Reasonably priced homes

The development has a wide range of reasonably priced homes available, 2 – 4 bedroom, good design, well insulated so heating and electric costs lower than most… Good garden sizes for new build homes, garage with drive on some…builders/managers and all staff helpful, prompt.

Please tell us what you like and dislike about this area:

Creswell – it’s a village location, all amenities in way of shops, gp surgery, pharmacy, chip shops X2, Chinese takeaway. Local services, primary school and secondary school a short bus ride away. Local pubs with food and welcoming locals. Clowne cricket feed on site in creswell with kids sport clubs, a new well ness centre currently being built. Great dog walking and country lanes cycle to poulterton park and nature reserves. Clean air locally, listen to the birds, owls at night. Local good road links, M1 3 miles away ish. Railway station in creswell and of course Creswell Crags..

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known more about my neighbours boundaries, driveway.

How has the building management responded to any problems or issues you have raised:

We have a app called My Gleeson, it works well.
I had an emergency flood at 5pm on a Friday – this was dealt with promptly.

My experience living in Carwood Park

Well Carwood Park where do we begin mmm, houses, good solid structure although rushed through so not perfection, but price considered quite reasonable.
Nothing to touch our three bed detached Kilkenny elsewhere for this price, only old cold semi detached properties really erm, no thank you.
However to balance things out the entrance to the development is not very pretty, initially you are greeted by a scrap yard, then an old bridge and finally a privately owned towing caravan that I presume has been there for many many years, and the land it sits on is also owned by the caravan occupant too.
So when coming back and forth in my partners car I try and close my eyes most of the time.
In total contrast our neighbours are perfect friendly, and extremely helpful in every way taking parcels in as well always offering a friendly chat when you are available of course.
I would like to also say personally I believe this development is more suitable for car owners if totally honest, as I myself do not drive, and would really struggle if it was not for my partner who thankfully is.
There is currently no local shop for essentials such as milk and bread etc, so my partner often has to drive for these supplies, so I am hoping this changes in the near future possibly when the development is complete maybe?
Anyway, new potential buyers if you want a good solid affordable house, with excellent neighbours and fun walks you cannot go far wrong buying property on this delightful, very large development.

Please tell us what you like and dislike about this area:

Have currently lived in this development two and a half years, but very disappointed there is still NO sign of a local convenience store selling essential produce, especially considering it being such an extremely large owner occupancy housing estate.
However, on a positive note there are some excellent green spaces, a lovely walk to Pudsey, myself and my partner have enjoyed.
a fishing pond perfect for when my son comes visiting, and also a great wood for possible picnics plus dog walks also.

Please share one thing (or more) which you wish you had known before you moved in:

I wish prior to moving in that we would have known that the entrance to the development would have been left, with no seating or planters instead just a visible scrap yard, and a visible privately owned caravan adjacent to the development, not really providing an attractive outlook for residents or visitors alike!

How has the building management responded to any problems or issues you have raised:

Received a swift response after moving into the property as most faults were rectified, apart from a bath seal that had to be removed a few weeks after completing.

Well worth the money

The whole design of the house and the area as a whole is absolutely brilliant. No complaints. The area has a new lease of life with lovely people . The houses are all built with a very modern look about then and very spacious which is great. We have great quality of roads, bin services are brilliant and we have a nice local window cleaner too.

Please tell us what you like and dislike about this area:

We have been in our home exactly a year today and we love our home. The house is great, designed well and value for money. The location is ideal, no antisocial behaviour considering the area has an old stigma for been old Ford Estate. Our neighbours are all lovely and respectful of one another. Our only complaint would be that even though insulation wise in the winter very cosy home and in the summer very hot, the noise from outside is somewhat irritating. The walls are clearly well insulated but thin.

Please share one thing (or more) which you wish you had known before you moved in:

The houses are fantastically insulated but the walls are thin! Noise from outside like cars or people walking past talking, you can hear it. I guess you get used to it but it is my only complaint I would have.

We haven’t had any issues so we have not ever reported anything

Don’t go with gleeson

The problems started just after our final inspection, we decided to get an independent snagger in on the 17th of April after moving in on the 1st of April. There were over 200 snags listed by the professional, some are minor but some are more serious like breaching nhbc regulations. We have now been in 4 months and still waiting for basics to be done, such as the glass in the windows replacing due to them being scratched prior to completion. We have had numerous false promises such as a free outdoor tap, integrated appliance cupboards which neither have been done. One of the problems on our list was how debries were left in the rear garden, we have had to pay for a landscaper to do our garden yet 3 of our neighbours have now been given free turf to their rear gardens and outside taps fitted for free. When we’ve asked if they had it done for free we have been lied to and they have been hushed. We have uploaded issues to the my gleeson site numerous times and some have been declined we have had only 3 out of over 200 solved. Still after numerous emails and complaints we are yet to speak to someone or get a response from anyone higher up at gleeson. I love the layout and plot we have on the site but I would never recommend gleeson as a company to anyone absolutely apauling customer service.

It’s nice that Stainforth finally has some money put into it after being a mining village. The new link Road and development plans are promising and the location of this gleeson site is in walking distance but not too close for traffic/noise pollution.

Please share one thing (or more) which you wish you had known before you moved in:

If I knew I would have the live with workmen still coming in and out my house I’d have bought an older house and renovated it

Appallingly as stated above no response from anyone at gleeson
