Definitely one of the best serviced apartments in Edinburgh!

The building itself has a lot of character and all of the spaces are designed really well and it was very comfortable to stay. I loved that it was always very clean and tidy. The bathrooms and cupboards also had so much storage space and I liked the rugs and the cozy feel of the apartments. Most of all, the people that live in the block were super friendly and would say hello when you walk past.

Please tell us what you like and dislike about this area:

The local area is really nice and close to Leith walk and broughton street which has lots of nice shops, bars and restaurants and such an easy walking distance to the city centre.

Please share one thing (or more) which you wish you had known before you moved in:

None that I can think of that took me by surprise! But the gym was probably one of my favourites cause it was always fairly quiet so it was nice to workout in there. And I also never realised just how close it was to the water of Leith which was amazing for going on nice runs and walks outside.

How has the building management responded to any problems or issues you have raised:

They were always super friendly, lovely and happy to help! I never had any issues at all during my time here. I didn’t know how to work some of the kitchen ovens and they came over on the same day and showed me how it all worked and even set my TV up for me which I was a little useless at doing by myself!

Great management team and fantastic design

On the whole the design is comfortable and accessible. The facilities are well maintained too (apart from certain things that need replacing, like the scale in the gym). One improvement perhaps would be updating the signs for the location for things like iron, vacuums, other general equipment that is for common use, and the like. It is also worth noting that the management is very helpful with resolving issues when you call them.

In recent years transportation has been a little difficult due to the construction of the tram lines, but it has started to improve. For those trying to reach the city centre it can be a little bit of a walk, but on the whole there are very nice independent cafes and restaurants closer to the residence that make up for it

Please share one thing (or more) which you wish you had known before you moved in:

There is an emergency out of hours phone number you can call should you have any issues on the weekend or after 5pm on a weekday

How has the building management responded to any problems or issues you have raised:

If you call them, then they are very helpful and accomodating. However, if you email then it does require some chasing up on the issue.

On site amenities are top notch

Building is modern designed and the apartments are optimised very well for the space. Communal facilities such as the nespresso machines, gym, working space and outdoor terrace are lovely and so helpful! Makes the value for money proposition much better when coffee and gym is free! On site team are generally good, however there can be delays sometimes in getting issues fixed and invoices.

Well located: excellent bus and tram access from the bottom of the road, excellent local shop access with tesco superstore, lidl, sainsburys, co op all within 15 minutes walk. on leith walk which features many restaurants and bars. 20 minutes from St james shopping centre

Please share one thing (or more) which you wish you had known before you moved in:

Being right next to a school poses issues for about half the flats that directly back onto its play ground.

How has the building management responded to any problems or issues you have raised:

It’s decently fast repairs, however can be issues sometimes when the team gets busy.

Review after living here for one year

This is a unique residential apartment that was converted from a school. The interior design is beautiful and cosy. The maintenance team is very diligent in preserving this apartment. They are also super helpful and efficient in solving residents’ issues. There are large and beautiful lobby, rooftop garden and rear garden for gathering. There are also essential and professional fitness facilities which fulfil everyday’s sport needs.

Please tell us what you like and dislike about this area:

I have lived in KINGSFORD RESIDENCE for a year. It’s close to two supermarkets and is within a walkable distance to the city center. The streets nearby are clean and bright. There are bus lines around to reach different areas of Edinburgh. The Leith walk’s new light rail tram line which operated recently makes transportation even more convenient.

Maybe make a short video on YouTube to introduce this building?

How has the building management responded to any problems or issues you have raised:

The response time is very fast. The maintenance team appeared within a few days and solved all the problems. They are professional, hardworking and efficient.
