The area is up and coming and becoming safer

River is very appealing, well maintained and built with safety in mind. For an example of maintenance, the lifts have been out of service before but were fixed very quickly – within a week. The design is great for example, the fire doors automatically shut and the fire alarms run on battery and on electricity so safety has been greatly considered. I also feel incredibly safe because of the onsite concierge and the several cameras at different entrances in addition to the fob and key system. The ground rent can only be changed once every 10 years which is great. Unfortunately the land next to the building was previously not very secure so some squatters using drugs moved in there however building management has responded well by blocking off the land and placing security there so the squatters have been driven out and the land has been overturned to prevent this happening again. I do like my view from the balcony as I have a view of the river. The area is upgrading and it is safer than it was as the royal arsenal development has provoked more interest in the area and so nice buildings are being built and more businessmen are moving in. The service charge is fairly expensive though very worth it because a lot of maintenance occurs such as litter picking and other work from the cleaners. Closer transport links would be ideal though.

The area is really coming up and there are loads of developments which are making the area nicer and richer. It really is a worthwhile investment.

Please share one thing (or more) which you wish you had known before you moved in:

Crossrail is coming ans so the area is rapidly developing so there are loads of new flats near the river leading up to the royal arsenal wherr there will be many great things such as a huge art centre, ballet school, restaurants and much more.

If there is one thing you would change about your flat or property what would it be:

The nearby could be used for something else/another building so that squatters and gypsies dont move in instead.

Not how it looks, you will leave sooner than you think

It is disappointing that Mast Quay has potential but suffers from unbearable issues.
The street is extremely noisy and the windows don’t seal properly. Comer Group will not you replace the windows.
There is often bike thefts and break-ins and the conceriage are not often there nor do they stop the break inside (which is fair as the thieves are often armed) which has happened on several occasions. police do nothing either.
the developers are also doing building next door which is very loud and dusty and replacing the balconies which has taken over a year and the equipment is still on the balcony, making them largely unusable for children.
Finally and most importantly the neighbours are often unruly and that includes the children. they often throw trash outside their windows and the smell of weed is rampant. if you open your window you can not avoid smelling it. with windows closed you will hear the parties and drunken shouting.
we are moving out because of this behaviour.
The conceirage were nice but most have left. although they only cover one building out the three. and since they are only in 1 building I have seen on a number of occasions men just force the building main sliding door’s open without using a key card. so not super safe. I can also not comment on the number of times you smell weed in the building and lifts. speaking of lifts, you will be lucky if one for them works and in 1 year for 7 months total one lift kept breaking down and out of service.
to be honest it’s a bit of a ghetto mentality type of people (don’t care how they look, what they do or how it affects their neighbours) in saying that there are some lovely and considerate neighbours. we however can’t stand it and will be leaving

public transport is great and getting to city airport Is a breeze. 2 good train lines to London,
dlr and elizabeth line so spoilt for choice. although you do hear the planes. Nice walk along the river during the day and not far from North Greenwich and o2. you also have the river boat.
can’t comment on schools, but they don’t look too promising.
given that however road transport is atrocious with roads getting blocked and cars honking particularly during rush hour. its near a roundabout that often gets stuck and you can hear people shouting and honking.
late at night you hear motorbikes in particular as well as high speed cars and often sirens.
the ferry is convenient to cross to the north as a foot passenger. on a vehicle it can add about an hour just to cross the river and is not convenient. Blackwall tunnel is a bit quicker at times bit also hectic. the road infrastructure is not at all adequate.
there are a few nice restaurants and possibly a few more in the pipeline.
mast Quay bin collection is terrible, the bin area reeks and trash is often all over the floor, and you can spot rats now and then. this is because bins are not collected often enough with trash piled high and on the ground.
you will often get youth loitering, criminals roaming and in many instances they are armed. one with a machete and a few times with knives. police do come when they are called, but it happens to often for them to do anything and there are too many routes for the criminals to escape. in saying that i haven’t personally been threatened but stories from neighbours that happened to them are insightful.
we will be moving out asap

The building suffers from a sewage issue and the flat often smells like sewage.
I wish I knew that you couldn’t replace the windows without their permission and doing so means the whole building have to agree.
I wish I saw it during rush hour.

How has the building management responded to any problems or issues you have raised:

The building management’s theme is “sorry we can’t do anything”.
they occasionally put up letters about the smell of weed but the smell and the smoking still happen. they put up messages about the trash and throwing things from the balconies but you will see trash often.
Comer Group are incompetent and portray its a nice place to live, yet its anything but. they are more focused on the new development and selling that than maintaining the current one. mind you despite little service you will pay the service fee.

Great but can do with a few changes

Great location, the car park security doors jam sometimes and don’t open sometimes which can be frustrating and kids can get into the stairway and smoke weed sometimes which i think is bad considering we all pay £60 a month for secure and safe parking but i dont think its value for money when kids hang around the place and a car got vanderlised, having the windows smashed in. Really good gym facilities and the concierge people are so friendly and helpful. The walls inside could do woth a lick of paint as people moving in have scratched the walls but nothing terrible

Be good to see more shops down stairs in the building, would really like to see the back of the building finished with the landscaping as it still looks like a builders site. Maybe a recycling bank too for glass.
Can be off putting when waitrose keeps their parking lights on as the blinds don’t fully shut the lights out and it can be bright as we are so close to it. Overall though more positives than negatives

That we could have got down the parking price as not everyone pays the same amount some people pay £30 monthly others £60 or £80 iv heard.

Really quick at getting things sorted and repairs within days if not the same day.

High standard residential tower with some minor issues

This is a newly-built residential block is of a contemporary design which appears comfortable and clean. Energy saving measure like lights-on detectors of each floor is effective.
It is appreciated that the security level of the residential block maintains high quality, while the property management team and lift lobby door locking system do play a role.
It is also lovely that indoor lobby areas of each floor and the lifts are regular cleaned.
The gym room remains an important facility for residents for free.
The current arrangement for parcel deliveries with the assistance of the management team does offer crucial convenience to its residents. The property management team has so far perform well with their duties.

1. Location and Variety of Shops
Located at the Bracknell town centre, Winchester House has offered a very much convenient access to nearby redeveloped town facilities for daily life and family entertainment, including a number of restaurant chains, two supermarket brands, barber shops and a cinema in walking distance. The Peel Centre nearby plays a crucial role in offering residents a wider variety of choices of different price range on top of The Lexicon itself, while some shopping areas of The Princess Square are unfortunately unoccupied recently. Green and open spaces surrounding the town centre is pretty enough for leisure purposes like daily walks and outdoor exercises.
2. Public Transport
The types of public transportation of the area relies heavily on either bus services or the National Rail. It might fulfil basic needs of residents to and from nearby regions such as Reading and Windsor/Maidenhead. The rail system falls to become the only alternative with wider access to different locations such as London.
3. Parking Availability
With respect to high demand of car parking space, the number of parking availability could be filled up quickly while occupancy of Winchester House is getting higher.
4. Bin Collections
Waste recycling has been in place for some time which seems effective, but waste collection bins are piled up at the back side (south-facing aisle) of the building area where its construction is yet to be completed. The fully filled bins are left behind for hours and sometimes even days before they are all cleared. Smell can be strong and even insects and flies are attracted especially during the summer period. Residents of the south-facing apartments, esp. those of the lower floors, might be affected with this issue, which indeed deserves special attention for some alternatives on its arrangement. Waste can be constantly being blown out from within the fully filled bins to the surrounding areas especially during windy days and adversely affects public hygiene of the neighbourhood. It would also be deeply appreciated if the rear side of the building under construction is to be completed as soon as possible to be unlocked to improve the environment.

No major issues have been discovered about the apartment so far.

How has the building management responded to any problems or issues you have raised:

The hardware of the building remains high quality without much problem so far. The property management team has performed well in handling residents’ enquiries.
