About Manhattan Loft Corporation

Manhattan Loft Corporation is a design-focused property company based in London, and led by Harry Handlesman – the man behind London’s St Pancras Renaissance Hotel and the famous Chiltern Firehouse. Manhattan Loft Corporation’s aim is to ‘create properties that break the mould.’

Manhattan Loft Corporation developments

Manhattan Loft Gardens is a Manhattan Loft Corporation development in a top Stratford setting, between the Queen Elizabeth Olympic Park and Stratford International Station. It’s a double-cantilevered tower comprised of various living spaces, three sky gardens, two restaurants and a designer hotel.

“Manhattan Loft Gardens is a mixed-use development from MLC, sandwiched between Queen Elizabeth Olympic Park and Stratford International. It’s a striking, 42-storey building, comprised of residential units, fine dining restaurants and a luxury hotel – which will open in spring 2019. It wowed so much upon completion, that Sunday Times Style Magazine dubbed it ‘London’s sexiest new skyscraper’ back in 2016.” – HomeViews Property Pro on Manhattan Loft Gardens

Top of the Town

The apartment block is one of the best in the area. Residents are private but friendly. The staff are friendly too. The Stratford Hotel bar/restaurant on the ground floor is a nice place to chill, but prices are at the higher end. However you do get a small discount as a resident. Any issues are quickly addressed by the staff. You have added facilities available as a resident, such as a small private gym and a mezzanine area. Oh and not forgetting the three different resident only roof gardens.

Minor downsides, the lifts seem to need regular maintenance, there is a drainage issue downstairs that leaves a bit of a pong on occasion, and the main front door regularly breaks down (though you can exit through the hotel easily enough. But that’s about it.

Please tell us what you like and dislike about this area:

A great location with plenty of food and entertainment options on your doorstep. Olympic Park is still growing with lots of developments and improved services. Access to the city is a breeze by Stratford International, the DLR or a short walk to the tube.

Please share one thing (or more) which you wish you had known before you moved in:

I genuinely can’t think of anything. We’ve enjoyed living here much more than we anticipated.

How has the building management responded to any problems or issues you have raised:

Always address any issues within a reasonable period of time.

Modern but charmless

The apartments are very clean and modern. It feels more like living in a hotel than a home. It’s a very convenient location, with nearby shopping, transportation and a 24/7 concierge. However, the apartments are not very well designed. Space in the studio apartment is not well utilized, with a lot of wasted space due to the strange floor layout. Not enough storage in the kitchen or clothes storage. Lack of fresh air as only one window can be slightly opened. The bathroom seems excessively big relative to the rest of the apartment. Hard to wash one’s face/use the sink as the bathroom cabinets overhang the sink. Overall, style has been prioritized over function. It’s a bit of a soulless place to live, and I’d recommend it as a temporary convenience more than as a long-term home. I don’t think it’s great value as the rental prices are quite high: you’re paying a premium for something modern and convenient with a 24/7 concierge (which is quite unnecessary).

Please tell us what you like and dislike about this area:

The apartments are close to Westfield and the Stratford station, which is extremely convenient. The East Village is also nearby, which is more peaceful and has some parks/green spaces. Overall, however, the area feels very crowded and commercial and lacks charm/elegance. Stratford also feels somewhat isolated from central London.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had explored the neighborhood more. It’s important to realize you’ll be living right next to Westfield, which is convenient but unpleasant due to the crowds. It’s an extremely commercial area so charm and elegance are in short supply.

How has the building management responded to any problems or issues you have raised:

The concierge is quite helpful and addresses complaints very quickly. Windows are cleaned quarterly. The building would probably benefit from an extra lift, but it hasn’t caused significant issues.

Bad value for money

Flashy on the outside but very disappointing experience. Lived there for over 2yrs and had countless issues. For example, one of the lifts is always down as a rule of thumb, which means you will wait up to 10mins sometimes for a lift. Rubbish system is badly managed with a single small room for the entire building (again, only accessible by lift so a trip to the bin will take you ages at times). Heating in our flat didn’t work and management didn’t give a hoot. Hot water not working regularly (especially on the higher floors). Also had several occasions of burst pipes, which actually leaked into floors below (again, higher floors more affected). Overall, it’s a cool hotel and building but the flats were clearly not thought through. Moved out now and never looked back (especially given the prices they charge to rent…)

Please tell us what you like and dislike about this area:

Area is great. You’ve got everything you need close by and can also get to central London quickly. Pet friendly all around and lots of green space nearby + nice cafes and restaurants.

Please share one thing (or more) which you wish you had known before you moved in:

You pay a premium for the fancy building but the flats are structurally poorly designed i.e. they didn’t think it through how to manage this large number of flats at once.

How has the building management responded to any problems or issues you have raised:

Poor management responses. Slow and often disregarding the issue, waiting for people to stop following up.

Iconic building

One West India Quay stands pround and prominent on West India Docks. The all glass facade blends into the tall giants of Canary Wharf.

The curvature of the building makes it instantly recognisable and it’s spotted in most shots of Canary Wharf

Please tell us more about the location and surrounding area to your development
Situated next to West India Quay DLR, 5 min walk to the Jubilee line and 200 meters from the new Crossrail station, the location could not be better

Please share one thing (or more) that you wish you had known before you moved in:
The high service charges
