A joint project by NEAT and RLAM, it’s a mixed-use scheme of apartments and leisure amenities, with residential units spanning one and two-bedroom apartments and duplex homes. TNQ is close to Colindale station for Northern line trains to King’s Cross St Pancras and Leicester Square.

Don’t recommend buying a flat in this development!

The design of the development is good, however the green areas around the building and the green areas from the terraces are left unclean and looks wild and doesn’t stand on the standards they try to advertise.
There are also mouses and some of the owners have complained that came into their living room. They didn’t took any action on it and the only advice they gave was to keep doors closed.
Also the customer service is very poor, they don’t have equipment, flats are full of snags and bathrooms are a mess, things are breaking up and they take months to come and sort them out, some you have to handle yourself.
Development manager is inexistent, he’s never around and when you finally contact him does absolutely nothing. Concierge people from the reception desk are the best tho and they always kind and try to help with anything they can.
The service charge is high and they still charge ground floor rent even if they shouldn’t under the new rules. Nobody takes any action here and there are flats full of mould and had water between the walls. It’s absolutely shocking.
At the beginning the building was lighten at night and had a great design, now they barely switch on few lights.

The development is in a great area, close to all the supermarkets and some restaurants. Tube is 10 minutes walk and there are multiple buses in the area. Area is quiet and also plenty of gyms around the development.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had seen the building and the flat before I bought it and the fact that customer care is not done by the developer but by another company which they refuse to help and takes months to respond or to action.

How has the building management responded to any problems or issues you have raised:

They put me on a waiting list and had to wait months until issues were partially sorted, they don’t have to order anything is broken which is taken a very long time. They treat you with no respect as if you would disturbed them. Very hard to approach.

Comfortable, Stylish and Good Value

Design of development is stylish and comfortable. Have been very happy as a home owner here. The aftercare service upon initially moving in was very helpful. Very close to many shops and amenities.

Whilst there have been ongoing remedial works to the development for a couple of years causing some inconvenience to residents, I am aware these are issues effecting other developments around the country, and the developer has been addressing them to be fair, and have not passed on the costs to residents.  Overall, great value for the quality of the properties.

Please tell us what you like and dislike about this area:

The area feels safe as there are a lot of other new build developments in the local area. In particular, there doesn’t seem to be much anti-social or nuisance behaviour, particularly compared to other areas in London that are also relatively affordable. There are an increasing amount of shops, services and other investments locally. Perhaps alongside this, it feels the area is becoming more busy and congested. However, overall the area feels up-and-coming and there are good transport links to the underground. For instance, Colindale station is on the Edgware branch of the northern line, meaning popular areas such as Hampstead, Belsize Park and Camden are only a short journey away

Please share one thing (or more) which you wish you had known before you moved in:

The amount of retail shops planned around the development. I didn’t know about this before hand.

How has the building management responded to any problems or issues you have raised:

The aftercare service initially in place upon moving in was very good. Any issues were responded to in a prompt and efficient manner. Since then, the experience of having issues responded to has been very much dependent on the development manager in place at the time. Some have responded very quickly and helpfully, whereas others have taken some prompting. Overall, no issues though

Average experience

very poor management of the development, slow or sometimes non-existent responses from the managing agent, services are not being provided even though increasing service charges are paid by residents, outside green space is pleasant, but not kept in good condition

TNQ Capitol Way building

The building has a good and modern design. There are security cameras in all floors but asking to get access to it is very complicated. The management of the building is very slow to deal with any issues that may arise such as unreasonable neighbours, people misplacing rubbish bins and noise issues. Service charges billing statement is very hard to understand.

Please tell us what you like and dislike about this area:

Development location is very good as it is close to various shops. There are few bus lines and tube station is walking distance. Some flats has underground car parking space. On the other hand, there are only two electrical points in one of the car park which can’t be quite frustrating when needs recharging your car.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I would have known about the cladding issues and also had a better knowledge about the service charges.

How has the building management responded to any problems or issues you have raised:

Their process of following up any issues raised are very slow and you need to do follow ups yourself otherwise you may never get a resolution.
