We feel the design of our davidsons home really stands out from other major developers and sets it apart from the standard new build home. The communal spaces are well thought out with a courtyard area for parking and wide roads. Although we had very little problems with our house, the management company were very helpful and quick to sort any snags.

Please tell us what you like and dislike about this area:

We absolutely love living in our Davidsons home at New Lubbesthorpe. The development has been completed to a very high standard and we are impressed with both the building quality and the design of our house and estate. The layout has been well thought out with wide roads, communal parking spaces and nearby parks and open areas. Unfortunately we do find on street parking an issue which can be frustrating when navigating the roads around our house, driveways could have been better thought out for some of the houses on our estate to prevent this issue. We have no complaints with traffic noise or anti social behaviour.

The estate is well situated with many amenities nearby, including a primary school, ALDI and retail park, however could benefit from a small local shop. The main road created for the estate can be troublesome with large speed bumps which have caused a few issues to our cars, we are hoping these will be reduced in size once all building is complete.

Please share one thing (or more) which you wish you had known before you moved in:

Although we love the size of our windows and the large patio ‘pod’ – due to the size of the windows, we have needed to purchase custom made blinds and curtains which came at quite a large expense. Other than this, we felt we were able to gather all the information we needed from viewings and advice from the sales team.

What is the best feature of your home:

The floor plan layout is spacious and unique. A great deal of thought has been put in to the visuals of our home and we love the layout, windows and large pod area.

A double thumbs up from us!

As soon as we entered the site we fell in love, the houses look so nice and are spacious. I think the builder actually cares about what they create – its the simple things like using a variety of brick colours and different house styles all on the same road which we loved – instead of a copy and past attitude that we saw elsewhere in Ashby.

The gardens are lovely and you can see they spent a lot of money on plants and flowers as each home feels like it has some individuality and character about them.

We did look at buying new at the time of looking and they were great in the marketing suite they discussed all of our needs and gave us a timeline of all the new buildings being developed. However we were very fortunate when we saw the exact house style we wanted come up that same week so we snapped that up straight away.

Overall we are over the moon coming here, it feels like a dream house but we didn’t have to wait until we retired for it!

We originally looked at Ashby because of it’s vibrant town centre and transport links, there is a nice variety of shops, coffee shops, restaurants, pubs and takeaways and the Davidsons Ashby Gardens is within a 15 minute light stroll away. The area is lovely and the surrounding area has a national forest and lots of footpaths and fields to go for a walk and take the dog.

In terms of transport, you are about 30 minutes away from Nottingham, Derby, Leicester and Birmingham so its perfect. And we discovered in our first year of living here that the National Express can pick you up from the town centre and take you to London – which is a bonus! 🙂

Nothing really comes to mind, we are sincerely happy with our house and love it! The development looks great, and the area is lovely. 🙂

How has the building management responded to any problems or issues you have raised:

Yes they did, they were super quick and efficient. We had a outdoor gate which was a bit wonky and couldn’t close properly. After sending Davidsons an email they came within a week and sorted it for us 🙂

Local parks and shops

Our building get cleaned at least once a month. There are not many local shops within walking distance however they are close via a car. The local parks are very close and ideal for all ages. We also have a cage for sports such as basketball and football.

Please tell us what you like and dislike about this area:

The supermarkets near this development are very close at least within a seven minute drive. It’s also a very quiet area.

The bus links are very good into the city centre and across Leicester.

What is the best feature of your home:

The building is very clean and by being on the top floor the views are great

Excellent Living in Ashby Gardens

Ashby Gardens is a very well laid out development – our house looks out onto a large grassy area. The brick colour and finish on each house is great and roads are quite wide so allow for easy traffic flow.

Davidsons have been extremely helpful since we’ve moved in and the development has been kept exceptionally clean and tidy. Considering that it’s still actively being worked on, you wouldn’t know it!

Please tell us what you like and dislike about this area:

Living in Ashby-de-La-Zouch is brilliant! We feel very fortunate that there are so many amenities within reach, from local shops like the butchers and bakery, to larger supermarkets like M&S and Tesco.

While there isn’t a train station, Ashby is conveniently located near the motorway, so getting to other transport links like Tamworth or Birmingham is really easy.

Within our development of Ashby Gardens it’s very peaceful – there haven’t been any downsides so far. It’s very quiet and our neighbours have been very welcoming.

Please share one thing (or more) which you wish you had known before you moved in:

The number of cars that park on the side of the road near the entrance to the development wasn’t initially something we noticed. This isn’t the fault of the developer, but does make driving into the development slightly less easy.

How has the building management responded to any problems or issues you have raised:

Davidsons has been very quick to respond and has completed any outstanding work in a timely manner to a very high level.

Overall a very decent home.

We find the design of the houses to be beautiful, each house has stunning brickwork whether you’re in a 3 bed or a 6 bed. The houses are set apart nicely at the beginning of the estate, although a little closer together once you’re through to the further end of the estate in my opinion.

Sales team, Lydia in particular was fantastic, friendly and helpful. Helped us all the way through and after we bought the property.

First 6 months of repairs were poor- these are done by site and when I had post occupation come out to fix the original problems they ended up taking the items back to the office to show them what site had done to ‘rectify’ the situation (a random pipe attached to nothing and duct tape). Post occupation have been fantastic, the two gentleman who came out (father & son team) were amazing and moved their day around to fix the problem for me quicker. However, now we’re over 18 months in, And with COVID-19 still ongoing I’m finding it’s getting slower. We’ve been without upstairs heating for 3 months now going onto 4. Luckily, it’s not winter. But I’m still awaiting someone to come and fix my thermostat. Also, we have a bog standard thermostat but other properties have digital? Not sure why that is either because it’s not down to value of house as those in lesser value homes have the digital kind too! Very much just a luck of the draw.

The park is stunning, a really nice touch to the estate.

Please tell us what you like and dislike about this area:

Lovely local pub just a 5 minute walk away, within walking distance to a school. Also in the good catchment area for high schools. Driving distance to towns such as Ashby and Swadlincote.

Parking is brilliant. Everyone has at least 2 parking spaces, but there isn’t really a lot of cars parked on road unless someone’s having an event.

No antisocial behaviour- some theft but this is to be expected from new builds and has more to do with opportunists rather than area.

Minimal traffic noise; minimal estate noise. Quiet estate.

Please share one thing (or more) which you wish you had known before you moved in:

– get a professional snagger. You’re in a world of your own and new home bubble. The professionals will do a good job.
– Local pub is very friendly and close!
– register all your appliances for warranty!
– if you haven’t chosen your options, get the sales team to email them to you so you have a record should anything need replacing.
– Get a list of paints used so you can touch up or match later on.

How has the building management responded to any problems or issues you have raised:

As mentioned above, at the start they were quick to fix and resolve problems. Now the sales team have moved on, I’ve been waiting 3 months for upstairs heating to be fixed. I need to report some serious cracks but I’m dreading the wait and issues to coke with that.
