“The City Wharf development by Fabrica, designed by Stephen Marshall Architects sits in a district that is becoming increasingly popular with buyers and investors who are looking to claim a slice of this vibrant N1 postcode. City Wharf is located between City Road Basin and Wenlock Road Basin, alongside Regents Canal. There are 327 waterside apartments, ranging from studios to three-bedroom homes with panoramic canal and city views from private balconies, roof terraces and landscaped courtyard gardens. For such a centrally located building, there’s plenty of outside space available which will appeal to families in particular. The architecture of the development was thoughtfully designed to blend in seamlessly with the surrounding cityscape. There’s a real sense of urban cool to City Wharf, which will attract the creative and tech crowd who work in the area. A lovely and special development to live in!

The neighbours are lovely and friendly. There is a sense of a community, various hobbies and clubs to be a part of. A cafe, board games night, gardening club, knitting club, and more! The homes have been made to the highest standard. Its triple glazing and innovative features have amazed us. The ecological aspect is very important to us, so it ticks all the boxes. The only downside is the potential of new housing developments being built nearby, in the near future, that are not eco-friendly in design.

Please tell us what you like and dislike about this area:

Bin collection is 9/10, the cafe in the Business Centre is family-run and a great meeting point on Friday mornings. It’s peaceful with no traffic noise thanks to the triple glazing and it’s relatively rural area. Many houses have cameras installed and we have a group chat where we can share any anti-social behaviour in order to nip it in the bud.

Please share one thing (or more) which you wish you had known before you moved in:

There should be cameras in the glass recycling area as (although rare) it has been used as a place to dump random things which need to be taken to a tip. I also wish it had a pub which served organic dishes. Due to variously reasons, there has been a delay in completing other parts of the development. I hope it is finished soon.

How has the building management responded to any problems or issues you have raised:

They were prompt about a couple of minor snags, such as a replacing a screw in one of the faucets which had oxidised. Everything works perfectly. The house is well-insulated, it keeps the heat in, when it’s cold,m; and the house is cool in the hot Summer, provided the blinds are used at the right times, of course.

Happy in our new house. Happier when all surrounding construction finishes!

Design is great, facilities as expected. Building management could be improved, some more proactivity to resolve issues and look after the general condition of the development would be appreciated. This covers cleaning as well as minor repairs, gardening, etc. A good maintenance regime is key to keep the development in good condition throughout its lifetime!

Please tell us what you like and dislike about this area:

Like: I like that it is next to the Oval triangle, which is a nice and long-established London community. We certainly enjoy the proximity to the city centre (walking/cycling distance) and the Thames, which is great for a stroll or running. Additionally, we benefit from being not too far from Battersea Park. Finally, it is exciting to be part of a regeneration of the scale of Nine Elms.

Dislike: The whole area feels like a big construction site. Works are lasting for longer than two years since we moved in, and the site is surrounded by other new developments that have started later or haven’t yet. This prevents the direct area from having shops/restaurants, etc. which is something that we’re missing and that would be good to increase the community spirit.

Please share one thing (or more) which you wish you had known before you moved in:

Maybe I would have reported more snags, as most of our windows are scratched (minor scratches) but I did not notice at the time.

How has the building management responded to any problems or issues you have raised:

I have had to chase some issues for months. E.g. the noise from the “interior” of the lifts, which we were hearing from our bedroom. It took 6-12 months to resolve the issue and many emails.

Some other issues have been resolved more quickly, but as I said above some productivity at their end would be appreciated.

Amazing houses, not so great parking.

House is beautiful and so perfectly finished. Really happy with the quality of our house. 1 issue we have found alongside visitor parking is our own driveway. As it’s a long driveway and we have to park one behind the other rather than side by side this makes it very inconvenient for my partner and myself and find we are constantly moving around cars and parking on the road.

Please tell us what you like and dislike about this area:

Close to shops, easy to commute to work and quiet area. Parking is a massive issue, there are no visitor parking bays like on many other new build estates that are built into the pavement. (the pavements are plenty wide enough for visitor parking bays).

Please share one thing (or more) which you wish you had known before you moved in:

Wish we had known the cost of the ground maintenance fees.

What is the best feature of your home:

The finish quality of our house. Everything is finished to a beautiful standard and when things have been repaired or replaced it has been done perfectly.

Highly recommended fabrics on westvale

The property is great and well designed, we found you get much more for your money than buying an older property equivalent in the same area outside of the estate. Space and low maintenance were very valuable to us with a young family. I highly recommend fábrica on Westvale park

Please tell us what you like and dislike about this area:

Living on our street is great, all homes are clean and well presented. The bin collections happen like clock work each week, there is no noise or disturbance and there is a real sense of community. We are in the proximity to great local shops in Reigate horley and Crawley. Local schools on our doorstep not to mention Gatwick for Holiday’s away, also the airport noise is negligible.

I wish I had known that the road was a one way route and wouldn’t be opening. Fabrica needed to know more about long term plans

I have not liaised with the building management company
