Nice apartments, pretty bad building

The Landmark is a nice tall building with very good views over Canary Wharf on one side and London on the other. The apartments themselves are modern and somewhat spacious by London standards.

The issues come in all the other aspects of Landmark. A few of the concierge are often pretty rude and dispassionate about doing their job. They’ll open the doors for anyone and everyone which has resulted in drunks, homeless people, etc getting in. The ‘gym’ – which you’re not allowed to see until you become a tenant – is actually about a 4x8m room with a few non-functioning machines. And you certainly don’t have to worry about any joint issues as they’ve barely got weights above 10kgs.

The air conditioning throughout the building is also a mess, it simply cannot provide for this scale of development and there have been many, many instances where it’s not functioned properly or at all.

Please tell us what you like and dislike about this area:

The good aspects are that you’ve got close proximity to transport links through Canary Wharf station, the DLR, and Uber Boat services. Also very close to Canary Wharf’s malls with lots of cafes and shops to visit.

The downside is it’s on Marsh Wall, getting dangerously close to the ongoings of the Isle of Dogs and is not very far from other areas of Tower Hamlets which are quite frightening and dangerous. A lot of crime, drugs, ASB, stabbings, etc. that constantly prevent you from properly enjoying the area.

Please share one thing (or more) which you wish you had known before you moved in:

That the management would be so so poor and there would be such a large amount of issues which simply don’t get resolved.

How has the building management responded to any problems or issues you have raised:

Landmark’s management are beyond incompetent. They will take days or weeks to fix a serious issue you raise and will only ever provide a super short-term solution. By the time they’ve issued a statement saying they’ve fixed something, it’s usually broken again. They’re well aware of all the severe issues but are not willing to put in a cent to fix any of them and live up to the service they are contracted to provide.

Overall a nice place but not without undesirable aspects

On balance, considering the surrounding area / environment, development is a good and comfortable place to live in. The location is excellent however there are also some less desirable aspects (some of which may also apply to other high-rise developments in the Docklands).

Positives

+ There is a sense of community at the development. A facebook group has been set up where residents can discuss issues, share ideas and trade / exchange items

+ Common areas of the development are kept clean and tidy (thumbs up to the cleaning staff who are always courteous)

+ Day time staff at the concierge are usually helpful and polite (the concierge service at night time is a ‘skeleton’ service due to lower demand)

+ There is a small gym at the basement of the development, the equipments are fairly basic (however there are other more established / professional fee-paying gyms at the Canary Wharf mall)

Less desirable

– The building can be noisy under high winds / stormy weather (creaking noise) due to it being a high-rise

– The development was built in reclaimed land. Over time small cracks appear on walls and doors do not shut completely due to the effects of subsistence

– There have been instances where deliveries / parcels have gone missing when they were left at the door (deliveries hence people going in / out of the building have increased substantially since the pandemic began)

– In addition to general electricity, residents are charged separately for the central air-conditioning system (both heating / chilling) which also heats up the water; however the system often does not work

– The charging structure for central heating / chilling is not very transparent

– Cigarette / weed smoke from another apartments sometimes flow into own apartment through central air-conditioning system

– Finger-print entry system does not work sometimes

Please tell us what you like and dislike about this area:

Positives

+ Excellent transport links, a 10-min walk to Canary Wharf (tube) and Heron Quays (DLR) stations; bus stops very close to the development on Marsh Wall and Westferry Road

+ Wide range of cafés, restaurants and shops nearby in Canada Square / Jubilee Place / Cabot Place mall; there is also a Tesco Express within 2-min walk of the development

+ There is a variety of green spaces in / around Canary Wharf; Greenwich Park is also not too far away by by DLR

+ Refuse and recycling collection (at basement of development) is generally regular and timely, with occasional backlogs during holidays

Less desirable

– Very limited parking availability for residents who have a car

– Sound-proofing of windows is generally OK, but being close to the two main roads on the Isle of Dogs as well as the Millwall Fire Station there is a reasonable amount of traffic noise (including sirens) during day time, especially on lower flowers; there is ongoing construction in another development nearby and there is a fair amount of honking when the roads are busy!

– the Landmark Square occasionally attract skateboarders in the area and it can be noisy for apartments facing the square due to echoing

Please share one thing (or more) which you wish you had known before you moved in:

Beware of the central air-conditioning (heating / chilling) system which is separately charged for on top of water and electricity (and it does not work sometimes) !

How has the building management responded to any problems or issues you have raised:

Some of the issues have been raised with the property management company. Sometimes they are not very responsive to queries from residents.

Communications from the property management company is sometimes not timely e.g. maintenance works sometimes carried out at short / no notice.

Very very bad management and AC not working for years

Not bad apartments in general for a 10 year old development. However, since September 2019 the AC chiller has been very poorly functioning and they fix it for a couple of days then the AC inside the apartments for the whole building becomes really warm. The management has been aware since 2 years that the chillers need to be replaced but they are not serious about having it changed because “they don’t have the money”. I have been in the landmark since 2019 but unfortunately the bad management of this huge issue will have me transfer to another development. Living inside these apartments with such high temperatures which gets up to 30 degrees celcius makes me feel like living in a slum area. Avoid please

The area is good with nice restaurants and shops 6 minute walk from the building. However the building lacks facilities other than the gym in the basement

I thought the building would be more professional and that the management would be good. However they are exactly the opposite. The only good thing is the concierge

What is the best feature of your home:

Doesn’t want to loose a penny. Very bad experience.

Heard about moving in , met the expectations

Pros : administration , flats quite modern and doesn’t come with issues with young buildings , scenery

Cons : A common tower issue which is limited ventilation

Note : As not a driver didn’t experience the parking place
