Kidbrooke Village Blackhealth Quarter

Design aspect of my block of flats is good and thank goodness there is no cladding used
Facilities are good especially the pool and the gym plus the cinema room, the concierge team are helpful.
Building Management – well I have no thoughts on that as no one really gets back to my emails queries
Property management – is this to do with the concierge? Sorry I do not have an opinion as I’ve only been contacted with regards to checking the outside wall to check for building insurance purposes and then being informed that the price rises.

Please tell us what you like and dislike about this area:

Good parts living in Kidbrooke Village is the green space available.
Bad parts in living in my flat is that as it’s a ground floor people have the insane idea of dumping their litter into my patio. The noise insulation between the flats is terrible as I have very noisy neighbor above me and I have tried the polite manner to ask then to be more mindful but it has fallen on deaf ears. With the outside perimeter of my fence the fir/ yew trees are dying and never been replace making my patio exposed to being in a goldfish bowl. Transportation links are ok but as there is one national rail line to get into London it feels very overcrowded

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had a chance to experience the noise insulation when the building had people already in so I could check on the noise insulation.

What is the best feature of your home:

Space inside and outside. Close to my family here.

A beautiful place to live.

The development is surrounded by parkland which has been planted with beautiful native flowers and trees. You can see plenty of wildlife around the development such as birds, butterflies and even bats in the evenings. There are also a lot of water features around the development too. The buildings are stylish although I feel some are built a little too high and ruin the development slightly. Most flats have a concierge which is very handy and also gives a sense of security to the area. The development is kept very well maintained both inside the buildings and outside around the Park area. I would say the development is a pleasure to live in .

Please tell us what you like and dislike about this area:

First of all the area is beautifully green with Cator Park and Sutcliffe Park on your doorstep and also only a short walk to Blackheath and on to Greenwich Park. The transport links are good with trains to central London and London Bridge in a little over 15 minutes. The parking facilities are poor unless you have a residential parking permit, so any visitors will have problems parking, although there is a paying car park. There are few shops but there is a local Sainsbury’s, Aldi and B&M store. There is one pub, although this seems to be more of a place geared to eating rather than just relaxing and having a drink. A good Caribbean restaurant can also be found in North Cator Park. I feel the area good could do with a nice Cafe and a couple more restaurants- ideally not chains! The area is generally quiet and having lived here for 6 years I can say that it is generally a nice and safe place to live.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I didn’t realise was the amount of building going on in the area. I have lived here for 6 years and am still looking over at ongoing building works near me.

If there is one thing you would change about your flat or property what would it be:

The flats get very hot in the summer, so I think air conditioning would have been good.

My Village Review

The development is located in a quiet area. This is a pet friendly and multi cultural area with very low crime rate.

This comes with free gym free car park and 24 hour concierge . The cleaning of the estate is above average.

There are lots of green area and the college has GP surgery, Dentist and super market. The train station is a few minutes walk

I was told that only 3 bed properties are provided car parking facility

How has the building management responded to any problems or issues you have raised:

The building management responded queries within a week.

In general very satisfied, some things could be improved

The building is very well designed from an esthetic point of view and it seems very well looked after.
The house is still new and I haven’t encountered any major problems so far.
Concierge is very helpful and an absolute life changer sometimes.
The intercome system connected to a phone number is not very well though.. It’s slow, not always works properly and it forces people to have a phone dedicated to it.. I’d rather have a normal intercome,

Please tell us what you like and dislike about this area:

I moved into the village in March, so far I’m really enjoying it, lovely neighbors and beautiful green areas. It could do with more amenities (pubs, restaurants, maybe a picture house or cinema) but the area is still being developed so I’m hopeful for the future.
Only downside is that trains to central London are normally quite busy, it’ll be even more busy after the pandemic and even more when all the new buildings will be occupied. I hope in an improvement from this point of view.

I wished there were more clarity about the electricity/hot water and heating system/provider

How has the building management responded to any problems or issues you have raised:

I have raised an issue regarding some people being a nuisance in the area and the problem has been resolved
