Really enjoying the lifestyle here – great views, staff and everything just works. Admin is minimal and a lot better than traditional tenant-landlord arrangements. Recommend this to all types of tenants – singles / students / young couples etc.” – Hleung, verified resident at Elephant Central

“My wife and I are in our 70s. We sold up a huge house to downsize and free ourselves from the burden of ownership. And what a great place to live. Masses to do, great transport for us and the grandchildren. Fantastic service from Get Living. We are just about to sign up for our second 3 year term.” – Neil H, verified resident at East Village

The home you always wanted

Review Date Sep 2020

Very helpful management. Took feedback into consideration and employed more security around. Very well managed parks and green spaces. Always keeping residents up to date on what’s happening in the area. Good furniture in the houses. Well laid out houses with good layout.
Only negative – the team are not very responsive all the time.

Please tell us what you like and dislike about this area:

Absolutely love the community feel. It feels like you’re away from the bustle of London yet very well connected. You’re surrounded by convenience of local shops, the Westfield mall, grocery stores, NHS and a school. Super green which is a big plus. All in all, great Community for singles,
Couples, families, Babies, and even older people.

Please share one thing (or more) which you wish you had known before you moved in:

If you ever need urgent assistance or they’re not responding to you, just drop by the office. They’re a busy lot. And before prices go up further book your home here now!

How has the building management responded to any problems or issues you have raised:

Building mgmt and maintenance have been very prompt and responsive

Manager Response

Thanks so much for sharing your experience with us. We hope to continue serving you with the highest standards.

Good Accommodation and community

I live in Pippin Mansions. East village is made up of a number of plots all have a really good standard of accommodation. There is a good mix of people and a real community feel about the place. Some residents rent through GLL or own through Triathlon. There are a number of events put on throughout the year for residents.

The build quality of the homes is good. The standard of appliances are good as too is the furniture etc. The only downside to the buildings are lack of brick walls. But this is to be expected with new properties. The plus side is the insulation is so good you never need to put the heating on. As a landlord GLL are really good and there are no deposits and they are really good with managing the tenancy.

Please tell us what you like and dislike about this area:

I like that there is loads of green space, good transport, good shopping. Has everything you need. I dislike the amount of building work going on around here although they try to keep the impact to a minimum. The area is turning into a bit of a concrete jungle and very sterile so if you want a homely feel then maybe it’s not for you.

Please share one thing (or more) which you wish you had known before you moved in:

The heating and water system is shared as a district. This means that you are tied into a certain company and they can set what they want fee wise. However measures have been put in to prevent un necassary hikes etc

Great village to live in

As I live in a townhouse, the design could have been slightly improved in putting the washing machine in the kitchen and out of the bedroom. Otherwise, the space is great, the bathrooms are spacious and the interiors are minimalistic and simple which allows you to add your personal touch. The design of the village as a whole is absolutely wonderful! It would be great if they keep a lot of the green spaces as that really adds comfort and a difference to living anywhere else. Sometimes the very high rise buildings block out the light and make the village feel more crammed. It would be great to keep this village as a homely feel rather than a tourist attraction with many hotels etc and random visitors.
The Property management is quick to reply and solve queries as best they can.
Sometimes it gets confusing when many different people email back throughout a conversation but they are on par with the conversation and have caught up w it h what has happened previously.

Please tell us what you like and dislike about this area:

It is such a wonderful place to live. Really feels like a mini village with all the amenities you might need. With a great big luscious park just feet away, It really feels like you have stepped out of London and gone on holiday.

Please share one thing (or more) which you wish you had known before you moved in:

That the rent increases every year by a small percentage.

That you get some discounts in near by restaurants if you live on the village.

How has the building management responded to any problems or issues you have raised:

They have replied to our emails and tried to solve it online or sent the maintenance team in.

Very nice place – but incredibly expensive and not as premium facilities to match the price

Victory Plaza is very beautiful with beautiful reception & art works. There is a communal roof terrace (not at the top of the building, but on the 9th floor) – however although it looks beautiful. Being honest, noone uses it. It is far too windy and there are no tables to properly sit down / work there. No pets or smoking allowed there too so I have literally never seen anyone on it. But there are 2 of these spaces should you wish to use it. I wish there were more communal spaces like a communal living room or tv room – as I have heard other buildings in this area have it. Property management is okay-good, some aspects they’re good.

There is 24/7 security/reception available including overnight, but they haven’t been very helpful to me and often tell me to come back when the day person is back. Maintenance is quite good in the sense someone will come to fix it very soon – however again, 20% of the time, the person coming to fix things will tell me there’s nothing to fix, and essentially tell me I’m crazy for thinking there was an issue (e.g. heater worked sporadically and dryer stops sporadically but they don’t believe me even with my videos – so I still have sporadic heater & dryer)

Please tell us what you like and dislike about this area:

East Village is really like a community – there are lots of local events including a dog club, sports club, lgbt+ community as well as facebook/whatsapp groups. The nearest station is Stratford International which I get to go to St Pancras in just 6 minutes! Otherwise it’s a 12 minute walk to Stratford tube station. There has been a recent increase in number of phone thefts & bike thefts, and a stabbing occurred just a few weeks ago.

However, that doesn’t detract me from wanting to live here, as it is after all London and this happens everywhere. Just something I wanted to mention in case you were thinking about living here, it’s. important to know this stuff. The bin collections/rubbish bins are WONDERFUL – so incredibly conveniet, a rubbish chute on each floor and its always clean – never had an issues!

Please share one thing (or more) which you wish you had known before you moved in:

I would have wanted to know the amount of phone theft/bike thefts/crime in the area.

How has the building management responded to any problems or issues you have raised:

They respond very quickly, however not all my issues are resolved. I still to this day have not had my dryer or heater fixed. The person who comes to fix it doesn’t believe me despite my videos & pictures. So I’ve given up on these issues. However other more obvious issues, they do resolve quickly.

Never planning on leaving

Have lived in the east village since the beginning after moving here from Canada and the improvements and developments have been amazing. Everything is super accessible the staff are so friendly and helpful and it really does feel like home. They do their best to create a community and I am super grateful for all the fun things we get in our very own neighbourhood. I love how we have tons of green spaces, lots of recreational activities and just a good hustle and bustle without it feeling crowded and overwhelmingly. Best of all is all the transportation points.

more garbage cans and recycling points!
