Great Development, with a side of poor workmanship

The design of Park farm is rather pleasing, however my road specifically which has over 50 properties doesn’t have pavements which is worrying for the young families and really anyone walking as there is no safe space, however it seems the rest of the development has adequate pavements. Recently lots of small parks have been built which is fantastic to see and work seems to have started on a bigger play area which is due to include sports pitches. The one big downside is that I’m one of the last few people to move in and as the builders are slowly leaving, issues that need fixing with my property and the surrounding area are not being done and we are finding ourselves ignored for months. This doesn’t affect park farm as a development really, but does show you how the builders and company’s actual value you and the work they are paid to do.

Due to the fact thornbury is already an established town, there’s already great transport links and shops. However with the increased population it’s worrying that more retail shops, corner shops and supermarkets haven’t/aren’t being built, along with additional GP and dentist surgeries. There are already 5 primary schools but I feel these will not be adequate soon.

Please share one thing (or more) which you wish you had known before you moved in:

It is a sensible idea to use a professional snagger when you move in to ensure everything is as it should be.

If there is one thing you would change about your flat or property what would it be:

Pavement on the street I live on, reliable and quick communication with developers.

Have lived in milton keynes all my life but can honestly say living in brooklands and this barratts development is amazing

Have lived in milton keynes all my life but can honestly say living in brooklands and this barratts development is amazing, me and my family love our home, there could have been some improvements ie snagging and follow ups with the site manager and or sales office as there was a number of things that i reported that never got followed up with but nothing that would have put me off buying this property again if I went back in time. Brooklands has developed into a well sort after area what with the easy access to the motorway and milton keynes centre only 10 mins away, plus the local facilities of aldi, sainsburys and others now open only makes this an ideal area to live. My children also attend the newly built school which again is perfect.

Lovely quiet area, local shops and facilities are adding more improvements to living in this area

Please share one thing (or more) which you wish you had known before you moved in:

I couldn’t get a viewing even through I had a 3 to 4 month hold up with “land registry” which stopped us moving in when we expected to.

What is the best feature of your home:

For us it has to be the kitchen this is the space most of our socialising is done.

Park Farm – a good place to live

There are a wide variety of property styles on the estate making it a more interesting place to live than it might otherwise have been.
We are happy with the design of our new home. There have been a number of snagging issues, some of which were resolved promptly and some of which we are having to chase.
Although parking is not an issue for us personally, overall there would appear to be a shortage of parking spaces, leading to cars being parked on the road. The current condition of most of the main road through the estate is very poor. Hopefully this will be addressed before completion of the site.
Our experience of our site manager has been very positive. However she does appear to be overstretched and response times have got longer as time has gone by.

Please tell us what you like and dislike about this area:

Thornbury town centre is within easy walking distance and has a good range of shops and restaurants given its size. Our position on the estate means there is little passing traffic and it is generally quiet. The refuse and recycling services are excellent. Once completed, Park Farm will be a pleasant place to live, enhanced by friendly residents giving it a real sense of community.

Please share one thing (or more) which you wish you had known before you moved in:

It is time well spent in carefully examining your new property for snags.

If there is one thing you would change about your flat or property what would it be:

Increasing the amount of natural light to the landing and stairs would make it as light as the rest of the house.

The good and not so good

The design of the Winston is excellent, ideal for a family or professional couple who like to entertain. The development has a good mix and design of houses and is well laid out. At present the ‘green’ areas are maintained by site as they are still building. The entrance to the development needs some attention as several trees have died and not been replaced and there are lots of weeds growing through the grass around the lagoon. Hopefully will be rectified before the management Company takes responsibility. The children’s play area hasn’t been built yet and some trees have been removed from tree protection areas as they were diseased and damaged during the building process, which means some of the natural habitats have been destroyed. Good access to public footpath from the development, leading to Wistow Rural Centre and also canal walks.

Local shops limited to essentials. Doctor, Dentist and Chemist in the village as well as Chinese and Indian takeaways, fish and chip shop, cafe and 2 pubs. Local bus to Leicester runs twice per hour. Regular bin collection. All properties on Garner Way have parking spaces and garages but residents still insist on parking on the road.

Please share one thing (or more) which you wish you had known before you moved in:

closely inspect the quality of the build in the show homes, if you get chance to speak to any owners on the development take the opportunity. Read reviews on all of the developers sites before making your decision and most important if you do buy, get a Snagging Survey done. Unfortunately not all reviews give an honest and balanced view, no developer is perfect some are worse than others.

How has the building management responded to any problems or issues you have raised:

Customer service have been difficult to contact during covid with long delays, and feel they have often used Covid as an excuse for delays in response to emails. We have had various problems with our property and several different operatives have visited to carry repair works which have not been satisfactory and other operatives have had to return to rectify the problems.
