Established in 2001, Noble Design and Build is a property development company based in the West Midlands. For the first ten years of their business, they focussed on developing and renovating property for third parties, but have since then have been designing, building and managing their own projects and developments. They now have a portfolio of over 5000 individual properties and aim to “provide a home to home feel for our clients”.

The company also has a range of sister companies, including: Noble City Living and Noble Living. Both of which were originally set up to manage Noble Design and Build’s buildings.

Noble City Living Developments

St Marys House is a development by this developer that we have listed on HomeViews. Comprised of 101 apartments and finished to the “highest specification and fastidious attention to detail”. Residents benefit from various onsite facilities, from a communal games room to a residents gym, as well as cycle storage. St Marys House is located just a few minutes from Sheffield’s trendiest bars, clubs and restaurants. It is also, conveniently located just a stones throw from the city centre shops, theatres and transport hubs.

Other Noble City Living developments include: Printworks Sheffield; which is comprised of 101 apartments in the centre of Sheffield, as well as, Sheffield Central; ideal for professionals and students and has a huge variety of on-site facilities, from a common room to an onsite laundry. Interestingly, these developments are all built by the companies sister company, Noble Design and Build.

DONT LET PEOPLE YOU LOVE/LIKE LIVE HERE

Management are terrible. Had to deal with a woman, who ignored us for 3 months regarding our lease extension. She told us we could extend for a month, which she sent us in an email, but then when we finally reached her she lied and was very rude on the phone telling us that we shouldn’t really be able to and that she isn’t happy about doing it. She then tried to hold our deposit from us for no reason at all, as we had never missed rent or caused any problems. As well as all this the facilities themselves look good, but the lift was broke for at least 2 months and the washing machines and dryers were breaking every 2 weeks. The people we lived with broke the tv and had a party when we were away and left all food over the corridors that clearly was there for days as mice got in the building. Again nothing was done about it and despite being warned about other previous issues, those people where allowed to carry on doing the same stuff and the mice problem got worse. We left as quickly as possible, and a friend who is still unfortunately trapped in there for another month, says that the mice are still running round on the third floor.

Good location as it’s in town and near loads of great bars, restaurants, shops etc

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known how terribly managed it is and the reputation it had/ still has.

What is the best feature of your home:

The best feature was probably the rooms themselves. They are a touch small but if you’re on your own and especially if you’re at uni, the rooms are perfectly fine.(apart from the walls are very thin, So if you live with prudes then it’s a bit awkward.

Avoid avoid avoid

Good sized room with tv. Bathroom is also a good size. Furniture however cheap and nasty. The living room we had was tiny. We only had three seater sofa for 9 people. Similarly, the kitchen was also small: the fridge and freezer was tiny, and know where near enough cupboard space. No hover was provided to keep communal areas clean.

Please tell us what you like and dislike about this area:

Area good for students. Close to town and both universities. Experience let down by woman who was seemingly in charge… unresponsive to emails, claimed to have sent emails when clearly she hadn’t. My group and I are struggling to get into contract with her regarding money owed. Shame, as this property has real potential, just let down by impotence.

Wish I had known I was dealing with an unprofessionalism and incompetence!

How has the building management responded to any problems or issues you have raised:

Unresponsive to emails – clear lack of organisation.

It’s excellent houses

As what I said before it is good place good location and good size.suitable for family especially if they have kids because the garden is big and nice for play the house is near to school .the facility is excellent,the design is beautiful suitable for everyone.

It is excellent house with very good size and good location and it is good for family theirs tow schools around ,the street is quite and clean ,the shops not so far ,good garden size for kids ,the tram just waking to it even bus .its good choice for everyone.
