Fair value, but could be better

The development looks lovely from the outside, with a pretty secluded courtyard that is shielded from the noise from The Highway. Generally speaking, live at Sovereign Court is not too bad, with reasonably well-behaved neighbours and friendly and functional concierges.

However the following points should be of note:
– Some flats are rented out for short stay basis via Booking.com or Airbnb. These guests can be a real nuisance in terms of noise, and might not care at all about the residential status of this bulding.
– Signage of the flats is poor. No clearly indicated wing names, no doorbells, no ability to open the communal door from the flats. Don’t expect people to find your frontdoor by themselves if you give them your full address.
– Quality of the furniture/fittings is rather poor. Everything was brand new 1-1.5 years ago when everything was delivered, and should still be in a reasonable state, however it’s clear that the cheapest quality for everything was chosen by the developers. I don’t expect things to remain good looking for long.
– The flats are poorly isolated and have a poor energy rating. All electric equipment (cheap, from Alibaba) has an equally poor energy rating as well. It’s hard to believe in 2018 to get away with that. Certainly not very sustainable.

On the positive side, fast internet via Hyperoptic is now available. And generally speaking, the rental pricing is not too bad.

I wished I had taken better notice of the quality of the furniture/fittings.

Please tell us more about the location and surrounding area to your development:
The development is next to The Highway, a very busy, noisy and polluted street. But if you are not at the side if the Highway it is not too bad. Wapping us generally a nice, residential area. Shadwell immediately to the north is much more rundown and troubled, but these troubles don’t seem to run over onto Sovereign Court. The DLR station is very convenient.

Pretty development

The management team are not very proactive. Because the flats are so nice, the management are too lazy and don’t fix things. Recently we had 12 hours with no water and had no word from the management team. They are just not good at getting in touch and altogether too inactive.

The flat, however is great. It came furnished and there is a lot of stuff in it- so there’s actually not not much room for other stuff!

I have questions about the safety of the area. Being near the canal is great and it’s a short walk from St Catherine’s docks. The public transport is great- there are options for buses, the DLR

Please share one thing (or more) which you wish you had known before you moved in:

It’s pretty much as expected. One thing that would’ve been helpful is a doorbell or intercoms system. From the third floor it can be difficult to know if visitors or deliveries have arrived.

What is the best feature of your home:

We moved to get down to a low rise development because it has better access and safety. In particular there would be good access for the fire service.

Well connected area

In terms of the flat itself, my bedroom would have to be my favourite room in my apartment, however I do I chose to live in Sovereign Court because of the location. I really like Wapping as an area as it is quite central, and I enjoy that I can walk to work in only 25-minutes. It is also only a 10-minute walk from St Katherine Docks, which is where I go to the gym and go shopping at Waitrose. This is convenient for me as I try to walk to most places.

The building is managed pretty well from what I can tell, I only moved in around 2 weeks ago, but there is an online portal where we can submit maintenance requests to the building managers, which seems like a good system. They are quite good with the upkeep of the grounds, there is a cleaning service that clean the windows quite regularly and also a security team that do surveillance every 2 hours, it makes the building seem safe and secure.

In terms of facilities we have a nice array, including: a 24/7 concierge that collects parcels, resident parking (for £35 a week), free bicycle storage and communal gardens. There aren’t any resident events, so it’s hard to meet the other residents. Occasionally, I will pass my neighbours in the corridor and they are nice, but quiet and we only exchange polite greetings.

live in a studio apartment, so this room also includes my living area and kitchen. My apartment came furnished and the furniture and appliances that it came with are of an acceptable quality. The management were very welcoming when I arrived, and they asked me whether I would want a sofa bed or a normal bed. I chose a normal bed.

The only downside is that we aren’t allowed to hang things on the walls or decorate the place much, but I don’t mind.

Please tell us what you like and dislike about this area:

It is a well-connected area; Shadwell station is just a 4-minute walk away and the city centre is just a 30-minute walk, it’s good for me because as I said I walk to work. There is a corner shop nearby, but it doesn’t take card payments, which is annoying.

My favourite thing about living here is how close the gym is!

Please share one thing (or more) which you wish you had known before you moved in:

When I first came to visit the apartment, I thought that it was more in Wapping than it is. It is on the border between Wapping and Shadwell and I wish I had known this because Shadwell is a dodgy area and I don’t feel that safe there.

What is the best feature of your home:

I love the location, it is working out for me because I work nearby. The price of the studio suits me perfectly as well.

Good location, improvements to be made for residents

Having a concierge system is great but having no intercoms system is not ideal, we have to watch for visitors and deliveries and this can be a real issue.

The flat came furnished and the finish was done to a very high standard with great design. However the instruction booklets and user guides for the facilities were very poor.

The property management is not very organised. We leave comments via a portal but they often shut it down without checking them or solving the problem.

I think the central location is great- it’s close to the station and local transport. It is local to a main supermarket and local retailers as well.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d have known if we weren’t billed for water until the end of tenancy.

If there is one thing you would change about your flat or property what would it be:

The intercom system still isn’t in place and I was told it would only take a few months (it’s been 3 years)
