We love our first home!

We are very happy to have chosen a new build with Llanmoor. Compared to many other building developments, they rank very highly with us for their build quality and customer service. We have a three bedroom semi-detached house, with both houses located on their own facing the trees. This is one of our favourite things about our home. Having our houses face a different direction to the others, means it feels very open and spacious. We are very happy with the large downstairs washroom, the size of the bedrooms, and the spacious kitchen/diner. The garden is a generous size also, but the surrounding wall should’ve been built much higher for more privacy. The lounge is slightly smaller than I would have liked, yet the noise from nextdoor through the wall is very minimal, and we’re also very grateful that the living room is separate from the hallway. Unfortunately storage is quite limited within the property, and although three car parking spaces is generous, a garage instead of one of the spaces would have been much more helpful. Any issues since moving in have been dealt with quickly by the developers, which includes a leaking sprinkler tank in the attic (something they state has never happened before – we’re very unlucky!) We paid for lots of extras during the buying process of our home, which have all been implemented to a high standard. However, we were disappointed with the buying process and the lack of information given by the sales advisor. We were only given answers to questions we thought of to ask (something which is hard to do when you’ve never had to buy a house before,) but we were never given information that might have changed our decisions (for example, knowing we could move plug sockets and TV sockets). It appears that buyers of the houses on the estate were always given different information by sales advisors. Although builders on the site are friendly and as clean as can be, we are looking forward to having a house and garden not filled with mud and brown dust 24/7. We do love our home, the estate, and the location, and can’t wait for the whole site to be completed and filled with more families.

Please tell us what you like and dislike about this area:

The site is in a highly convenient area, with supermarkets no further than 10 minutes away, and Blackwood town being only a 6 minute drive away by car. There are numerous train stations around (which are accessible by car), and lots of places to walk the dog (including Bargoed Woodland Park). Traffic noise is minimal in general, however, cars can often be heard racing and doing donuts in the nearby industrial estates and roads. Sounds more like an accident waiting to happen than any other concern really. Bin collections are regular, and the noise isn’t really an issue as they’re completed quickly, but usually pretty early at around 7am. The biggest issue we have with the whole area of where the estate lies, is the litter. There is litter everywhere!! Many litter pickers have been spotted nearby, yet the rubbish always returns; very frustrating as an owner of a Labrador who eats everything (also seems to be a general concern within the Welsh valleys.) Every house has ample parking, yet many people still park on the roads which causes congestion when entering the estate and at junctions. Unfortunately this is our biggest issue with the estate. A lovely children’s park was built at the entrance of the site, but people from afar use it and block up the roads with their cars. The park should have been located further back into the estate, or parking spaces provided for its use. Homeowners within the site are friendly and polite, and the big trees outside of our house are lovely to view in the changing seasons. On the whole, we are very grateful to buy our first home here. The location is highly suitable for our jobs and needs, and the houses are built to a high standard. Hopefully people around the area will start to appreciate where they live a bit more and just stop dropping rubbish everywhere.

As mentioned previously, we wish we had known before buying this new build that we could move plug sockets, tv sockets, and light switches. Had we known this beforehand, we wouldn’t needed to have spent lots of money making changes afterwards.

What is the best feature of your home:

Llanmoor are excellent developers, and we just advise that they ensure they give their buyers as much information as possible during the buying process.

I would like to see Llanmoor homes release more developments for the South of Wales

The development build is of great quality, I chose Llanmoor homes as I knew they were one of the very few developers that use breeze blocks instead of timber frame. The build time may be longer than others but the quality is there.

The design of the 2 bed provides plenty of space and easy living for small couples/family. The bathroom is a great size and the master bedroom has a walk in wardrobe/cupboard.

The sales team (Sue) that we’re on the development we’re incredible and very friendly. The aftercare team have always been very responsive and assisted with all issues. We often see the maintenance guy on the estate and he is very friendly.

I would like to see Llanmoor homes release more developments for the South of Wales, Cardiff e.t.c as I believe they would excel in the market.

Llanharan is a great little village. Local shops and takeaways providing the amiminities needed.

Please share one thing (or more) which you wish you had known before you moved in:

Ventilation!
Make sure you allow the house to air for a whole after moving in to stop any damp issues.

On the inspection day, make sure you bring someone who knows what they are looking for in terms of snagging or faults. You have the option to report issues after you move in, but if you can get this done beforehand it puts the issues in their hands.

Try everything, taps, plugs, doors.

Also inspect the outside of the property in terms of tiles , bricks, weep vents.

How has the building management responded to any problems or issues you have raised:

Unfortunately when my house was finished in Feb 2019, we suffered a period of torrential rain in the Dec. This meant the house was incredibly damp (something they did warn me of). In some of the rooms where there was a lack of ventilation, I did experience mould. The oven also subsequently stopped working as the fuse had blown as it was damp.

I also submitted my 2 year snagging list which included all regular areas such as settlement cracks e.t.c

Every issue was dealt professionally and in a timely manner by the team.

A dream come true…

The house itself (Nash) is perfect for our needs. It is a fantastic size for a new build and has been designed purposefully with 21st century buyers in mind. The aftercare from Llanmoor has been fantastic, from popping in to see how we are getting on, to fixing small issues such as guttering and plumbing. They are always on hand to help. Linda our sales representative at the time of purchase was fantastic and always on hand to give advice.

The local area is of a good quality, there are many small shops, takeaways and pubs a short walk away. The neighbouring town of Bargoed is a little further and this hosts the closest supermarket.

Please share one thing (or more) which you wish you had known before you moved in:

I wish that we had known the work it would take to create a useable garden.

What is the best feature of your home:

The quality of the build and attention to detail inside and outside.

Love our llanmoor

I would of added the park more into the estate rather than have it at the front of the estate

Would of preferred another entrance and exit for the second phase.

The design is great but maybe would of added a few visitor parking spaces as people have damaged the green by parking up on it.

Overall though it’s a lovely estate and is worth purchasing on

Good location for supermarkets and getting onto the a470 towards cardiff & m4. Love that there are a lot of lovely walks to excersise, take children or walk dogs.

The estate is very peaceful majority of the time and all the neighbours are friendly.

Pulling out of the estate can be hard due to the blind bend and other vehicles driving to fast

Initially we had a lot of anti social behaviour by teenagers coming to the park where they did vandalise the park and was coming into the estate sitting on peoples gardens or purposely trying to run across the street. However since many reports to the police this has got better.

In lockdown there was a lot of noise from the industrial estate but will require to assess in summer

Please share one thing (or more) which you wish you had known before you moved in:

We wish we had known that there was a phase 2 as we loved how small the estate was and how private it would be. However on asking we was told there wouldn’t be another phase but once moving in after a couple of months we found out that llanmoor were in the process of purchasing the field opposite.

What is the best feature of your home:

I love we have 3 car parking spaces and that our home is very open plan.
