Lovely development with good and bad aspects

The houses are well designed and are very warm. There could be more storage space in-build inside the house, because storage spaces is very limited (I am in 4-bedroom house and we struggle with storage space even not having many things to store). Unfortunately when something goes wrong with the house build and should be repaired by the builders, it does not getting done at all or people have to chase and chase, sometimes for months. The green area around is great but streets are not maintained properly. On Phase 3 there are many dead trees which are not replaced for almost a year and I do not see anyone trying to get it done.

Please tell us what you like and dislike about this area:

The area has good and bad aspects. The great aspect is that the development is located in a quiet area with lots of green spaces. The neighbours are friendly, supportive and care about the area they live in. Each household has an allocated parking slot and a garage. Not many cars park on street which is great. No traffic noise. The main bad aspect is that there are no shops in Elmsbrook. We need at least one grocery shop. Also the bus service is poor, so most people use cars. Those who do not have a car have to struggle.

Please share one thing (or more) which you wish you had known before you moved in:

It would be great to have known a real house completion date. I was promised the house will be completed in July but it was completed by end of October. It also would have been great to know that the water harvesting system in the house is not properly working and nobody knows how to fix it.

How has the building management responded to any problems or issues you have raised:

They responded to some minor problems but the larger scale problems are left unattended. I keep chasing for the remaining couple of issues for the last several months and so far we are not getting anywhere. All they say “we raised a works order and are chasing the contractors” but nothing is happening for months.

Good development but could do with improvements

Nice new estate, houses are nice we have found that the layout of our 2 bedroom house has been ok but could’ve been improved by having switches in appropriate positions and the aerial being in a better position, also we thought being given an above average sized garden but no outdoor tap odd. The kitchen design for shared ownership we have found to be very small for use once appliances are in as the cupboards do not fit a standard sized dinner plate in and once you put generic kitchen equipment in there is very little counter space, this has meant we have had to use the pantry as a utilities cupboard. We have had big issues with the developer as when we moved in there was some issues to get sorted and the response was very slow and one issue still to this day has not been sorted (since Nov 2019). The layout of the master bedroom seems to be the norm for new builds but expects 2 people to share a small double wardrobe as there is very little space for anything else. I would personally say that having a small hallway or porch is always a benefit and seems to be for full ownership buyers or large properties. Overall it is a nice estate and the house is nice however many improvements would make it better and although you’re buying shared ownership it feels as though you have no input into much even though you still need to get a mortgage for the property. The parking for our house is really good, the issue with the development in a different way is that people have plenty of driveway room but do not use them so lots of parking on the roads which is irksome. The estate looks nice when you drive onto it and is a nice distance from town without being too far, once it is finished I am sure it will be a nice estate to live on.

Would be nice to have a shop on the estate but not essential. There os the dual carriageway not far which os very useful. We have suffered from anti social behaviour and there is parking issues on the estate with people parking on the roads which is completely unnecessary as everyone has large driveways but no one is policing it on the estate which is a really big downfall as it is becoming similar to Madley Park and Shilton Park. The town centre has everything needed and there is good access to Oxford, a bus stop outside of the estate would be useful. Traffic voice is almost zero which is great and Bob collections are ok. It would be nice to have a large park/field on or next to the estate as a lot of people have little kids and dogs on the estate.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we had been able to view a show home before purchasing as we had to just do it from floor plans and I do not think that is fair just because you are shared ownership.

How has the building management responded to any problems or issues you have raised:

Yes but they keep falling off the radar and we have been asked several times of issues have been fixed but every time we say no nothing gets sorted.

Calm and Quiet

Design of the houses could be better in my opinion. They all kind of look the same and don’t really have any stand out design features.

Front gardens do not exist for us, it’s only a small patch of dirt basically. Layout of the parking as mentioned above is ridiculous, especially since basically everyone needs and has a car.

Property management is mediocre, we pay a fee for grounds maintenance which we barely see anyone do. Before we moved in to our property, our garden had lush green grass, however due to the grass not being maintained whilst in the process of buying, the grass had died and was “tended to” before we moved in. However, this grass has never fully revived and is patchy. The garden drainage is also terrible, since the ground is mostly clay with hardly any top soil.

House is a decent size, however the gardens are fairly small. A little bit claustrophobic with the number of houses around, but we never feel our privacy is invaded.

Parking is insane, unfortunately we only have one space for our house. We are two professionals who both own cars, which causes issues when we only have one parking space. We have also had issues with parking of other neighbors, which makes it hard for us to get in and out of our spaces. There is also no visitor parking either. Crest Nicholson have not done anything about the parking, which could easily be added.

Bins are collected weekly alternating between recycling and household waste. Parking has caused issues at times of the bins being collected as the lorry was unable to come down the road. Traffic noise is minimal, we are close to the motorway however we don’t take much notice of it. Hardly any anti-social behaviour, however the flats nearest to us, always stinks of marijuana.

Locally, we have two food shops which have basically everything in them. We also have a hardware store which comes in handy. Some nice pubs and a coffee shop. Great open space in terms of the recreation ground and other local walking areas.

Please share one thing (or more) which you wish you had known before you moved in:

How annoying parking can be. Especially if you have more than one vehicle. This has caused issues throughout the entire road, whilst staying amicable with the neighbors, it is really annoying having to move your car a lot or park a fair bit away from your own home.

What is the best feature of your home:

The house is actually quite spacious in the living areas and bedrooms. Clean white paint was also used throughout, giving the home a more cool vibe.

Absolutely shocking!

Where do I start? Fortunately for us, we rent the property from our local authority. If I had purchased the property privately, I would be extremely disappointed with my investment. Our problems started as soon as we turned the key in the door and entered our home for the first time. Our front door was, and still is letting in a breeze. During heavy rain spells, water sometimes comes through the gap between the frame and the door. Daylight is visible halfway up the door past the door handle. Our boiler blew on our first day, leaving us with no heating or hot water for 4 days. An engineer came out to fix it and told us that the boiler was highlighted as being installed incorrectly 4 months prior to us moving in. A hole was cut into our ceiling to fix the problem, and was left unfinished for around 6 weeks. The drain pipe at the rear of the house was left unfinished and not connected into the ground causing the patio to flood when it rained. The extractor fan in the kitchen was hanging off the ceiling. The ceiling light in the kitchen had blown bulbs and was bent out of shape because it wasn’t installed correctly. The extractor switch to our downstairs toilet was hanging off and not screwed in place. We had the smell of sewage coming from our downstairs toilet, and even had newts coming in. The waste pipe was cracked due to poor installation of the skirting around the toilet. The toilet constantly backs up and needs unblocking. According to someone on site, the cause is due to “too many bends in the waste pipe “. We were also told to flush twice when using the toilet, or only use it for number 1’s and not number 2’s. The light fitting in what we call our pantry was not working, so I fitted my own light in there. The handles on the patio doors were damaged and had paint missing on them. Working our way upstairs, the newel cap on the banister was left unpainted and not secured on. The bathroom door had a piece missing from the top corner and saw marks on it. The flooring in the bathroom had chunks missing due to poor installation. Parts of the skirting were also damaged and had knife cuts in places. The light switch in the back bedroom was hanging off the wall. A mains socket in the back bedroom was left unfinished and had plaster missing in places. All of the above made complete sense when someone who worked on the development said, “I remember this house, this is the one that we used as a donor house to fix faults in other builds on site”. The fact that the development has had 12-14 site managers sums it up really!

Please tell us what you like and dislike about this area:

The local area is fantastic. We’re far enough away from the hustle and bustle of the town, but we’re close enough when we need to go there. Our village needs a shop desperately. The estate that we live on does need an area for children to play as there is only one park in the village. As for living in our street, it’s good to be fair. As you’d expect on any estate, there’s the odd few that you wish were living elsewhere.

We weren’t allowed to view the home in the first place due to Covid. Had we had done some research on other peoples experiences with living in a Crest Nicholson home, we quite possibly would have opted to live somewhere else in the area.

The improvements we have made ourselves inside the home and in the garden.
