bean, on the development is fantastic with lots of lovely food and drink options and really nice outdoor seating for enjoying the views in the sunshine. The one restaurant on the development, Cafe Spice, is also great. However, this is pretty much it for the entire development and it would be great to see some more stuff opened.

Savills told us they day they gave us the key that they’d done a quick look round the flat and couldn’t find any snags, but we found loads. It’s important to make sure you check yourself and not rely on the sales agent’s words who just want to make a quick sell.

How has the building management responded to any problems or issues you have raised:

I’ve only had my issues responded to since Mak took over. Before that emails weren’t responded to.
