Don’t buy with NHG – fire safety costs

Do not but a shared ownership property with NHG. You will end up very much regretting it like me.

It turns out the building like many others owned by NHG does not meet basic fire safety regulations. NHG have now implemented a ‘waking watch’ where a team of people are paid to walk around the building 24 hours a day looking for fires. It looks like leaseholders are going to have to foot the bill for this at costs of hundreds of pounds each per month added to service charges.. Then there are the costs of the insurance premiums and remedial works, which are likely to be staggering.
Lenders will not provide a mortgage to buyers so it is impossible to sell.
NHG will not buy back my share of the property despite all of the above.
Getting information out of NHG about what they are doing to resolve the fire safety issues and what the costs will be is like getting blood out of a stone… the list goes on.

The building is not compliant with fire safety regulations meaning it is not possible to sell (except to cash buyers for a massive discount).

Genesis housing are awful. AVOID.

Very very poor maintenance. Lift broken for months on end, security doors broken for weeks on end with no urgency to fix. Management is absolutely useless.

Like living so close to Shoreditch and bars and restaurants nearby. Like being close to Stratford. Like being close to the DLR and tube. Like being close to Victoria park. Dislike the management of the development. Dislike the way some tenants and owners treat the development.

That Genesis Housing are an awful awful company with no care for their developments whatsoever.
