Kirkwood Homes have been designing and building luxury homes for over thirty years, in desirable locations, where people want to live.
On whole it is decent house for first time buyer but it can be better (again need to pay more). They say its 3 bedroom but can say 2 bed room because third room is small which can be used as study room/toy room.
There is facilities management but never seen anyone especially during snow time to grit the streets. Still street names to be put on, all the delivery drivers get confused as there are no signs yet.
Road on our street is not done properly even after finished houses more than a year back.
Its good locality with school, local shops and pathways for walking etc.
At present still constructions are going on so there is lot of traffic noise and dust which end up cleaning windows/doors quite often.
I wish we knew their after sale care which is really very worst as this may have influenced our selection.
High ceilings, wooden doors and south facing garden
Quality and design of KW Homes is great, we can’t really fault it but the timing of the development has been incredibly slow. We still have no roads, dust and rubbish is everywhere and we get very little site management. Houses have been designed to maximise sunshine hours which is great. Parking is fine, either drives or parking spaces but design of paths is very odd. There are no pavements.
Only 10 mins to city centre and 10 minutes to Aberdeenshire – great location! Walking distance to Kingswells, Hazelhead and Cults with huge amount of walking areas from the front door including fields and forests. Regular bus route into city centre but could do with more transport links. Still a relatively new development but easy to find and deliveries are able to get here ok. Very quiet, no anti-social behaviour and all our neighbours are lovely.
Make sure to look for storage space – it’s extremely important!
Storage space, size of rooms including height of ceiling and the quality of finish.
Not a single issue with our new build, the design is very modern and makes for a perfectly comfortable living environment. Lots of storage space. Very well insulated, no need to have the heating on all day as 2-3 hours will be enough for the house to stay cosy and warm. Lots of natural light coming in during the day, spacious garden perfect for bbqs in summer. Lots of beautiful walk/running trails around the house. Absolutely the perfect place to live!
Local businesses are only a short distance away. The area is well connected to the rest of the city via public transport. Roads are usually not very busy at all but that might change when people start going back to the office. Plenty of parking for visitors. It’s a safe, quiet and residential area of Cove, lots of families with young children who can be a bit loud during the summer holidays when they’re playing in their gardens but other than that I can’t complain! Bins are always collected regularly, council tax is a bit expensive but good quality service in return.
How often the windows had to be cleaned because of all the dust from the ongoing construction works – however this is hardly a negative, just a heads up!

I find the Kirkwood design and quality to be good, although overpriced in my opinion. I would like to see variations of design for homes on the same street, add some excitement to the development. Unfortunately there is yet to be facilities like recreational parks where children can enjoy spacious outdoor activities or even a gym within the development. Building management is almost nonexistent because the builders keep making excuses with the pandemic. I am neither satisfied or dissatisfied with the property managers, however I would like to see prompt response to repair requests.
The location has easy access to bus line into the city centre, variety of shops are within reasonable distance. There has been some incidents of anti-social behaviour but these are rare. It’s a quiet residential area. Would have been good to have a competitive school in the development area.
If I knew part exchange with the same builder in another Scottish city was not possible, I wouldn’t have bought. We were made to believe that was easily doable prior to purchasing our current property, although we knew we might be moving in 2-3years.
I bought a Kier, however this is one of two Kiers on site with two full bathrooms
