It’s… fine.

The development seems to cut a few corners compared to others between Aberdeen and Dundee – there is nothing fancy here in the developments design or amenities but I feel that’s reflected in the house prices which are generally fair compared with developments in surrounding towns.

The homes are certainly not finished to a high standard though it they are adequately done.

There was a number of issues picked up during the snagging period, not all of them have been resolved to my satisfaction but dealing with Muir Homes customer service was too much of a hassle.

A pity that Muir homes is doing the bare minimum for ‘green’ incentives. Early houses didn’t have solar, the new ones have a bare minimum that wouldn’t give much return or benefit from.

Laurencekirk is a small, quiet town. There are a few shops, pubs and takeaways within walking distance. There is a train station on the Aberdeen to Dundee line, buses go between Montrose and Stonehaven. Within the town there is a lot of on street parking as many old houses don’t have driveways or garages so the traffic can be a pain. Generally a quiet area though, not much anti-social behaviour.

Please share one thing (or more) which you wish you had known before you moved in:

That you’ll spend a large amount of time chasing up Muir Homes for issues relating to your new build.

What is the best feature of your home:

Quiet, great location if you’re prepared to commute or work locally, excellent views.

The development is still ongoing, but generally has a nice vibe about it

The development is still ongoing, but generally has a nice vibe about it. From any outsiders perspective, it’s generally nice looking, in terms of layout and the fact that each house doesn’t look the same. It could do with better maintenance and hopefully the play park will take shape soon. However, I wouldn’t purchase from Muir Homes again on the basis of poor build quality/ finish and their attitude to resolving issues is appalling. I would definitely look to spend more next time on higher quality build within a smaller development, where the builder has taken pride in their work.

Please tell us what you like and dislike about this area:

Friendly neighbourhood, lovely walks nearby, superb butchers, nice wee cafe/ bistro, two main grocery stores, two decent pubs and Indian restaurant, 30/40 min drive between two large cities. Can’t think of any bad points other than the train times aren’t the greatest.

Building regulations, Muir Homes build quality and aftercare service.

What is the best feature of your home:

The grey half masonry brick at the front of the property.

I was pleasantly surprised that this was my home

Design of the street is fine, however they said the childs park would be finished by now and still waiting for this. I have a small child who sees the park and wants to play but is unable to as it is blocked off and unfinished. After a long wait for my snagging to be completed the new site foreman came round and has allocated suitable time for my minor repairs to be done. Prior to buying my Cheviot I had never seen it only online so when I first came into the house I was pleasantly surprised that this was my home. I found a design flaw with the utility room door backing onto the fridge, and when the wind blew the utility room door open it connected with the fridge causing damage to the door. The foreman has said he will get this repaired and a joiner fitted a door stop to prevent this happening again. Maybe in future you can ensure this is in place for further developments as I found out the hard way. Other than that this build is perfect for my family and I have ample space.

Close to bus route, and supermarket. Has a nice walking route nearby too. I have a driveway so don’t need to worry about street parking. traffic noise can be quite loud especially from cars speeding on the bypass.

Please share one thing (or more) which you wish you had known before you moved in:

The living room size is smaller than anticipated so there is only two ways you can realistically have your living room. The master bedroom is the same like there is only one place that you can position your bed. If there wasn’t two wardrobes in the room you would have much more space in the master but this is a small critique and doesn’t impact me as it is space for my things and space for my husband’s.

What is the best feature of your home:

The master bedroom/ensuite and that it is quiet space above the garage

Good development in a lovely little town

The location of the development is within walking distance to many amenities including the local primary school, medical practice, shops and access to the woods behind it. The layout of the estate has been very well thought out with easy accessible paths running through it. There is a wide variety of homes of different sizes and budgets. The only facility in the development is a small play park which is still being built.
As the development is still being built, there are currently a lot of problems with clay from the building site, which has stained a lot of the mastic and slabs on the houses that have already been built.
Build quality is fairly average. There are a lot of problems with the house a few years on which we’ve had to fix ourselves.

Please tell us what you like and dislike about this area:

Pros – it has a couple of grocery stores and some good local businesses; really good primary and secondary schools; good medical practice; plenty of hairdressers; great trails for dog walkers and plenty of kids play parks; train station with great transport links; good sense of community.
Cons – not enough shops to cater for all; no petrol garage; not enough bars or eateries for the new wave of people who live in the town; limited bus services; very small streets to navigate in the car.
Our street is fairly quiet. There is no traffic noise. Bin collections are regular and reliable. Parking isn’t generally an issue for residents, but can present as a problem for visitors.

The factor is extremely high for the level of service it provides.

What is the best feature of your home:

The best feature of our home is the ease of access to all the local amenities for ourselves and our children.
