Stylish New Build Estate

The design is unique and eye catching. It’s Morden and has character as opposed to a lot of new estates which are very standard Lego looking houses. This estate reminds me of something you would find in America with plenty of space and wide pavements and roads.
The management here hasn’t been great and the company have gone through a lot of managers however it seems they have finally found a good one. The after care could definitely be improved but the important thing is that the main parts of the house were all ready to go when we moved in and the major things like water, structure, cooking facilities have been great since day 1 with no issues.
The landscaping seemed to be an afterthought and could do with being reassessed given the high quality of the house itself. The soil used seemed to be the worst they could find and the whole process of sorting that has really taken away from the whole ‘ready to move in’ aspect. It was quite literally a pile of soil and weed which we couldn’t actually fix for 10 months due to their work on the house behind which caused considerable stress. If this had been thought through they could have laid turf to allow is to progress the garden.

Good
Very close to the A40 meaning quick access to the main route.
The nearest shop is the petrol station or the housing estate on the other side of the road. The town of Witney is brilliant, it’s very modern with lots of independent shops and free parking in the centre. It’s known for great bars and great food.
Parking is great and I love the design of the estate, plenty of space on the pavement and wide roads so there are no issues when visitors park outside homes.
Bad
Nearest post box is quite a walk away as is the nearest bus stop.
There are some issues with fast cars and loud music across on the social housing side of the development but we are a good distance away so it is not a daily issue.

Definitely agreeing a plan for the garden would have saved lots of time and stress.

What is the best feature of your home:

I absolutely love the bifold doors and spacious kitchen, south facing which is fantastic as we spend most of the time in the kitchen.

Nice site, but below average control of the development and contractors during the build

Design- the design of the buildings are fairly standard apart from the design feature of blocked up windows (queen ann window tax), there were some occurrence’s where home owners did not get the features that were requested in the design stage when brought off plan.

Facilities – telephone system is a nightmare you are restricted to only a few suppliers as there is no BT line only fibre

Building management- extremely fraught and time consuming to get anything done

Property management- not sure if this is applicable as there is no evidence that this is occurring at this point

I chose to live in this area because of what it others a rural community with good transportation links to town and a good doctors I have no need for them but there is also good schools within the local area, additional I look over open county.

Antisocial behaviour has been decreased by the local police presence a lot could have been avoided had Lagan homes provided proper boundary fences, particularly on the site adjoining the public footpath.

Please share one thing (or more) which you wish you had known before you moved in:

The telephone/ internet system was the biggest and expensive issue as you are limited to only a few providers and can out get cheep deals, secondly it was the state of the back garden and the cost to drain due to the substandard soil used

What is the best feature of your home:

The garden which I did after buying the property and the boundary hedge that I had to replant myself as the one the developers put in was dead

Partially regretting purchasing a home from Lagan

Owner of new build 3 bed detached first home, house layout is good and is designed so all space is usable, garden is very generously sized and larger than average garage. The biggest downfall with the development and the site as a whole is that Lagan homes customer care is non-existent they have no interest atall in aftercare once they have had their money, snags I reported on the day of accepting the keys, the carndine flooring being the most concerning of the list, was laid uneven and very poorly including boards coming apart and lifting at edges was booked in to be replaced then cancelled 2 weeks before commencement to be told apparently orders had came from
Head office to cancel the job, 18 months down the line and still this and other snags have not been sorted, I am not alone as a lot of neighbours have had the same problem and also since purchasing more reviews on the internet would suggest that Lagan as a whole ignore remedying snagging issues which is why I am now filing an official complaint to the NHBC

There are two council estates across the road cause a little hassle from teenagers and children at times which drags this estate down slightly however police have been helpful in preventing this to a certain existent.

The customer care, the snagging issues which never get resolved as no one else cares once they’ve had your money

What is the best feature of your home:

The size of the gardens are the selling point, also most homes are very bright and airy

Good home in great location

Design is standard to modern homes I think, surprisingly good sized garden which I didn’t expect from a new build which was great, good sized rooms and well designed lay out. My only issue was that I received no response to the snagging list sent to the construction company as there were a few aspects that were rushed or not satisfactory (eg. Top of the bannister came off as wasn’t fastened correctly), in the end sorted them myself

Please tell us what you like and dislike about this area:

Really perfectly situated with the GP surgery across the road, school and nursery a little further walk away (5 minutes at most), 2 bus stops within 5 minutes distance if you cannot drive. Bins collected, no traffic noise, good parking, lovely and quiet

Please share one thing (or more) which you wish you had known before you moved in:

Be prepared to have a muddy car whilst development is still ongoing!

What is the best feature of your home:

The spacious garden which has a lot of potential, the size of the rooms and the warmth of the house
