Developments

In addition to over 450,000 apartments in the US, Greystar manages several developments across London, including build to rent schemes Sailmakers in Canary Wharf,  The Well House, Charter Place in Hounslow, and our Greenford Quay development in West London. Coppermaker Square  in Westfield, launching in October 2022, is one of the new developments managed by Greystar.

MyLo, also by Greystar, is a collection of rental apartments located within existing developments in zone 1 & 2 locations across London. MyLo offers apartments for rent in Aldgate, Nine Elms and Fulham Riverside. All Greystar managed buildings are offered with concierge service, exclusive onsite amenities and, with the exception of Bradstowe House in Harrow, are pet friendly.

They have also recently opened their doors to Oxbow, their first build to rent scheme in Manchester, Equipment Works, their first build to rent scheme in Walthamstow and Ten Degrees, the tallest building in Croydon.

In December 2021, Fizzy Living was acquired by Greystar, adding eight new developments across London to their portfolio – Fizzy Canning Town, Fizzy Epsom, Fizzy Poplar, Fizzy Stepney Green, Fizzy Lewisham, Fizzy Walthamstow, Fizzy Hayes and Fizzy East16. All Fizzy buildings come with free superfast broadband and an on-site Property Manager, known as BOB.

The management team are so professional and helpful. Within minutes of reporting an issue you are contacted and an arranged time is made to rectify any issues.
They are a really friendly and professional team. Highly recommend

Please tell us what you like and dislike about this area:

This is the perfect area location wise, with a DLR station around the corner and shops a stones throw away. The harbour is lovely to walk around and the area is very safe.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew about the building work going on, however the properties are sound proof and you can hardly hear anything

What is the best feature of your home:

I love the furniture in the property and the kitchen and appliances are great and brand new!

Love our little home!

We had been renting in Greenwich for over 5 years and wanted something with a bit more space. We found Fizzy Lewisham through searching for pet-friendly rentals in the area (as we have 3 cats!) and after viewing one flat, we decided that this is where we wanted to live. We were lucky enough to be able to turn our move around in less than 3 weeks and we moved in last June. The welcome pack from Helen on our moving in day was such a nice touch, and we have been so happy here for the last 6 months. We are still strolling distance from the beauty of Greenwich and Blackheath, but with the added advantage of a whole shopping centre and large supermarket within 5 minutes walk – not to mention the great transport links.

And then there’s the roof terrace where we have been able to meet our neighbours (which is such a rarity in London… really) and even participate in Doggy Yoga! The views from the roof for New Year were lovely; we often go up to watch the sunset across beautiful London, and in summer the cats love sunbathing out on our own private balcony, looking towards Canary Wharf. We’re so happy here and definitely feel like we made the right decision!

Great local amenities, transport links, lovely eateries. The police station down the road does mean it can be a bit noisy at times, but the windows keep out the vast majority of noise!

Please share one thing (or more) which you wish you had known before you moved in:

The walls do scuff quite easily so you have to be careful when you move in not to bump into them too much – although they do wipe clean quite easily.

Each place I have lived has had it’s own charm (and sometimes quirks!), but Fizzy Hayes is by far my favourite home

As a Canadian ex pat and doctoral researcher, I have now lived in more than 12 communities in four different countries in less than six years to facilitate my work. Each place I have lived has had it’s own charm (and sometimes quirks!), but Fizzy Hayes is by far my favourite home. From the first time I Skype toured my flat with Dave, to moving in with Kiran’s help, and Ha’s constant help and kindness, Fizzy has felt like a community since day one. On top of that, to have a community of tenants full of dog lovers who are supportive, kind, and helpful all the time is such an incredible blessing. The team here at Fizzy Hayes has gone out of their way to create a community, and they have absolutely nailed it.

Beyond that, from the second I stepped into my flat, I fell in love. The design team clearly put a ton of effort into making the very best use of the space, and making a flat feel like a home. It is open, airy, and I honestly consider myself the luckiest person alive to have an outdoor space to myself that is nearly the size of the flat! The appliances are all high quality, as are all the finishes, and the flat is unbelievably quiet and peaceful.

If it wasn’t enough to have my own incredible outdoor spaces, the communal spaces, both inside and out, are absolutely stunning. The roof terrace looks and feels like a park and I am still, after six months, discovering new places to spend time.

Please tell us what you like and dislike about this area:

The building’s proximity to the train station was and continues to be the biggest selling point– it rarely takes me more than 18 minutes to get into Paddington. Additionally, with the community around Fizzy Hayes expanding and new residential properties and businesses opening nearly daily, I am sure this area will be full of young professionals and families enjoying their community in no time.

Please share one thing (or more) which you wish you had known before you moved in:

My only concern is that, currently, the building is not in the best area in terms of safety after dark. It is located in a largely industrial area, though this promises to be completely different in a couple months as a cinema, several vibrant businesses, and multiple new residential complexes are opening along the road. That said, at the moment, I am uncomfortable being outside the building or making the walk back from the train station after about 9pm. That said, I have in fact done this many times and nothing has occurred and it would not deter me from picking Fizzy Hayes.

Stylish Apartments with Kevin’s Excellent Leasing Support: A Perfect Fusion of Comfort and Hospitality

Kevin from the leasing team is undoubtedly a standout asset to the community. His exceptional assistance, responsiveness, and professionalism make the leasing process seamless. From tenancy contract queries to maintenance and utility concerns, he provides timely and helpful solutions.

In terms of design, the property boasts a modern and stylish aesthetic that provides a comfortable living experience. The facilities offered, such as the co-working space, free gym, and dinner room, are undoubtedly appealing and add great value to the property.

However, the property management team seems to face challenges. Miscommunication among the property management, maintenance, and cleaning teams can lead to inefficiencies and potential issues. Improving coordination and structure within the management team could enhance the overall experience for residents.

Overall, the property’s positive aspects, such as design and Kevin’s exemplary service, contribute to a comfortable living environment. However, addressing the management team’s organization and communication issues would undoubtedly elevate the overall living experience in Lyons Dock.

Living in my local area has its fair share of good and bad aspects. On the positive side, one of the best things about this area is its safety, even when arriving home late at night. Additionally, the proximity to transport hubs is incredibly convenient, with Greenford Station just a 10-minute walk away and Sudbury Hill Station reachable within 15 minutes. For those who work from home, there’s a co-working space available, providing a productive environment outside the house. Moreover, residents here enjoy the luxury of a free gym and a dinner room, perfect for hosting family gatherings and get-togethers with friends.

However, there are a few downsides to living in this area. Occasionally, there can be noise disturbances, especially on the rooftop, lasting until midnight. This might affect those residing on higher floors more than those on lower levels. Despite this minor inconvenience, the positive aspects of safety, accessibility, and the amenities provided make it a wonderful place to call home.

Please share one thing (or more) which you wish you had known before you moved in:

Before moving in, one thing I wish I had known is the occasional noise disturbances on the rooftop until midnight. While the facility in Lyons Dock is fantastic, offering amenities like a free gym, co-working space, and 24-hour concierge service, the noise issue on the rooftop can be a minor inconvenience at times, particularly for residents on higher floors. Despite this, the overall living experience has been pleasant, and I am grateful for Kevin’s expertise and support in leasing and tenancy matters, as he has provided invaluable professional advice that has significantly contributed to my positive experience in Lyons Dock.

How has the building management responded to any problems or issues you have raised:

The building management has been highly responsive and efficient in addressing any problems or issues I have raised. Whenever I raised a maintenance request through the resident portal, the process was convenient and straightforward. The management team’s response was impressively swift, typically resolving the problems within just one day. Their efficiency and promptness in handling issues have left me thoroughly satisfied with their responsiveness and commitment to ensuring a comfortable living experience.

Nice, modern flats and pet friendly

We’ve been living at Fizzy Walthamstow for 6 months now and are really happy so far. The flat is well planned with modern amenities. Our flat is facing a busy road so unfortunately it gets noisy if we open the windows/balcony, but with everything closed we can’t here much from the street at all. It feels well built, it stays nice and warm in the winter.It’s great renting from company rather than a private landlord. We feel safe we’ll get to stay in this place and have made it a real home. They usually respond quickly to issues and if needed we can pop down to talk to them in office.It’s nice they receive parcels when we’re not at home on weekdays. Occasionally I’ve had a delivery in the daytime on a Friday but not been home in time to pick it up before the Fizzy office closes and have had to wait the whole weekend to pick it up which can be a bit annoying. I think they’re meant to drop parcels off at the flats at the end of the day but it doesn’t seem to happen every day.

Please tell us what you like and dislike about this area:

It’s super close to the tube, and on the Victoria line which is really frequent and fast. There are some corner shops, a Coop and a Turkish restaurant but not much else around. I would have liked more options for food. Walthamstow Central is only one stop away though and there are shops and nice restaurants and bars there. It’s great being so close to Walthamstow Wetlands and Lea River for walks and bike rides.

The bathtub is very shallow!
