City & Country – Not such a wonderful place to live .

A beautiful restored ex Sanitorium and grounds, which is now being over developed by the greed of the Developer, in now selling off areas in order to establish units housing for approx. 1100.
With only one rural lane access, with no pedestrian or cycle ways, or public transport, the lack of parking, water provision, no facilities including child friendly areas, make daily life difficult.
The Freehold was sold on with no consultation with the leaseholders and City&Country refuse to answer many questions as to their intentions. Water ingress into apartments is a problem, plus high Service and Management charges.

No transport links until you drive to the main road.
Lovely views across the South Downs, if you bought one of the original south facing apartments, although not so pleasant to witness dogs defaecating on The Gertrude Jekyll Lawns. Purchesers on other parts of the Estate do not have any views.

The proposed density of new build was not revealed and promised facilities have not appeared.

Factory No 1

The design of the apartments are lovely, bright spaces. I thoroughly enjoying living in my flat. Everything is finished to a high quality, especially the bathroom fittings.
The concierge is great, and really useful.
There’s a lovely central garden which is used a lot in the summer.
Property management is ok. There’s a 2 year warranty on the apartment, but you do have to chase quite a bit for issues to be fixed. There’s is only one person to contact with any issues and clearly that’s not enough to manage an ever growing site, hence the delays.
There’s been issues with hot water supply, these do get fixed eventually and seem to be being looked into, but with no long term resolution found yet…

Perfect location in Bristol, everywhere is a walkable distance, but not quite in the loud city centre. Bedminster is up and coming and lots of development is happening around the area. Street parking is easy enough, and about as safe as you can get in a city.

Please share one thing (or more) which you wish you had known before you moved in:

There’s a lot of new student housing going up across the road, so be aware there will be an influx of students once that’s is finished.

How has the building management responded to any problems or issues you have raised:

They do respond, and get issues fixed, but you do need to chase to get it sorted.
They do seem to not be doing anything over issues with the access gate not closing properly, resulting in bike thefts even though lots of complaints have been raised by residents…

Missed opportunities.

The development? Location wise, superb. The running of it, don’t even go there. That woman is the most impertinent person I have even listened to. She has no interest whatsoever to what is happening. Only money oriented. Whoever wrote those high reviews must be related to her.

Are you kidding me? The management of this property is abysmal. You may as well talk to a brick wall. She is not interested in the goings on of the development. Only money.

That I looked into the company (Encore). They are a joke!!

Luxury apartments in an up and coming area

Design and quality is 10/10, Some private parking available.. street parking limited.
Purchase side is really helpful and quick, only issue I’ve had is management and getting small problems sorted, hopefully that’s going to improve but overall really an amazing place to live

Great up and coming area, very central, easy to walk, cycle or catch a bus to most places from just outside the building. Access to Voi scooters. Area is a mix of old and a few new businesses. street gets a bit loud but only if when you’ve got the windows open. Victoria park 5 min walk away which is great. The bars and restaurants on the harbour are a 15 min walk away. on the same street as the build there’s a high street with a bit of everything going on. Overall I really like the area

Parking options on spaces, would recommend trying to get one

Had issues getting bits resolved quickly, but most bits have been sorted.
