Design is perfect and management is excellent

Need more quality furnitures as it tends to get worn off with age. As this property is purpose built for renting, I believe the furnitures should stay for long.
Design is perfect and management is excellent

The Property is excellent. Pub just 1min away, Bus stop just cross the road, train – 4mins walk and what’s more, lots of shops around. No anti-social behaviours around the premises, good security service 24×7

my review is about the daily needs of those living in the buildings.

When evaluating aspects like design, facilities, building management, and property management, several considerations come to mind.

Design plays a crucial role in the overall appeal and functionality of a property. A well-thought-out design should optimize space utilization, incorporate ergonomic elements, and promote a pleasing aesthetic. It should also consider sustainability and energy efficiency, integrating eco-friendly features and materials.

Facilities are essential for providing a comfortable and convenient environment for occupants. These may include amenities such as fitness centers, swimming pools, communal spaces, and parking facilities. The quality and maintenance of these amenities are vital in ensuring resident satisfaction.

Effective building management is vital for smooth operations. This includes efficient security systems, regular maintenance protocols, and timely repairs. A proactive approach to building management can help prevent issues and address concerns promptly, fostering a safe and pleasant living or working environment.

Property management involves overseeing the day-to-day operations of a property. This encompasses tasks such as rent collection, tenant communication, lease management, and property maintenance. A competent property management team ensures that residents’ needs are met, addressing any concerns promptly and maintaining the value of the property.

To excel in these areas, it is crucial to have a clear communication channel between the property management team, building management, and residents. Open lines of communication allow for effective problem-solving, efficient coordination, and a sense of community.

Overall, a well-designed property with excellent facilities, efficient building management, and competent property management can create a desirable living or working environment. These aspects are interconnected and require continuous attention to ensure resident satisfaction and the long-term success of the property.

Please tell us what you like and dislike about this area:

Please share one thing (or more) which you wish you had known before you moved in:

how quite and peaceful the area is this is as most people in the community are much older people.

How has the building management responded to any problems or issues you have raised:

they have responded by taking care of the issue immediately and not leaving resident waiting for days for problems to be solved.

Great design (Interior floor plan and exterior design. BAD ! building management

Love the off street terrace areas, great security (Intercom doors with camera’s). Love the big rooms

I am not happy with the building maintenance. Cleaning of the buildings interior and exterior is not being done yet our service charge has gone up within six-months of us moving in.
Network Homes are quick to blame current residents breaking automatic door (evidence was sales assistant watching tenant holding door open) but I have noticed sales assistant herself pushing the automatic door open as it was about to close. Yet we get penalised (I thought cameras were there for security/evidence)

It seems you can report faults but nothing gets done and falls on deaf ears.

I have a problem with my sink plug. They sent someone around to have a look and all he did was put WD40 around the rim and said that would fix the problem.
YEAH !!!!! that hasn’t worked.

Please tell us what you like and dislike about this area:

Good:
– Close to transport (Buses stops & Train Stations)
– Close to supermarket
– Off street parking

Bad:
– Busy main road
– Anti-social behaviour from Shisha lounge across the road. Leaving rubbish all over street.
– Bin men have broken the bin room return arms and have not been fixed.

Please share one thing (or more) which you wish you had known before you moved in:

Not given a full price list of all the properties that were available within the building at the time of enquiring

How has the building management responded to any problems or issues you have raised:

Fobbed off and not listened to regarding cleaning of building.

Pleasant and homely

I love my apartment. It is very sizeable for London. The plaster board needs painting and however one would most probably want to redecorate anyway. The fittings are pleasant. The balcony space is great for summer. The lift does break down often so probably not great for children. The management does respond to fix as quick as the can.
The development is pet friendly. People do sometimes disrespect the bin area and sometimes people gain entry to the foyer. This is nothing unusual for London. I would have preferred a concierge however we have an excellent residents group.

Please tell us what you like and dislike about this area:

There are difficulties as one would expect in London with litter and anti social behaviour. However it is a safe area as there is so much cctv around the property. Long term parking is a difficulty. The area is very well located for central London due to so much public transport. The council is responsive. The bins are emptied regularly.

Please share one thing (or more) which you wish you had known before you moved in:

The shisha bar near by with its late night activities.

How has the building management responded to any problems or issues you have raised:

Yes after care was excellent. The service for the satellite dish is poor. The dish needs resetting regularly and the service response is poor.

I like the building I live in especially for its good location close to tube station, buses and stores in the area.

The development I am renting an apartment in is kind of newer block of flats with the long balcony outside. It is a very big building, with three or even four separate entrances. Each entrance requires a key with a chip so you could think it is safe. however, it is located in a heart of Brixton and there are a lot of homeless people trying to find a warmer spot inside the building, mostly during the winter. this is not a big issue for me though as each two apartments have separate entrance with locking doors. Apartments in the building are in alright size. I am currently living in three rooms apartment with sharing kitchen, bathroom and separate toilet. The apartment’s condition is not the best, but it is only agencie’s fault. I like the building I live in especially for its good location close to tube station, buses and stores in the area.

I like the location is close to all I need

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known that the agency is the worst agency in London
