Cavanna = Meh

The experience from sales to owning has been nothing but horrendous. The sales team misold the house to us, then threatened to pull our purchase because we raised this as an issue and lied about us to the professionals involved in the transaction.

The house itself though looks great and is in a perfect location for us.

The house didn’t have anything key wrong with it – we could live in the house no problem. But there were many issues that needed resolving, some of which still aren’t sorted 6 months after moving in. Dealing with the development just feels like an endless battle of chasing chaser emails to even get a reply, let alone any work done.

I’ve even raised a complaint and they’ve breached the response time.

The area is close enough to Exeter to be able to access without issues whilst having the distance from the centre. Being right on the motorway is also nice for traveling!

Downsides are it’s still being built up so there’s a lot of mess and building work around.

How bad the customer service was from both sales and the customer service team.

What is the best feature of your home:

The house itself looks nice from the outside and the location is great.

Happy private tenants

The houses are built well and this gives the development a pleasant appearance. Currently half the estate is still being finished, but soon we will have access to green space and a pond. There is access to a single footpath over the fields at the back of the estate. Access to the Moor is great if you have a car. We enjoy walking into town fairly often, but the walk back might prove challenging for anyone that struggles uphill.

There aren’t any facilities (it’s quite small) on the development and the nearest shop is a 10 min walk down the hill (15 mins back up). There are no street lights but the estate still feels very safe at night. During the day the development has a friendly, family, atmosphere. The only significant thing we would change is the tarmacing of the roads, as currently the ramps up to the drives have been left half finished.

We have only had a few maintenance issues as private tenants, but Cavanna have been quick to respond to any issues raised by our landlords.

The interior of the house is for the most part well done. However there are some minor issues like low windows, high kitchen cabinets and a large downstairs toilet. Overall compared to other new builds though these houses seem of a much better quality than average.

Tavistock is beautiful with lots of nice restaurants. The town can feel sleepy during the winter and busy in the summer. We have great access Dartmoor (10 mins) as well as Plymouth (30 mins). The distance to the A30 can 20-30 mins to any travel towards Exeter or beyond. The sea is about 50 minutes away.

The kitchen cupboards are installed quite high so if you’re not tall yourself then you may need a stool to reach the very top.

What is the best feature of your home:

The main bedroom is well sized, and we have plenty of room for the two of us throughout.

The good and the not so good.

The layout of the site is good and takes into account that it is built on heavily sloping terrain. The houses are generally of good quality and well built. Appreciating the problems of covid the site is well behind completion, having been in my property for nearly two years and work still being done. The site has been lacking in cleanliness and health and safety. There were obvious faults with our property that should have been dealt with before we moved in. After care is very hit and miss. Some problems dealt with quickly, we were lucky builders still on site, but other problems taking time or even not resolved.

Wincanton has suffered during the recession but there are some lovely local shops, a couple of excellent pubs and two supermarkets. Lovely park nearby.

Not advised that this was a timber framed building

No privacy in gardens, all buildings overlooking each other’s back gardens

No privacy in gardens, all buildings overlooking each other’s back gardens. Need bollards and signs to stop pavements being blocked by cars and work vehicles. Cannot change supplier for heating and hot water, we have no choice we have to use Eon, one of the worst companies I have ever dealt with. After asking them 3 times to give me access to my online account I still cannot access it. They sent me my contract with someone else’s contract in the same envelope! Their bill statements make no sense whatsoever, I have no idea what I am paying each month. They sent me a message saying water will be cut off due to maintenance, then they send a message saying maintenance canceled, then they send a message saying don’t forget the water will be cut off due to maintenance! It took over 7 months for our snagging list to be dealt with but still have an issue with the front door.

Supermarket within short driving distance. Easy access to motorway and airport. Currently no local facilities within walking distance. Main road already busy being used as a rat run in and out of Exeter. People already dumping vehicles on pavements. Ignorant neighbors in rental properties throwing cigarette butts everywhere and parking on my driveway when they think I won’t catch them.

Weirdly no under stairs storage which would have been useful. Loft space is not boarded out so only very light small items can be put in the loft space. Parking bays instead of driveways tend to be abused by neighbors and visitors so be prepared to find ignorant people parking on your property.

What is the best feature of your home:

We love having a garden and love the Plot and design of the house. Wish the garden was a bit bigger though.
