Poor soundproofing. Excellent snagging.

First the bad stuff: Poor sound insulation in the houses. Can hear every noise outside. We were the first to move in. We have had over a year of building work noise. Plus even people /workmen standing outside speaking to each other, or on the phone can be heard inside. Parking provision is poor. Just because you don’t provide spaces does not mean people will stop owning cars. Have to drive or cycle through chicanes daily as people park up on pavements. Many impassable for prams ( and by extension – wheelchairs) Would happily trade some of the green space for adequate parking off road /off pavement. Good stuff: Hill have been fabulous about fixing snags. We started off with 190+ in April 2022 – some major, some minor, we are now – a year later, down to just two. We like the location we are in with good cycle paths into the city.

We are still awaiting a coop and a restaurant- both have been promised for some time but are not currently happening. Very overdue. A play park was built last year but is still not opened. The community centre is opened and functioning. Various. “Market Square “ activities /farmers markets have been arrange and were fun.

Please share one thing (or more) which you wish you had known before you moved in:

If we had known we would have been living on a building site with constant noise six days a week and poor soundproofing.. we would definitely have had second thoughts. We are 13 months in and it is still ongoing….. no end in sight ….

What is the best feature of your home:

Love the quality of light. The south facing doors on the ground floor act as a heater and warm the kitchen/diner beautifully.

Great on the outside, not so on the inside…

The overall look and feel to the outside has a luxurious feel. However, the development itself (i.e. the materials used, goods used, technical processes) has all been done to reduce the cost, so the quality has been compromised all the way.

The service has been also appalling ; delayed responses to urgent queries, issues with balconies failing quality standards, and huge delays in producing annual statements. Overall the value is average mainly due to location

Transport links are amazing – 3 mins to tube, 24 hour bus opposite the development etc. Supermarket right across the road and a great cansl parh to take a walk) cycle as well. Very pleasant feel and not too crowded

More insight on materials and infrastructure used such as for heating, broadband etc

Location and a House that’s Truly a Home

The development is quiet, safe, and home to numerous plants, trees, birds and butterflies. We have been told that the management avoids pesticides and herbicides with a healthy environment in mind. There are several walks to choose from, and a lake called Brook Leys that offers lovely walks and world-class architectural sculptures. On our street, we have found that the wonderful underground bin system eliminates smells and pests. Sometimes a thoughtless neighbour will fail to push bags down the chute, which blocks the bin, but I can’t think of any other ongoing complaint. We also have an amazing bakery, Dulcedo, in the square here. It’s the perfect place to meet friends spontaneously or for a get-together over delicious coffee. For moving in, I would recommend that those who show new residents around their homes be familiar with common questions about how the houses work, for example, how best to use the wonderful air exchanger system. The “summer bypass” switch wasn’t known to us until today, when a neighbour explained what he’d discovered! We’ve been living here for a year and a half and are still learning about the house and how it works.The building quality and the architecture is excellent. We find many thoughtful touches throughout in keeping with architect Alison Brook’s motto, “generosity”.

Our street in Eddington is a happy mix of all ages. We know our neighbours and have enjoyed socializing with them from the beginning. We have been exploring the area, and there is so much to do here. Even without going into town, Madingley Rise along Storey’s way features heritage trees, flower gardens, fascinating paths and buildings, interesting history, and natural beauty any season. Cycling takes us into downtown Cambridge in 10 minutes. There’s the Museum of Cambridge right down Huntingdon Road near the bridge over the River Cam, and Kettle’s Yard with fabulous art collections too. The Universal bus is a joy to ride and is conveniently located across from the Sainsbury’s in Eddington. We also have an amazing bakery, Dulcedo, in the square here. It’s the perfect place to meet friends spontaneously or for a planned chat over delicious coffee. We love this location.

Please share one thing (or more) which you wish you had known before you moved in:

Either have curtains measured and made in time for moving in, or have screens available. I was also disappointed to find out on the day we took ownership that the cooking stove requires induction pots and pans. I did not have those.

If there is one thing you would change about your flat or property what would it be:

The master bedroom is not large enough for a medium sized bed and furniture. If the top terrace were a bit smaller, then the master could be made a bit larger to accommodate furnishings.

Overall, we are very pleased and glad we purchased a property in Meridian Fields.

Overall Meridian Fields is an excellent development although recent works being carried out due to an error in the early stages of the development are concerning down the line. The placement of some of the drains on Harris Close is odd to say the least as the water runs away from them and congregates at the bottom of the road rather than going down the drain itself. Hill have been very helpful in getting snagging issues sorted even if it has taken some time and there are still a few small problems seven months after moving in. But, overall, we are very pleased and glad we purchased a property in Meridian Fields. Quality of garden and grass when moving in however was poor and has taken a lot of work to get up to our required standards.

Amenities in the village are more than competent and close enough to the development for walking. Parking outside the village shop can be troublesome for those simply trying to get by to the main road. Bin collections have been good when the council put us on their system (they took a while). Traffic noise is non-existent so fantastic.

Please share one thing (or more) which you wish you had known before you moved in:

It would have been good to have known where things like joists and lintels were situated for home projects (putting up shelves, artwork etc).

What is the best feature of your home:

It’s location, the big garden, ample storage space, high quality finishes.
