We love our first home!
We are very happy to have chosen a new build with Llanmoor. Compared to many other building developments, they rank very highly with us for their build quality and customer service. We have a three bedroom semi-detached house, with both houses located on their own facing the trees. This is one of our favourite things about our home. Having our houses face a different direction to the others, means it feels very open and spacious. We are very happy with the large downstairs washroom, the size of the bedrooms, and the spacious kitchen/diner. The garden is a generous size also, but the surrounding wall should’ve been built much higher for more privacy. The lounge is slightly smaller than I would have liked, yet the noise from nextdoor through the wall is very minimal, and we’re also very grateful that the living room is separate from the hallway. Unfortunately storage is quite limited within the property, and although three car parking spaces is generous, a garage instead of one of the spaces would have been much more helpful. Any issues since moving in have been dealt with quickly by the developers, which includes a leaking sprinkler tank in the attic (something they state has never happened before – we’re very unlucky!) We paid for lots of extras during the buying process of our home, which have all been implemented to a high standard. However, we were disappointed with the buying process and the lack of information given by the sales advisor. We were only given answers to questions we thought of to ask (something which is hard to do when you’ve never had to buy a house before,) but we were never given information that might have changed our decisions (for example, knowing we could move plug sockets and TV sockets). It appears that buyers of the houses on the estate were always given different information by sales advisors. Although builders on the site are friendly and as clean as can be, we are looking forward to having a house and garden not filled with mud and brown dust 24/7. We do love our home, the estate, and the location, and can’t wait for the whole site to be completed and filled with more families.

The site is in a highly convenient area, with supermarkets no further than 10 minutes away, and Blackwood town being only a 6 minute drive away by car. There are numerous train stations around (which are accessible by car), and lots of places to walk the dog (including Bargoed Woodland Park). Traffic noise is minimal in general, however, cars can often be heard racing and doing donuts in the nearby industrial estates and roads. Sounds more like an accident waiting to happen than any other concern really. Bin collections are regular, and the noise isn’t really an issue as they’re completed quickly, but usually pretty early at around 7am. The biggest issue we have with the whole area of where the estate lies, is the litter. There is litter everywhere!! Many litter pickers have been spotted nearby, yet the rubbish always returns; very frustrating as an owner of a Labrador who eats everything (also seems to be a general concern within the Welsh valleys.) Every house has ample parking, yet many people still park on the roads which causes congestion when entering the estate and at junctions. Unfortunately this is our biggest issue with the estate. A lovely children’s park was built at the entrance of the site, but people from afar use it and block up the roads with their cars. The park should have been located further back into the estate, or parking spaces provided for its use. Homeowners within the site are friendly and polite, and the big trees outside of our house are lovely to view in the changing seasons. On the whole, we are very grateful to buy our first home here. The location is highly suitable for our jobs and needs, and the houses are built to a high standard. Hopefully people around the area will start to appreciate where they live a bit more and just stop dropping rubbish everywhere.

As mentioned previously, we wish we had known before buying this new build that we could move plug sockets, tv sockets, and light switches. Had we known this beforehand, we wouldn’t needed to have spent lots of money making changes afterwards.

Llanmoor are excellent developers, and we just advise that they ensure they give their buyers as much information as possible during the buying process.
