The flats design is very modern and simple

The flats design is very modern and simple with white and black theme predominately white. facilities are great with a new washing machine and dishwasher, would ideally like more plug sockets so can change where the TV is positioned in the flats. property management is good but can come at inconvenient times if you have a 9 to 5 job. The lovely Michelle sorts all the post and makes sure people are able to get there parcels and deal with issues.

The flats are very modern and have been painted in a white colour, you have Hanley bus station and stoke station that allows you to travel easily and have potteries that even though is very empty at the moment in next couple of years with redevelopment will become better.

Please share one thing (or more) which you wish you had known before you moved in:

I wish i knew before moved in to have thing for the wall as the flat looks empty with out decoration on the walls.

How has the building management responded to any problems or issues you have raised:

When first moved in there was a delay getting issues addressed but they are a lot better now and have a quick turn around

You will want to avoid living here.

Design on the development is alright. It looks nice since it’s new at the moment, but that’s about it. The gates built to secure the courtyards are terrible, since they rely on people closing them manually. They can always be heard when opening/closing and if your house shares the same wall as the gate, then be prepared to feel the vibrations. The locks might as well not be there as people can just push the gates open. My courtyard is connected to another courtyard via a walkway, so if both sets of gates aren’t closed, then how secure can it be? One of the neighbours had their motorbike stolen within a couple months of living here. I’ve also had people trying to walk into my back garden and someone came in whilst I was in the back garden to use my bins (FYI, that’s still trespassing and you should take your rubbish home).

Please tell us what you like and dislike about this area:

Local shops are a bit overpriced, but it’s only a short walk to Hanley centre where there’s a better range of shops, including restaurants and bars. Hanley centre is quiet and I would avoid hanging around late at night due to the unfriendly drunks and crackheads near the bus station. Public transport is convenient but the buses aren’t on time often. Parking is allocated and labelled on the bays and some of the neighbours do abide by this. The bays on the street itself are owned by council and require a parking permit (not that anyone has one) and those spaces are always contested because why park in your allocated space when you can park on the street? Bin collections are always on time, but some people place their bin to obstruct the driveways into the courtyard. Some people forget to pull their bins back after collection, so you will always see a stray bin on the street for a couple of days. Anti-social behaviour is common and I have had people ringing my doorbell at 3am in the morning for fun. Traffic noise isn’t bad if you have your windows all shut. Police/ambulance/fire sirens are frequently heard since we are close to the stations. Late night/early morning you can hear some drivers speeding down Lichfield Street with their upgraded engines.

Please share one thing (or more) which you wish you had known before you moved in:

YMCA centre is a couple streets away so be prepared for anti-social behaviour and homeless people from Hanley centre tend to come take shelter in the courtyards during the winter.

How has the building management responded to any problems or issues you have raised:

I raised issues/repairs in Apr/May 2021 and my issues were finally fixed by the builders in Jan 2022. By that time, I had accrued a long list for them, which they did fix all in one go. So I would sum up by saying, it’s a slow process.

Mostly drawbacks about Clayworks with some good things thrown in.

The design of out apartment is lovely, we have furniture as part of our tenancy and are all good.
However there are significant drawbacks in terms of appliance quality. The dishwasher despite being cleaned thoroughly leaves grit on all of the pots, crockery etc, even the maintenance staff say they’re cheap models. Every single shower in the building is due to have maintenance because of the cheap installation as the sealant has already begun to peel back and leak.
Some residents have had windows that leak and due to the amount of rain and size of the windows cause issues for interiors.
The balcony is a lovely place to sit and have coffee or an evening drink but has recently been spoilt because of the amount of cigarette butts despite there being a bin only 5ft away!

Please tell us what you like and dislike about this area:

There’s a Tesco near by which is good, but overall, Hanley isn’t an interesting place to live, not many bars or pubs, it’s empty a lot of the time even on weekends. The bus station is close by which is good.
When ordering parcels or food orders, barely anyone knows where we are, we constantly have to tell people they’re at the wrong address.
Traffic is really loud even with triple glazed windows, emergency service vehicles are always going past because we are directly next to a main road. There is construction noise throughout the week which makes working from home difficult and there’s due to be even more which makes living here for the long term and undesirable concept.

Please share one thing (or more) which you wish you had known before you moved in:

I really wish I had known that there was going to be so many construction sites both inside and outside the building, it is continual and annoying, we would not have moved in had we known. We also would have moved to an area with more energy, Hanley is stagnant at the best of times even with the council’s attempts of breathing life back into it.

How has the building management responded to any problems or issues you have raised:

The receptionist Michelle is a wonderful person and sorts things out quickly, she single handedly makes up for the higher ups lack of input.

We’re happy here, but we have had some issues

Design – happy with this, it’s nice we have the outdoor area and a terrace on the second floor, although unfurnished. Some basic chairs would be nice.
Building management – staff that work in the building are great, no faults, but those higher up are poor at communicating. I’ve been waiting to see someone regarding our issues since we moved in and although there’s been exchanges of emails, no meeting has taken place. For what we pay, this is my biggest frustration.
The building does seem to have a faulty lift, the left one is almost always out of order, which is annoying in a high rise. There’s also a brand new shared workspace area opening on the estate, which is great! But I’ve heard no talk of discounts for us residents who already pay above and beyond to live here, it seems it’s a totally additional business and not something we get to benefit from as tenants.

Please tell us what you like and dislike about this area:

Range of shops – excellent. We’re nearby town, which is walking distance, but a short drive from a greater offering. The train station is also very local.
We don’t go out much to bars and restaurants, as we don’t know what’s around. Everything seems to be quite like a cafe or a local pub, other than Six at the Hilton, which we do visit occasionally.
Parking availability – I feel the parking situation is poor. When we first saw this flat advertised, before it was even finished, it was advertised with parking. It’s actually a poorly maintained council permit that is £50 per month on top of all other bills. It took the council months to fix an enormous pothole at the entrance to the car park. Other than this, there are other short stay, pay and display council car parks.
Bins – now 5/5 but when we first moved in they used to not be collected and bin bags would pile up by the shoots
Noise – no traffic noise out of the ordinary, e.g. occasional sirens and loud cars, but nothing you wouldn’t expect due to location. However, we are opposite a live music bar which frequently plays heavy music until very late on, something not mentioned prior to moving In. This is a disturbance. I’ve also been woken a few times from fights and arguments in the early hours.

Please share one thing (or more) which you wish you had known before you moved in:

The grey concrete wall feature – led to believe this was just a wall with grey paint, but it isn’t and has restrictions.
When we first saw the advert, it said 24/7 concierge – this has proven to be false advertisement. We went a really long time without anyone manning the desk, and this was the main reason I wanted to live in this apartment block.
Live music bar opposite
Extra charge (£50) for parking, organised through the council, who are extremely slow at issuing permits.

How has the building management responded to any problems or issues you have raised:

I have had occasional emails answered from the management company, but as already addressed, my requests to meet someone in person have led to nothing.
The building management team within the building are great, I’m really happy with her help, so this comment is no reflection of her but rather those above her.
