Modern contemporary designed flats that aren’t as lovely as they look!

Although there are concierges on duty 24/7 they are extremely unhelpful and do not add any value to the experience of living here, although their engagement is obviously costed into the high rents we pay – for example the concierges refuse to take in deliveries, or even escort visitors to the lift and press the button to let them up to your floor so you can meet them as the lift arrives on your floor. It means you have to come downstairs yourself to escort every single guest to your apartment!

Allocated parking space has proved to be a constant problem – frustratingly although you pay an extensive £100 a month for the space, the landlord insists on you registering your car registration with them, are now actually having the audacity to charge you £20 to change registration to another car, and forbid you parking any other vehicle other than that which is registered in your own parking space that you are paying them a whopping £100 a month for! This means that for example if you have a car accident, as we recently did and have to register a courtesy car in the meantime, you are going to have to pay them £20 , and once your own car is fixed and returned, you have to pay them yet another £20 to re-register it so you can park it again in your space! If you borrow a friends car for a week, for some reason, you aren’t allowed to park it in your own parking space unless you de-register your own car and pay them £20 to register it for the week and then of course once you swap cars again it’s another phone call to the landlord, another £20 and another sticker issued to be put on the car! It’s mercenary, impractical, convolutedly administrative and at the end of the day totally unnecessary! We pay for our spaces and should be able to park whatever car we wish to in there!

Satellite TV was an absolute nightmare to get installed up and working, and has since suddenly failed and taken weeks to get up and working again. I have been constantly backwards and forewords between landlords who tell you it’s Sky’s problem and Sky who tells you the problem is the landlords communal equipment that they aren’t allowed to service, and that the landlord needs to service. In the meantime we’ve been without any TV for literally several months when I first moved in, to several weeks more recently!!!

The communal areas are often left I cleaned and dirty – unpleasant and a health hazard in these covid times, and embarrassing when receiving visitors!

As it’s on a high road and all the surrounding roads have restricted parking, the parking situation is really problematic , although we have an allocated parking space under the building that we pay £100 a month for. Visitor and delivery parking is extremely problematic though, as the landlords refuse to allow deliveries into the parking area to unload even.

Good transport links in the area.

I wish I’d known how difficult it often is to get a reliable paid TV service in such buildings serviced by a communal satellite, for example. You cannot get Virgin or BT in this development for example as it wasn’t built to accommodate those TV services.

How has the building management responded to any problems or issues you have raised:

Unfortunately I feel it’s always been an uphill struggle to get issues resolved.

overall good,but a few very important negatives to consider

The apartment is overall a good place to live in.The value is very good,and the design is very modern.The facilities in place are relatively good, as well,there is a bin room and a facility for cycles.As for security, it seems to be pretty secure as there are cameras everywhere.One other major good thing is the included wifi with our flat,its a very fast and reliable connection for free.However there is also a few negative aspects to consider.The first major one is parking,the building doesn’t have a parking facility which is a very big disadvantage in my opinion.Furthermore to make things worse,the council doesn’t provide a parking permit for the area the apartment is.This problem is actually one of the reasons why we are considering moving out,my advice is if you own a car do not rent an apartment here,but if you do not own one it’s a relatively good choice .Also our flat in particular has a lighting problem,meaning not enough outdoor light gets into our flat.The other major problem is if you rent a flat in the ground level,there is no phone signal, this is a major hassle,We’ve gotten around it using a feauture called “wifi calling”.The other less major negative is you do not get access to a terrasse like a lot of other apartments get.

The apartment is overall located in a relatively convenient area.There are plenty of shops around(including supermarkets and off-licence shops).There is also a mosque very close to the apartment which is very convenient for Muslim people.Most importantly, however,there is the seven kings station right next to the apartment, which is the major advantage in my opinion.It is not perfect however,the area right in front of the apartment is very often dirty and frequented by drunk peoples or people under the influence of drugs

The troubles of parking,and the troubles of mobile phone signal.

How has the building management responded to any problems or issues you have raised:

The issues were very well reposnded in my opinions.We made around a dozen reports of issues and all of them were consulted.

Good new development, but poor heat resistant system

Good new development, but poor heat resistant system. House is always cold, no matter how long we keep the heaters switched on as may be windows are too big, and the floors aren’t carpeted nor is there floor heating.
Management response for issues are prompt and excellent and they are always ready to help out.

Nothing specific since I had not much choice

They act very fast and are quite helpful. They are always responsive with calls and complaints.

Happy in general with my flat

I’m quite happy about my flat. It’s bright, there’s a good space, a lot of sunshine during the evening times. Not carpet at all is amazing I my opinion. The bathroom, living room and bedroom are in very good size. I really like the flat. Everything until now is working well and if we have some problems we contact the team and we get some help so quickly without any problem. Sometimes the lifts doesn’t work and it’s a bit annoying. Sometimes the bin collection place is really dirty but it’s all about people living here. This could be more controlled by management to avoid that people leaves the building in not very good condition.

It’s very good and convenient to have a station train close to home. Local shops are fine, two big supermarkets not too far away from home and a small co-op close here is very helpful. I’m not sure about restaurants. There are just few restaurants in this area I really recommend. My living street It’s more or less, during the weekend people in general leaves a lot of rubbish around the area but there are cleaners that come and clean it. At the weekends as well we hear some noises, people speaking until late night, drunk a lot and sometimes I don’t feel really safe as a woman. This could be more controlled by polices in general for lots of reason. About parking I have not to say as I don’t have a car. Bin collection are OK only people living in the building leaves the bin collection area so dirty sometimes.

All the time they are very quickly to responde my issues. I don’t have problems with this in general.
