Moda Living was founded in 2019, as a subsidiary of Caddick Developments Ltd. The company is an investor, developer and operator of build to rent homes with an aim to “build high quality homes with a high level of amenities including shared gyms, lounges and gardens”. Moda Living has an extensive pipeline which includes over 7,500 homes coming soon to cities across the UK.

Moda, Angel Gardens

Moda’s flagship development, Angel Gardens was completed in 2019 and currently listed on HomeViews. This neighbourhood sits in the heart of Manchester, in the NOMA innovation district. Comprising of 466 homes for rent  with a mix of apartment sizes. No deposits, no fees and pets are welcome. Included in the rent is a wide variety of benefits; rooftop sports pitch and roof terrace, residents’ gym, sky lounge, private dining room and media room. As well as, WiFi included, Samsung TV and integrated kitchen appliances plus 24-hour concierge.

The modern New York Square offers several advantages to its residents. The location is a major highlight as it is located in the heart of Leeds, offering easy access to cultural attractions, employment opportunities and a vibrant urban lifestyle. The square itself is well designed, with modern buildings and green Spaces creating a pleasant environment. Residents can enjoy a range of amenities including a downstairs convenience store, gym and recreational facilities.

The 15th floor will be a better living experience! Because their furniture is light blue and grey! And there are some 2 bed rooms with big tubs!

How has the building management responded to any problems or issues you have raised:

This apartment exceeds expectations with its exceptional problem-solving abilities and outstanding service. The efficiency exhibited by the management team is truly commendable. They are proactive and responsive, promptly addressing any issues that may arise. The friendly and welcoming service attitude of the staff creates a warm and inviting atmosphere, making residents feel valued and supported. Whether it’s a maintenance request or a general inquiry, the staff goes above and beyond to ensure resident satisfaction. Their dedication and professionalism contribute to a stress-free living experience. This apartment’s commitment to efficiency and friendly service is truly remarkable, making it a standout choice for those seeking a hassle-free and enjoyable living environment.

Simply the best to live in Manchester..

I’ve lived at Moda Angel Gardens since Dec 2019 and was attracted to the building, facilities and neighbourhood. After moving here , the team made me so welcome and many of them have remained and become friends. They go out of their way to make it feel like a family, regularly putting on events from supper clubs, wine tasting, cookery classes, tie -up/delivery services with local artisan businesses, courtyard events (such as pop up bars, food stalls, fun events and outdoor movies.

Moda feels like a great little oasis with its central enclosed courtyard and communal facilities mainly on the 7 floor away from the outside world ( including private dining, cinema room, sky lounge, library, residents gym and even a rooftop sports field. Integrated into the building are also another amazing gym, wellness company, great coffee shop/restaurant etc and more to come, making it almost self contained.

The Moda team are always quickly on hand to sort out any problems, make or facilitate repairs.

I honestly could not recommend the Moda team , offering and commitment more highly…

Moda is located in the vibrant heart of the city , sandwiched between Northern Quarter, Ancoats and Victoria station / Deansgate. The team at Moda constantly make sure the building and facilities are spotless and well maintained. Loads of parking possibilities in its own garage and the local area. I was surprised when moving here how sound-proof the windows are and despite being in the centre,
Obviously, with its location, its a two minute walk, to shops, restaurants, bars, Printworks and Cinema, Arndale centre, bus, tram and train stations .

Moda has a lovely outside (and daily maintained) promenade, great views and is in one of the most vibrant and expanding parts of the city.

Please share one thing (or more) which you wish you had known before you moved in:

Despite the superb offering, stunning facilities, modern design etc, which place Moda at the very top of rental opportunities in Manchester… the thing that stands out is the Moda team..
Always here and been here unchanged throughout my 2 year tenancy… worth it weight in gold.

How has the building management responded to any problems or issues you have raised:

As said, the team responds very quickly, helpfully and effectively. Its a huge peace of mind to know you have their support 24/7. Your are not a tenant, rather a part of the family

Mercian experience

Overall design of the building is good, especially the terrace. Major design flaw seems to be the refuse chute that is never functional. I was rent increased and yet I still have to bring my garbage down to the bin store which is very annoying.

Another flaw would be shower. Water always ends up on the floor. Same with the kitchen faucet. Because the faucet is so high, it causes major slashing when washing anything and both you and the counter end up soaking wet.

The gym is great- could use a cable machine to complete it but overall I think it’s one of the best resident building gyms I’ve seen.
The amenities are good but management suddenly deciding everything will be charged on use is not right- especially considering all the advertisements online, the ones who give tours, all said they were included. And for the price we pay, I expect them to be. I thought that’s what we were paying for. Exception would be if you were holding a private event.

In terms of staff, they are the best part about living here. All the concierge staff are so friendly and go out their way to help you. This also goes for the maintenance team. Any issue, they are there almost immediately to resolve it and take the time to explain what caused the issue and how they’re fixing it (I love knowing that stuff!)

Quick and easy access to shops, public transit and variety of restaurants. Downfall is the noise from Broad Street

Please share one thing (or more) which you wish you had known before you moved in:

How sound from the terrace travels up to the apartments. If I had known that, I would have maybe selected an apartment facing a different direction.

How has the building management responded to any problems or issues you have raised:

Yes, every single one with record speed. They’ve even gone above and beyond to help me with additional things.

Exceptional Living Environment

It’s been a few weeks since I moved into Moda Angel Gardens, and I must say, this place is the bee’s knees! It’s the kind of apartment complex that makes you feel like a rockstar without the paparazzi following you around.

Let’s start with the staff. They’re not only friendly and accommodating, but they’re also trendsetters in their own right. You’ll never catch them in frumpy uniforms or with their hair in a messy bun. Instead, they’re always looking sharp and ready to help with anything you might need. I had a minor hiccup with package deliveries, but they were quick to review the process, and I have seen great improvements since. A special shoutout to Luke, who went above and beyond to make sure everything was perfect. He’s a gem of a human being and an asset to Moda.

Now, let’s talk about the apartment. I love how unique it is. It feels like I have my own space to play around with and make my own, unlike most apartment complexes where everything feels like it’s been stamped out of the same cookie cutter. The furniture and building itself are top-notch, and it’s clear that no expense was spared to make it feel luxurious. It’s like living in a palace without having to worry about the upkeep.

And speaking of upkeep, the environment at Moda Angel Gardens is pristine. The location is fantastic, with the heart of the city just a stone’s throw away. Everything you need is within walking distance, which is a huge plus.

The communal areas are just as impressive. The library is one of my favourite spots, but I can’t deny that I love the communal working space! It’s an excellent environment to meet new people who are just as fabulous as you are. The gym is well-equipped, but I won’t deny that I wouldn’t mind seeing some more equipment to satisfy my workout cravings.

I should also mention the app, which makes everything so much easier. I can keep in touch with staff, access information about the building, and even schedule maintenance requests with just a few taps on my phone. It’s like having a personal concierge at my fingertips – which is exactly what you have.

In conclusion, Moda Angel Gardens is the epitome of sophistication, luxury, and comfort. It’s like living in a 5-star hotel without the stuffiness. The staff, apartment, environment, communal areas, and the app all make for an exceptional living experience. I highly recommend it to anyone who wants to live like a rockstar.

The good aspects of living in the local area of Moda Angel Gardens are abundant. The location is fantastic, with the heart of the city just a stone’s throw away, making it easy to access all the best spots within walking distance. Additionally, the apartment building itself is covered in art, adding creativity and style to the surroundings, and the views from the apartments are stunning.

Please share one thing (or more) which you wish you had known before you moved in:

One thing that I wish I had known before moving into Moda Angel Gardens is that the gym could benefit from a bit more equipment. While the gym is well-maintained and has everything you need for a good workout. There are a few pieces of equipment that would be nice to have added for certain and there is the space for it. However, this is a relatively minor issue, and overall, I’ve been very happy with my experience at Moda Angel Gardens.

How has the building management responded to any problems or issues you have raised:

The building management at Moda Angel Gardens has been very responsive to any problems or issues that I’ve raised. For example, when there were some minor issues with package deliveries, the management team quickly took steps to resolve the issue and I’ve seen improvements since.
