A fantastic two bed property

I have a two bed property, a downstairs toilet and an upstairs bathroom which comes in handy. Kitchen is a decent size for myself and my family, it’s not too big but not too small either with plenty of cupboard space, my only downfall is that I can’t fit my tumble dryer in the kitchen, however I have a great size cupboard under the stairs with fits the tumble dryer as well as a shoe cupboard.

The living room is a living room diner and I just love the size of it with out feeling I don’t have enough space for my furniture as well as letting the kids run around.

Both bedrooms are a really good size being able to fit a double in the smaller room and a king size bed in the bigger room and still having lots of floor space too.

Overall I’m really impressed with the property and any faults I have had, have been resolved very quickly.

Please tell us what you like and dislike about this area:

The house is situated in a lovely location, we are a 20 minute walk away from local shops, a pub and 30 minute walk away from a doctors.

The street is lovely to live on having a little park for the kids, which I know my daughter loves, also being near a field too so you get to see the cows up close when they are out. I’ve never had any issues with bin collection, traffic noise or parking due to having a drive with two spaces and also being able to park right outside the property.

Please share one thing (or more) which you wish you had known before you moved in:

Something I found out not long after moving in is that a Facebook page had been made for the street and everyone keeps everyone updated with things that might be happening on the street which I find can be really good.

What is the best feature of your home:

Best feature would be the size of the rooms within the house as well as the size of the garden.

Lion Court are doing a great job. We are very happy.

We really love our house. We love the layout.

In general we are very happy, the kitchen facilities are of quality, as are the wet rooms. The layout is good and the use of space in the layouts is excellent. For our family of three plus our doggy we have enough space to spread out.

Property management is doing a fine job with no reason for complaint.

Some things that I would suggest for improvement. The window and garden door vendor could do with being reassessed. We have trouble closing the door sometimes and it’s drafty. And our bedroom window is not great at keeping noise out.

We would have made some different choices when picking carpet etc. to the previous potential owners, but that is all understood.

Our drive is at the back of our house. I would recommend that Lion Court plan for some form of light at night in future developments for safety and as a deterrent.

Being from the area, we were very familiar with the local flavour of the area.

Being close to the high street and park is super convenient for dog walks and amenities as is access to local restaurants.

Access to Oldbury and the M5 junction is very convenient. The train line is good and although close does not provide any distraction.

We have had a few problems with unauthorized parking and an instance of a smashed window from a neighbour. As a community we were active in safely reporting the issue and have had no instances since. I did feel the need to install security cameras at the back of the house. We have had no problems since.

Living near a main road there is often loud cars speeding.

The community feels good, our neighbours are lovely, we are excited to welcome more people to the street.

Please share one thing (or more) which you wish you had known before you moved in:

We wished we would have known that the secluded drive ways were going to attract problems.

We would have put signage up immediately as well as other deterrents like CCTV cameras and alarm systems.

What is the best feature of your home:

The layout. Three floors, great storage space, room to spread out.

A Quiet Life in Hook Norton

Scholars Gate is a small development of mixed housing (57 houses) in a semi rural location off Sibford Road at the northern end of the village between the local primary school and Redlands Farm and Dairy unit. The housing is a mix of affordable rented properties, shared ownership properties, and private properties. All occupants pay byan annual fee to a management company which cuts the grass and maintains the public areas of the estate, including the centrally located young children’s play area . The estate is generally very quiet. There is no through road. There is daytime noise from the primary school immediately to the south, and intermittent agricultural noise and odours from the farm to the north, especially when the wind blows from the north. We were aware of these issues before we bought the property.
We feel the properties are well designed, modern and well insulated. All properties have access to a central tank of propane gas for heating and cooking as well as electricity

Please tell us what you like and dislike about this area:

Hook Norton lies 6 miles from Chipping Norton and nine miles from Banbury, with an hourly local bus service connecting during the day. The village has a Local Spar general store and newsagent open long hours also a quality butcher/deli/greengrocer. Parking, bin collections traffic noise and antisocial behaviour are never a problem

Please share one thing (or more) which you wish you had known before you moved in:

We were delighted to find Hook Norton such a friendly village with such a wide range of activities on our doorstep. (Doctors surgery, dentist, library, many societies to cater for all interests, and a couple of friendly local pubs).

What is the best feature of your home:

The best feature is it’s quiet end of cul-de-sac location on the extreme northeast corner of the estate, away from passing traffic

Love the area not the developer!

The design of Malvinha is what first attracted us. The house was designed with family in mind and would be an easy transition (we moved with a 4year old and a 4 month old). You expect issues with new builds but we have been here 2 years and still are having issues which are taking months to be resolved if not years. This development has been here 3+ years and is still not finished! We are still without pavements and have been fobbed off continuously by the site manager. The house is great but still causing issues – we will not buy a new build again! Lioncourt are, as a developer, lax.

Malvern is a wonderful place to live.people are very friendly and there are some wonderful places to visit. We are lacking in some aspects as we are rural but this is to be expected. Everyone here is very friendly, we have a lot of lovely local businesses to use .

Please share one thing (or more) which you wish you had known before you moved in:

How bad Lioncourt are for customer service and even just keeping you informed of works and timescales- constantly told one thing and it’s never right

What is the best feature of your home:

Lot of light and ample sized rooms. Family bathroom is small though for the size of the house and severe lack of storage upstairs
