About Dstrkt

Build to Rent property developer Dstrkt was only established in 2014, as Miflats, but it’s making big waves providing affordable rental housing in and around London. Dstrkt aims to create quality, cleverly designed properties, all with their own dedicated concierge and flexible tenancies. The company is a subsidiary of Criterion Capital, which owns and manages properties across London and the South East.

Dstrkt developments

Dstrkt properties on HomeViews include Northumberland House – a large block close to Sutton Station offering car parking, and Croydon’s Delta Point and Canterbury House, two huge, high-rise blocks with transport links on the doorstep and easy access to the area’s bars, shops and restaurants.

This development is good if you want to be central to Croydon and want easy access to trainlines that go to Central London. Living here has been alright and the rent price is better than most other flats around the area.” – Natasha Granados, verified resident at Delta Point

Lovely flats but disappointing

The flats themselves are lovely, clean and fully fitted with modern kitchen and appliances. However the flats get extremely warm and are impossible to cool down even with all windows open. Also the noise from the street below is sometimes unbearable with sirens 24/7 which cannot be blocked out by the windows being closed.
Building Work has also commenced right outside the apartments which we were not warned about and this is also extremely noisy even on weekends as early as 6 am!
The flats are nice but there are a lot of things that let’s living here down unfortunately.

Please tell us what you like and dislike about this area:

The location is perfect, being right opposite Colliers Wood station however noise from the street is almost unbearable as it is close to a hospital there are constant sirens which can be heard through the windows even when closed and high up in the building.
Colliers Wood is a great area with great connections to central London and close to loads of shops and also Wimbledon town centre

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the heat of the appartments.
Also about the noise from the flats.

No hot water or heating for days at a time.

No hot water or heating for days at a time. The car park is terrible, the spaces are too tight, people have scratched their cars beforw. I have been fined before even though I have a permit. The shutters are often broken, and peoples cars get broken into. The lifts often break for weeks at a time and dont get fixed. The fire alarm sometimes goes off at 4am for no reason, and it makes the hot water cut out.

However, the flat is quite spacious. The building is clean. The neighbours are nice people.

There is a concierge between 9am and 5pm, there was a concierge at night for a while but not anymore.

Please tell us what you like and dislike about this area:

It is very close to the station, a nice quiet area, it is a relatively clean area. Trains into central london are good.q

Please share one thing (or more) which you wish you had known before you moved in:

i wish i knew there would be scaffolding for months when i first moved which meant you couldnt open the windows.

Generally good, modern accommodation in a convenient location but building has.its maintenance issues

Relatively new development so apartment is nice and modern and kitted out well. Despite its size, building is surprising quiet and rarely hear any outside noise from neighbours. Large windows scaling across all walls are a nice feature however, in winter, condensation is unavoidable despite use of the apartment’s built in fan/ventilation system.

Maintenance of the building is disappointing. The lifts regularly breakdown and can be left out of order for weeks. Problems with the main doors. Lots of issues with supply of hot water previously. Car park gates occasionally out of order. Windows are filthy and have not been cleaned since the building works completed some 18 months ago. Generally issues within the apartment are dealt with promptly, although sometimes property management can be challenging. Rent has been increased at the end of each fixed term which feels unjustified given the issues with the building.

Communal facilities are non existent other than a lobby area. There is no provision for visitor parking and dropping off shopping/belongings using your car can be difficult, although concierge may let your car in temporarily if they are available. Still no provision for cycle storage either despite the planning application including one cycle storage space for each apartment.

Please tell us what you like and dislike about this area:

Area is very convenient with transport links at your door step and variety of shops close by. However, on the flip side it is quite a busy and noisy area with the tram line, bus station and traffic (including emergency service sirens) along Wellesley Road.

Please share one thing (or more) which you wish you had known before you moved in:

I would like to have been told that there is no commitment to provide bicycle storage facility despite the vast underground space and even bicycle parking signs; during my viewing I was incorrectly informed this would be provided but after 18 months this is still to materialise. I would also like to have been told that the landlord had plans to convert the underground car park into a hotel; a planning application made with outcome expected in the summer of 2020.

If there is one thing you would change about your flat or property what would it be:

Provision of bicycle storage and visitors parking.

Worst management ever seen

worst management ever seen in my life. I went to India in the month of March and stuck due to coivd 19.

As my project went in dilemma i may have to stay back in india for a while hence i informed on my vacancy to management. SOmeone entered in to the flat and stolen my items. I am shocked by how they allowed someone without my permission. I lost 500 to 600 pounds worth of items.
I informed the team upon the same and requested to check the CC footage but no response as expected.
I vacated the flat and chased almost 2 months for my advance return. I am still getting the bills for energy and others as management is not confirming to energy suppliers.

Table fan
Glass Lunch Boxes,
forieo brush
Umbrellas -2
TV Remote
Weighing Machine
Coffee Maker
Kitchen species Storage container
New Perfume bottles -2
Face creams and beauty items

Conjusted and worst management.

If i should have seen any reviews on management i should have not considered this apartment for myself and never recommended to anyone.

How has the building management responded to any problems or issues you have raised:
