Great house but poor customer service

Our primary reason for moving here was the development’s green credentials. That was really important to us. It’s great to be paid for the energy generated by our solar panels, which significantly reduces our electricity bills. I like having heating and hot water on demand from the district heating plant and it’s reassuring that we will never have any boiler maintenance costs.

One of the main disappointment living here has been the terrible post-sale customer service. We’re still awaiting some of our snagging to be fixed and we’ve been living here for 3 years and 8 months. The rainwater harvesting unit, for flushing the toilets, has never really worked properly. It almost always uses mains water.

They also still haven’t properly surfaced our street. There’s a manhole cover sticking up at the junction. We love our house, though, and enjoy the company of some of our neighbours. It’s a great place to live for first-time buyers like us.

Please tell us what you like and dislike about this area:

The nearest local shop is a 10-minute bike ride away but we get our weekly shop delivered so that doesn’t matter. We don’t go out very much but have had some decent meals in and around Bicester, but it’s not as good as Oxford.

There’s a bus stop right outside our house but it doesn’t sync up with convenient commuter trains to Oxford from Bicester Village and they will soon be changing and cutting back the service. I usually cycle for local trips but it’s good to have the option of two stations for trains to London.

Our street is quiet and we get on well with some of our neighbours. Each house has two dedicated parking spaces (perfect for EVs) and they have now started enforcing on-street parking, which people were doing against the rules of the covenant. Bin collections are great. There’s no traffic noise. The most anti-social thing residents do is not out their bins away after collection.

Please share one thing (or more) which you wish you had known before you moved in:

The negative tone of the Elmsbrook Bicester Residents Facebook group is not reflective some of the lovely people who live on the estate. The house is great but the painful and drawn-out process of snagging has been demoralizing and a huge time-sink. It’s a great place to own an electric car.

How has the building management responded to any problems or issues you have raised:

My emails and phone calls requesting fixes for snagging have often been ignored for long periods of time. I’m still waiting for snagging fixes after living here for 3 years and 8 months. The post-sales care team are remote and not properly organized and there are too many different contractors. No one seems to take ownership of the problem. Most of our issues have been fixed, but we still have four ongoing problems.

Spacious flat in superb location

We love living here. Our flat is spacious and bright with a view over leafy south London. The location is excellent, with Cossall Park on our doorstep and all that Peckham has to offer close by. Amazing transport links – we can get to London Bridge in 15 minutes. As some reviewers have mentioned there were a few issues with the build, but Crest has worked to put things right. We have great neighbours and there is a real community feel in the development.

We lived in Peckham for six years before purchasing our flat. This area is changing rapidly and a lot of things are being improved. We love the close links to central London, the tightly knit community, cafes and restaurants, and amenities for kids.

A great place to live!

The flat itself is great, well built and always warm! There’s enough space for two but would be nice to have a little more storage!
A concierge in the building would be useful also. This would be to take in parcels – there’s nowhere to leave them if you work 9-5 like I do so often it’s a nightmare to receive mail.
There have been numerous issues with parking – mostly to do with allocated spaces/residents not complying – have omg a dedicated concierge would make this easier as it’s not always simple raising issues to the parking company.
The building itself is great – always clean and tidy, the lift is often out of order but always gets fixed in a timely manner.

Please tell us what you like and dislike about this area:

A great area – I work in the city centre and it takes me less than 15 mins to get to work. I don’t use public transport but I know if I did there a several bus stops for all directions around. The area has a local coop always well stocked with friendly staff; there’s a post office very close too and a greggs for that Sunday Morning treat!! Lots of families which makes it a nice area, it’s nice to see so many small children and adults alike using the park. Close to the mailbox so you don’t have to pay for taxis in summer to go out for dinner or if you would rather stay in there’s hundreds of restaurants that deliver (and often for free due to the proximity to the centre!) within the hour. The park is also great to do daily exercise, alone or with friends, for free on your doorstep. A great place to live.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we had known that there was no concierge, not a major issue but it is a bit of a pain having to try and get a Saturday delivery on everything.

If there is one thing you would change about your flat or property what would it be:

It would be useful to have a concierge for parcels and parking – often parcels don’t get left if you’re not in, and there has been issues with parking that haven’t always been easy to resolve.

Lovely development with good and bad aspects

The houses are well designed and are very warm. There could be more storage space in-build inside the house, because storage spaces is very limited (I am in 4-bedroom house and we struggle with storage space even not having many things to store). Unfortunately when something goes wrong with the house build and should be repaired by the builders, it does not getting done at all or people have to chase and chase, sometimes for months. The green area around is great but streets are not maintained properly. On Phase 3 there are many dead trees which are not replaced for almost a year and I do not see anyone trying to get it done.

The area has good and bad aspects. The great aspect is that the development is located in a quiet area with lots of green spaces. The neighbours are friendly, supportive and care about the area they live in. Each household has an allocated parking slot and a garage. Not many cars park on street which is great. No traffic noise. The main bad aspect is that there are no shops in Elmsbrook. We need at least one grocery shop. Also the bus service is poor, so most people use cars. Those who do not have a car have to struggle.

Please share one thing (or more) which you wish you had known before you moved in:

It would be great to have known a real house completion date. I was promised the house will be completed in July but it was completed by end of October. It also would have been great to know that the water harvesting system in the house is not properly working and nobody knows how to fix it.

How has the building management responded to any problems or issues you have raised:

They responded to some minor problems but the larger scale problems are left unattended. I keep chasing for the remaining couple of issues for the last several months and so far we are not getting anywhere. All they say “we raised a works order and are chasing the contractors” but nothing is happening for months.
