There are a range of people living in Pulse Development, families, singles and couples and in the two years that my boyfriend and I have rented, there has been a number of new commercial units that have opened. This includes two supermarket local stores, 3 restaurant/ cafes a gym, a chain coffee shop and a bakery. With more units to come. Beautiful, neutral decor development with great access to tube and overground

The development is very beautiful, with large balconies and lift access. My only issue would be that the paint used on the walls is prone to cracking, and the bathroom is not tiled on the walls, so you cannot attach the shower head to the wall. There is a weekly cleaner who looks after the communal areas very well and she’s also a very lovely person!

The area is very accessible with good bus routes, which gives easy access to tube and overground services. There are many large supermarket chains near Wood Green station, as well as more niche markets for local cuisine.

Please share one thing (or more) which you wish you had known before you moved in:

The petrol station across the road is quite noisy at all hours, however the windows are very good at blocking out noise when closed.

If there is one thing you would change about your flat or property what would it be:

The paint on the walls, I wish they would’ve used something of better quality as it is already wearing away in certain spots.

Happy with our purchase but little things could be improved on.

Regency Heights is a well situated building that boasts well designed flats equipped with the latest equipment. The triple glazed windows make for excellent sound proofing and even though you are situated near one of the busiest junctions in London, you would hardly know it. The bathrooms are well sized and the water pressure is good.

One aspect that I think has not been done well is the intercom system to enter the building. It is sold as a video intercom system which is true for the initial door to enter the mail room. However, there is no camera to the second intercom system. Further there seems to be a security measure that prevents the inner door from unlocking while the outer door is open. Like an air lock on a spaceship. Or maybe it does. One can’t tell with only one camera but anecdotally this seems to be the case according to our visitors.

The rooms are well proportioned and square, which seems to be a luxury in new build architecture and all in all pretty sensible. Most rooms also come with a generous balcony that one can spend a sunny morning or evening on.

The development is situated on an “island” in the middle of a ring road but restrictions means that traffic is limited to the one bus route that runs past the development (Ealing Broadway to Golders Green) and residents who have parking. In the middle of the development separating Regency Heights from the offices on the other side of the “island” is a lovely piece of green space which makes for a perfect picnic spot. There is a distinct lack of accessibility to it as it is more or less only accessible via stairs. Finally, there is a park at the edge of the development with a children’s playground and a basketball court for those with families.

This particular development is a “car-free” development so parking is difficult to come by which may affect visitors who come from out of town and are not willing to take public transport.

As my family and I have moved in during one of the early phases, there is still a lot of building work going on and there have been some teething problems, mainly surrounding hot water provisions and the lack of broadband. However, Fairview Customer services have, to their credit, usually been able to resolve these issues quickly. The only drawback is the lack of responses on weekends.

Park Royal is ideally suited for transport connecting to central London with the Piccadilly and Central lines easily accessible from Park Royal and Hanger Lane stations. There are also decent bus routes to Ealing and Wembley. Further, access to the motorways leading West and North from London are easily reachable via the North Circular. All of this is very much necessary as there is not too much in Park Royal itself given the mostly industrial nature of the surrounding area.

Park Royal has an ASDA supermarket and there is a Sainsbury’s in nearby Alperton. There is also opposite an Oriental superstore.

Places to eat out can be found near the station and at the Park Royal Leisure Park with most of the large fast food chains represented but for anything more refined, one would probably have to venture further afield to Ealing.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that the broadband was not ready as this is quite an issue in this current climate of working remotely.

If there is one thing you would change about your flat or property what would it be:

I would have added extra cupboards in the kitchen to full make use of the space on the wall and I would have made the splash board stretch for the entire wall too.

And rain showers because who doesn’t love rain showers.

A great development, worth the money

It’s now been over three months since I moved into my new apartment at Synergy, Charlton, so I believe this is a good time to write a positive review about Synergy and Fairview in particular.

I have lived locally in Greenwich (SE10) since 2014 and know this area pretty well, so when I came across this new development happening at Victoria Way it sounded exciting. Victoria Way is a road on a steep gradient, but luckily Synergy is located at the sweet spot, not too close to the busy Woolwich Road and not too far from it. The Greenwich Shopping mall is located within walking distance (4min) to the development, so is IKEA and B&Q (12min). The development has allocated and unallocated parking available, and all allocated parking can be secured using a bollard installed by Fairview.

Viewing & Initial Negotiations

The Sales office is currently located at the development entrance, there are plans to convert that into a commercial unit once all sales and construction are complete. The Sales and Marketing staff are very friendly and welcoming. They do provide weekend viewing appointments which are great and that too at short notice. We did 1(one) viewing before making an offer but you are encouraged to do multiple viewings to help your make the right choice.

As with any property, the bottom line is price, so I had already done my homework before making an offer. In general terms, prices at Synergy are lower(per sq. ft) when compared to similar developments in this area such Peabody-The Valley and The Courtyard at Greenwich.

The Sales team are very proactive and fair in their negations which is hard to expect nowadays, this is what I liked. I went with their suggested panel of solicitors, who were, I would average.

After Sales & Completion

Once your offer is accepted your file is transferred to the Fairview Head Office who would take you to completion. There is not much Fairview input needed till the point of completion. My personal experience is that Fairview will 99% of the time hit their completion deadline which they state once the offer and initial paperwork is complete.
So if you are planning your move from a rented house, make sure you provide notice to your landlord in time.

On completion day, you would get a call from the Fairview team who would arrange for a handover of keys and walkthrough for your new home.

As with any new builds, there would be snags, so don’t expect to be put off by these. I had 40 snags and Fairview Customer Service all of them out in a couple of weeks post-completion.

I won’t drag this much longer, but below are the pros and cons for Synergy by Fairview.

Pros

Per sq/ft price is at the lower end compared to competitors
Flats are big and spacious and you get vinyl floors in heavy traffic areas and carpets in bedrooms.
A large development means, easy to make friends and more secure
KFH who are the managing agent are responsive to problems and issues
There is already a WhatApp group for residents, where you can ask questions and get answers.
The development has three planned playground areas, one of which is complete, second is 50% done.
The development has a planned nursery, which is due for completion before year-end
It is close to a shopping area and easy access to North Greenwich and Charlton Station.

Cons

There is no concierges, clubhouse, etc.
The playground or play area for toddlers is very basic, which is a bit disappointing.
The development is located next to a very busy road (Woolwich Road) so expect loads of traffic during rush hour.
The construction is still ongoing so expect some noise and dust.

Tips

If you like to view the London skyline choose the west-facing apartments
If you prefer calm and privacy and love gardening, choose the South facing apartments.
Carry out a professional snagging, soon after completion and send the report to Fairview, they should then be able to fix snags before you move in.
Ask to view other apartments, so you get a feel for the size.
IKEA currently has three weeks lead time, MADE.com has 14 weeks lead time so make sure you order your furniture in time.
Each block has its very nice cycle store

My own City-life living, with a Country-type view

I really love the fact the my apartment has a westward facing view, so I get the beautiful sunsets in the evening, and the view from my balcony looks across the beautiful gardens and lake. The lights around the lake give a romantic atmosphere, and the running water of the lake is so peaceful and relaxing, I’ve often slept with the window open in this hot weather, and the gentle running of the water has helped me to fall asleep easily. Some of the buildings in the development are not yet complete, so I can’t comment on the design of those, but with regards to the building I am in, I think the building design is really nice, and the interior design is also top class, with spacious rooms within the flat; and the flooring, white appliances and cupboards that the flats come with give an overall very modern and high quality look and feel.
I also love the spotlights in the kitchen and bathroom – just wish they would have put spotlights in the living room too – they make the rooms look more luxurious and warm!
The facilities are fine – there is no concierge or gym, but I am happy to be without these, as I already have a gym membership, and haven’t had any issues with deliveries.
With regards to building and property management, I would say they take good care of the gardens, and the building itself has been kept clean, although not all the street lights outside of the buildings are switched on – not sure why this is, but would be great for this to happen soon to make it feel safer. It would also be nice if the other buildings also got chairs in the main foyers, like Marquess House has, and maybe some sort of artwork or something in the main foyer to make it more homely. The other thing I think that it’s missing is the recycling bins – I think these will be coming at some point, but would be nice to have this sooner rather than later.
Also, I just wanted to mention that the showrooms were also very well decorated, showing off the flats in a beautiful manner, and gave me ideas on how to decorate mine too!
Overall, I’m very happy with my flat, and love living here.

The view from my balcony is amazing, and the transport links are good too:
– 226 bus from just outside the development (Ealing Brodway-Golders Green)
– 95 bus is about 5 mins walk away (Southall-Shepherds Bush)
– Park Royal Station is about 7 mins walk (Picadilly line)
– Hanger Lane Station is about 12-15 min walk (Central line).
The gardens and lake are beautiful, and the distance between the development and the office is also good. The balcony/terrace is lovely and spacious, and has doors to it from the living room and bedroom which is a very nice touch.
The only downside is the nearest local shop is a 10 minute walk, and the nearest supermarket is a 15 minute walk to Asda. I know we will be getting a Co-op within the development soon, so this is only a temporary drawback, and I’m really looking forward to this happening, along with the other amenities we were advised we would be getting (Nursery, Doctors Surgery, hair dressers etc).
With regards to the other amenities in the area, there is a B&Q which is not too far, and the Park Royal Leisure Park is about a 10 min walk, with a good amount of restaurants and entertainment (cinema, gym, and a bowling alley). As mentioned above, the transport links are good – the 95 bus route is very handy, getting me to Westfields White City in 20 mins (or by central line too), and the 226 to Ealing in 10-15 mins, so the area is well connected. My journey time to work is about the same as in my previous place, despite being slightly further out, so I’m happy with the transport links. The only thing I wish were the trains were a bit more regular – I was very used to my previous area having a train every couple of minutes, whereas now sometimes you can be waiting as long as 8-12 mins (which is not terrible either, just different to what I was used to and have to plan my leaving times better!).

To be honest, I don’t think there are any that I can think of.

What is the best feature of your home:

This is hard, as there are many things that I love about my new home, but if I had to choose one, it would be the view of the gardens and lake from the spacious balcony that I have.

Good place for kids

This is a nice place for kids. There is a playground and lots of grassy areas. I dislike that in my building there are a lot of stairs, It would be helpful if there was a lift.
Also, the walls are very thin. I though because it was a new build that it would be quiet, but I can hear other tenants up and down stairs.
My landlord is very quick at solving issues. However, there is a rat problem in the development that no one can seem to fix. They always find a way in.
There is a major issue with cars driving down the private road like it’s a highway, you have to be vigilant about the cars at all times as my kids playing like playing in the playground in which they have to cross the road to get to.
There is a school very close by, a 2 minute wall that is very good if you have children.

I dislike that the shops are all very far away.

That I would hear noise from neighbours up stairs.
