Don’t be fooled by the appearance! Avoid!

The facilities of the apartment are limited. Private bar, dining room and cinema are not really useful. There is no swimming pool and with very limited parking.

The quality of the apartment is bad. We had to move out temporary because the developer forgot to lay the water proofing for bathroom floor. And we were relocated to somewhere really awful. Tried to argue and at the end didn’t really provide like for like. Heating and cooling system constantly breakdown and leak. Apparently the developer didn’t lay the cooling pipe properly and cause the leak. The quality of the finishing in the apartment isn’t great as well. First impression looks expensive but eventually you will realise the quality is like China made. Some of the design of the apartment is quite stupid where it’s clear that the architect or designer didn’t think from the user aspect. Limited power sockets in the apartment.

Worst thing, our toilet was overflow due the back flow of discharge from the other unit/outside. And we were blame it was our fault but engineer and plumber have agreed that the fault must be in the communal pipe. No apology or follow up from the building management, and we have to clean it up ourself.

If you are a tenant here in the development, you will be guarantee to be treated like a second class citizen.

Don’t be fooled by their appearance. Avoid!

The apartment is at a very good location. However there are limited useful shops around the area.

It can be noisy sometime if your flat is facing the entrance especially if you are close to the refuse & delivery area as well as the pub nearby. Parking is very limited.

It is a safe area to live in. Good transport link.

Please share one thing (or more) which you wish you had known before you moved in:

The hidden charges of utility bills. Beware that you will need to pay standing charge for cooling and heating even when you are not using.

How has the building management responded to any problems or issues you have raised:

If you are a landlord with lots of money, then yes, they treat you very nicely. If you are a tenant, be prepared to like a second class citizen. Bad.

Short walk to the city

So this apartment is very modern and cool! I really enjoy using the aircon during the summer days and i especially like the ceiling to floor windows. The apartment itself is very nice and i like how we have a common cinema. I really enjoy the restaurant Lino which is literally outside the apartment.

I like that the apartment is very close to the city, like walking distance. The area is very beautiful.
However during the weekends there is nothing much to do, since theres no restaurants near by

Please share one thing (or more) which you wish you had known before you moved in:

I wish i had known that there was not many restaurants nearby.

Are there any facilities you would like added, or that you have but do not use:

Rooftop balcony terrace
dont use common kitchen
common cinema lounge area

I wish that we would have a rooftop or a balcony just so we could step outside without actually being outside. We also have a common area which is cool but we don’t use.

Central area

Really easy process when I was moving, it’s good for my baby and very practical. It was unfurnished when I moved in which I liked. The hub wasn’t working for a few weeks otherwise everything else was really good. Concierge is really useful, helpful and consistent.

Vicory house:
Very central and loads of shops, good transport links.
Too crowded during the week. Not too many parks

Lacks of parking and child friendly.

Top location & high-end new developments

Beautifully designed modern buildings, 24h concierge services, cinema room and a bar which can be booked and used by the tenants. There is a lot of staff working for the development ensuring all the spaces are super clean. Bicycle storage in the building available for free.

Please tell us what you like and dislike about this area:

Top location as it is within 5 min walk from St Paul’s station, Barbican station and there is Elizabeth line coming up with the opening within 2 min walk. Quite area surrounded by many bars, cafes and restaurants. Nicely quite on the weekends.

Please share one thing (or more) which you wish you had known before you moved in:

One problem is the lack of storage – the apartments are generally not very big and the few building storage spaces are always rented out.
The apartments only bring positive surprises – such as heated floor, automated lights in the bathroom, high-end appliances etc.

If there is one thing you would change about your flat or property what would it be:

Never had a problem with the landlord, all communication with who was handled by the agency.
