Omega Works is a London Green property on Fish Island, a vibrant new neighbourhood close to lively Hackney Wick and the Queen Elizabeth Olympic Park. Apartments are open-plan, spacious and light-filled, with mezzanine units on offer.

Great friendly community feel, Mayo the concierge has been here since the day it was built and looks out for everyone – as well as keeping people in line who aren’t behaving in a neighbourly way! Very secure due to gates and 24hr on-site staff, occasionally a bike gets nicked from the car park but we don’t have to worry about the security of our actual flats. Average build quality and location is not the best

Pros:

1) OK build- The flats are built to an OK standard and of a good size. And the current prices to buy are reasonable for London.

2) Concierge service- Concierge is on site 7am to 7pm and he is generally helpful.

3) Shuttle- There is a morning and evening shuttle bus from the development to Uxbridge underground station and West Drayton station which is convenient. But you need this as it would take 20 minutes to walk to West Drayton or 20/30 minutes to Uxbridge underground via public bus.

Cons:

1) Safety- The development does not seem secure- the ‘secured gate’ which was advertised on the brochure is just a gate with a padlock and it is always left open so anyone can get in.

2) Build quality issues- one of my neighbours has flooring that’s come off and another has a draft coming through their windows because presumably they have not been sealed properly. The floor boards are cheap and mine have large scratches already.

3) Heating- The heating is charged separately to the service charge and the cost is extortionate- the minimum charge is £30 a month (without even putting the heating on) and regularly is £70/£80 per month with limited heating usage for myself and all of my neighbours.

Please tell us what you like and dislike about this area:

There are no amenities nearby – hopefully they put a mini supermarket or café in the development or very close to it- given the number of people who will live there once the development is fully complete (there are 2 phases with only phase 1 complete currently) this seems like a no brainer! There is a Tesco Superstore 10 minutes walk away but at night it does not feel safe to walk in the area.

One positive is that close to West Drayton which will eventually cross rail station but this keeps getting delayed and won’t be open till at least 2020! Once this opens I expect a lot more amenities will arrive. At the moment you really need a car to get around.

Please share one thing (or more) which you wish you had known before you moved in:

That the cross rail opening was going to be extremely delayed as I only bought because of this and would have bought elsewhere had I known given the time it takes to get to a tube or train station!

I like living here, the area is quiet and the canal is awesome

The main reason I chose to live at this development was because of the location. I love the fact that it is along the canal, close to lots of green space, including Victoria park. As well as this, the area is fairly residential which is great, but also it is close to central London and Westfield Stratford.

My apartment is large, open plan and very modern. It has a large balcony which overlooks the canal, which I love. My favourite room would have to be the open plan living room/kitchen because it is very spacious, especially for London. Although, the doors to the balcony are made of glass so it gets quiet cold in there. We are allowed to hang things on the walls, which is good and the furnishings it came with were of good quality.

The building management here at Omega Works are quick to respond, however when it comes to fixing the issues, they take much longer. This is because there is a long process of communication and approval that they have to go through in order to get the sign off to fix the problem. Things are usually broken for a few days before they get fixed which isn’t great.

The building doesn’t have many facilities, we do have a concierge though – this is handy because they collect my parcels, so I never miss a delivery. We also have a little garden, but apart from this, we don’t have any other facilities. The residents sometime organise events on the Facebook group we have, but there are no official ones organised by the developer. Because of this I don’t really feel a community feel within the development, but my neighbours are nice nevertheless, I’ve never had any issues with them.

Please tell us what you like and dislike about this area:

I love this area because it is a quiet, but trendy area of East London. It only takes around 40 minutes to get into central London and this is on the Overground, which is a much more tolerable form of transport – especially if you compare it to the Underground.

My favourite thing in the area would have to be the canal but also, I really like the great independent cafes and microbreweries. CRATE Brewery & Pizzeria is my personal favourite!

Please share one thing (or more) which you wish you had known before you moved in:

The one thing that I wish I had known was how cold the flat gets – especially in winter. And how expensive the energy bills are to heat it up. All the appliances here are electric, there is no gas heating.

If there is one thing you would change about your flat or property what would it be:

I would change the insolation, I wish it was warmer in the flat and the heating to be cheaper.

Unique friendly community in a great location.

Very secure due to gates and 24hr on-site staff, occasionally a bike gets nicked from the car park but we don’t have to worry about the security of our actual flats.
Lots of long term residents mean that we tend to know our neighbours and help each other out. Used to be a bit of a party block but those days are gone, a good mix of people including young families and older people means that everyone appreciates considerate behaviour.
Build quality varies, some flats have had trouble with leaks and inexplicably high electricity bills, but most don’t and are pretty well built compared to other places we’ve lived.

Please tell us what you like and dislike about this area:

Likes: transport links, Overground line one way and jubilee / dlr / central line from Stratford so can usually get home even on a strike day.
Superb range of restaurants and bars within 15 minutes walk, or 20 to the endless options at Westfield Stratford.
Surrounded by parks – Olympic park, Victoria Park, Hackney Marshes, so popular with dog owners.
Great, brand new schools over the canal in the Olympic park.

If you have a car, you need to buy a flat with a parking space. Street parking outside is risky crime wise and the council don’t make it easy to get permits!

Great design

I like the flat is really modern and spacious. I love the design as they chose nice neutral colours. I also really like we got underfloor heating.
It’s quite soundproof keeping out noise coming from other flats, but we can still hear outside noise, though.
Parking is not great as it is just one space per flat.
Building management has been really good as we had some issues with the TV cables, and they fixed it in less than 24hours.

Please tell us what you like and dislike about this area:

I really like been next to the canal. It’s ideal to walk down, and there are really nice pubs.
There are lots of supermarkets and Uxbridge town centre is quite close so it’s good.
We also got a free shuttle bus to west Drayton station which is great.
The area is really quiet and peaceful, and it feels quite safe.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known we could just get Sky plus but not sky Q here.

Building management has been great and efficient solving any issues we have had.
