Nicely designed, good quality appliances and build overall, let down by the Harron Homes management and customer service team

Overall this I’ve scored the lowest for a reason; I reserved my plot off plan and the anticipated completion date was early 2021, this ended up being four months later and just the lack of communication was I found disgusting really, I like many others who have sinced moved in and even people still waiting for their property to complete are regularly driving on site to visually track the progress because the customer service team have no idea and give many different excuses which don’t even add up which I found extremely frustrating to the point I wanted to pull out and get something else, especially when you see that the property was actually rebuilt because the brickies employed weren’t building the house straight makes you worry.

The above aside, the property is well designed and has character, it’s not a typical Persimmon or other build which is just a square block, these homes all have more design and character externally, also the appliances, fittings and construction is well made and overall I’ve had very few snags, the few snags I have had took months to get fixed though because the contractors are all independent and committed to other sites, they also change frequently because Harron Homes don’t pay them well or on-time I’ve heard a few say to me which is part of the reason for the delays, one thing also to mention is I’ve noticed that the external brickwork is not fully straight meaning any lighting shows the mis-alignment of the bricks all over.

The rooms are all of good proportions and generous gardens for new builds which is good, the prices Harron Homes charge for extras is ridiculous though, £800 for an alarm system, £500 for a upgraded shower head, etc, £2000+ for stainless steel switches, I ended up getting flooring and key bits as extras but the rest I’ve done myself, others on the development have even got their own flooring which is disappointing at the amount these houses cost why things like these aren’t more realistic/competitive. I did also have my rear garden turfed (another expensive extra) but the quality of the turf was nice but it’s lumpy and the ground was not well levelled so I wish I had got someone else in for that one too!

The site manager has changed quite a few times but as of writing this article they seem to have got a good site manager and assistant manager trying to improve things but the site is still under construction which has meant that if your working from home you are going to continuously have diggers, builders, hammering and drilling going on in the background, can’t be helped I’m sure but they seem to be building in random pockets across the site meaning everyone’s hearing the same noises not just people at the outer edges.

As with all new builds there is a ongoing property management fee of something like £7 per month per property, the road isn’t even finished and the children park isn’t even built so I really struggle to see what I’m getting for that until the property is finished which may be a few years based on their current speed.

Selby overall is a small functional town with it’s good and bad points, the good points been the Selby town centre is walk-able distance from the development which is located just on the outskirts of Selby.
Selby itself has a wide range of shops, from three supermarkets to a local butchers, farm shop, and many other traditional shops, it also has a well connected train station which allows direct trains to London, Leeds/Manchester, York and Hull (one of my main reasons for choosing this development), it also has a small market on a Monday however very small selection of stalls.
Selby also has some nice restaurants scattered around from local Italian to Indian to Thai and Greek, I’ve tried them all and they are all nice and small run, there is the traditional Wetherspoons as well which is good as well as some smaller cafes and bistros around the town, overall are good.

The bad points of Selby are it’s a cheaper location for a reason really, there are a lot of unemployed and homeless/drugged looking people roaming the streets and you certainly would be nervous walking through on a late dark evening and that’s backed up with strong police presence and regular police sirens and news articles so there is a lot of anti-social behaviour, I knew this before so I had an alarm fitted and CCTV installed pretty quickly and have since installed PIR lightings and bolted the Garden gates and over the past few months this has proved useful as there has been suspicious characters and even travellers roaming the site and a few Police visits as well.

The development itself is based slightly outside of Selby which is good, convenient and keeps away from most of the bad points above, majority of the properties have double width driveways allowing ample parking for two cars for almost all the properties, however where people have a third car (children’s cars or visitors) they are forced to park on the street/kerbside with no allocated visitor parking which is typical of new developments really.

The costs of extras was unreasonable so research your own flooring, lighting, and other things before since I asked for additional power near certain areas to put my own lighting and socket connections in for one, also landscape your own garden and arrange that

How has the building management responded to any problems or issues you have raised:

The Harron homes customer service team are disappointing and actually caused more delays and frustrations, the onsite building managers though are the best people to contact and have dealt with what they can but they are stretched themselves trying to finish off all the other delayed properties

Edlingham at Bishops Glade- Completed Dec 2020

I am conflicted on the ‘design’ score, above, as it includes both design and build quality. The design our Edlingham is absolutely fantastic. We love our home and cannot really think how we would improve it, for us. It is perfect. However, the build quality and post-completion care by Harron is absolutely dreadful. Our build was rushed and we had over 130 snags on completions. Thankfully, we engaged a surveyor to ensure all snags were addressed.

Some snags are extremely serious; for example, the ground level is up to the DPC ( damp proof course) around the front of the home, exposing us to a risk of damp. Harron repaired some snags within the first three months of us completing, but they have not done anything since and we have over 90 snags outstanding over 1 year after moving in. Harron ignored us for 6 months. When we updated our surveyor report and threatened to register a claim with NHBC, they made contact immediately and sent a senior manager around. He went through our report and accepted all but a few of the snags in the report and promised we would ‘start to receive phone calls’. Unsurprisingly, we have heard nothing since; that was October and it is now January and we are about to write a final time to request action before with progress things with NHBC.

So, beautiful homes, on a beautiful development in a beautiful city…..but hope for the best and expect to be in for the long haul with Harron.

Ripon is an absolutely stunning city, and the people are very friendly. People are clearly proud to live here and there is a real civic feel about the place; for example, around remembrance time the city is covered with tens of thousands of poppies knitted and put up by local residents, and there are regular fireworks, markets and concerts in the market square including at New Year. Road links to Leeds, Harrogate and York are good, and there’s regular buses with number 36 serving Harrogate and Leeds every 10 minutes, for example. Local schools are excellent, with two outstanding secondaries at the top of the street. There is a Co-op within 5 minutes walk and the city centre is an easy 20 minute walk. There is no anti-social behaviour or traffic noise, most plots have space for multiple cars. Bin collections are not great, with an inconvenient box system for recycling which is especially cumbersome. There are lots of shops and restaurants and most are small, local businesses rather than chains. We have a choice of four supermarkets with a fifth on the way. We have a lovely local cinema. The city has everything you need day to day, though you may need to have a nice day out to Harrogate, York or Leeds to go clothes shopping or get bigger items for the home.

Please share one thing (or more) which you wish you had known before you moved in:

Good – the people and city are amazing and you will love exploring the fantastic walks around the development, particularly along the river

Bad – the after sales service from Harron is painful

How has the building management responded to any problems or issues you have raised:

Terribly. As I say, they have largely ignored us. They eventually visited us 10 months after we moved in, only after we threatened action, but have then failed to make contact with us since to arrange to deal with the repairs.

Appalling Communication From Harron Homes for First Time Buyers

We chose this development after looking at 10+ new build developments across Yorkshire and liked the Harron Homes style of houses as we thought they were light and bright and had spacious rooms. The Nidderdale model we picked has a nice overall design however there are some things that we would change such as the location of light switches some of which are awkwardly placed behind doors when they are open as well as the location of the fuse box and boiler. These are located in the garage which is not accessible through the house which means if a fuse blows we have to go outside to access this which is not ideal.
The development has a mixture of house styles and looks like most other new developments. There are no facilities as such on the development and due to the continued construction it looks a bit messy.
Our build was delayed multiple times and we ended up moving in 4 months after we originally thought. The communication from the Harron Homes sales team during this process was very poor with us having to chase them for updates and a complete lack of contact from them unless initiated by us. Once we had finally agreed a date for completion we were contacted a few days before the agreed date to ask if we could move the completion up so that it would be in the month before and therefore meet their sales quota with no consideration for the impact this would have on us and our moving plans, getting time of work etc.
Getting problems fixed after moving in has been an extremely difficult process with the aftercare team having changed personnel over 5 times in the last 6 months. In order to have anything resolved you have to make multiple phone calls and emails. We still have outstanding snags that were raised on the day we moved in 8 months ago. We have had multiple plumbing problems including a major leak through our hallway ceiling and the latest was water in our gas mainline and meter which caused our hob to stop working and took multiple phone calls and several weeks to resolve. The site manager has visited multiple times and is keen to blame any problems on a lack of homeowner maintenance rather than construction problems which has been shown to be the cause each time. The site manager has also changed 4 times in the last 12 months so it is difficult to have a single point of contact and I believe this is part of the reason it is so difficult to have problems resolved.

The area of Selby is easily accessible by motorways and has good rail access to York and Leeds. There are a range of different supermarkets available as well as other small shops such as Boots, WHSmith and New Look. There are a limited number of restaurants but plenty of takeaways. There is a large park in the centre of Selby as well as the development being located on the outskirts of the town and surrounded by green space. Each house has a driveway that can accommodate at least 2 cars so parking is not a problem. Due to them continuing to build on the development there is still a high level of construction noise and dirt which occurs everyday including most weekends from 7am to 4pm. This can also limit access with construction vehicles and vans often blocking the road for periods of time. We have not witnessed any antisocial behaviour. We have not had any problems with bin collections however we did not actually receive our bins until 6 weeks after we had moved in. This was due to the developer and was not related to the council themselves.

Be prepared to spend hours on phone calls and emails to resolve even the smallest of snags and be prepared that these things take months to resolve and may not ever be sorted.

Every time I have contacted them regarding things that were brought up to them months ago they say they have no log of them and that they will readd them to their systems even though I have proof of multiple emails sent to their generic email address it seems that with every personnel change everyones issues are forgotten. Basic needs such as council bins took us over 6 weeks to sort out with us having to take our rubbish to the tip every few days whilst the developer accepted no responsibility for delivering bins despite being told by ourselves and the council that this was their responsibility to sort. Multiple neighbours have also had similar issues including the gas problem but there is no connection that if 10+ houses are reporting the same issue on the same road that their may be a larger problem.

Buying a house at Bishop’s Glade, Ripon.

Delightful house to live in (4 bed detached). So pleased we decided to buy it. Quite a lot of snags but nothing unusual for a new build. Got a great relationship with the builders who after a bit of chasing are working their way through fixing the snags.

We looked at lots of new builds and nothing was as impressive in terms of design layout and space as this house. If buying off plan you have to take all the key dates with a inch of salt and accept that things may be significantly delayed particularly during a pandemic. You need to be prepared to put in quite a lot of input yourself-lots of phone calls and emails to keep things moving forward. From reserving the plot to moving in took just over nine months. But so worth it.

Very pleasant place to live, excellent transport links. Easy walking distance into Ripon. A lot of roadworks in the area-causing some traffic congestion but these seem to have finished now.

When choosing with the developer the options for your house-eg kitchen, do your research first so that you thoroughly understand the choices open to you as some information wasn’t given to us, but was in the brochure. D your research ask loads of questions-and follow up with emails and phone calls-keep pushing for what you want.

How has the building management responded to any problems or issues you have raised:

Lots of emails and phone calls and persistence needed, but then the snags get fixed.
