Nice area, nice flat, but terrible building.

The actual apartment is really lovely. All of the apartments have carpet which is rare in newbuilds now, and makes the apartment feel really cosy. There is a lack of storage space, but the rooms are relatively spacious, which makes up for the lack of storage space. There is lots of parking, and I would suggest that people don’t pay for a car parking space because there is so much space in the car park, and the spaces are not numbered, so paying for your own space is really unnecessary.
The maintenance of the building, however, is atrocious. The bin store is ridden with mice, that creep into the ground floor apartments, so definitely don’t get one of those. The bin store doesn’t get emptied that often, and the rubbish piles up in the doorway so you can’t even get in there. There is virtually no maintenance team. The stairwells are dirty and don’t get cleaned, and the lifts don’t work. Sometimes the lift maintenance team come to fix the lift, and it will then work for a few weeks, but it always breaks again.

Please tell us what you like and dislike about this area:

The area is great. Its just 1/2 minutes walk to Trafford Bar tram stop, which is well connected so you pretty much have Greater Manchester at your feet. We are 5 minutes from Chorlton on the tram, which has lots of bars andrestaurants, and there are a couple pubs within walking distance from the apartment.
There is a small park behind the building which is great in the summer, and on weekend mornings you can hear teams playing football and people using the park, which is a nice, community-feel sound.
I have lived here for 2 years and have had no trouble, so I think the area is relatively safe too.

Please share one thing (or more) which you wish you had known before you moved in:

I would advise people to not move here. The upkeep of the building is really bad, as its so unclean. The actual apartment is nice but its not worth the state of the building.

How has the building management responded to any problems or issues you have raised:

The management team usually email back pretty quickly, but rarely follow up on their actions. The bin store is squalor, and I’m sure there is a violation of health and safety regulations there. The lifts never work, and the maintenance team say they will call out people to fix the lifts, but this rarely happens, and when it does, the lifts break again within a few weeks.

Good

Good standard all over. However the ground floor can get noisy with neighbours at weekend. Good value for money, never had any problems with building management. Apartment is in good condition in terms of furniture and fixtures.

Good location but facing roadside

Good quality building with modern spacious flat. However the balcony is quite small with no room to sit. My bike was stolen so not great security outside the property. Also there aren’t very many food markets nearby.

Please tell us what you like and dislike about this area:

There is a lot of noise from traffic and the train above.

Please share one thing (or more) which you wish you had known before you moved in:

The noise of the traffic as the flat is facing roadside and keeps me awake.

What is the best feature of your home:

The river view and building security as it feels safe.
