Poor development and management but looks nice

Location of property development is great and the estate looks nice, however roads on the estate are to narrow especially coming round a bend. I’ve had parking issues with neighbours having visitors and parking opposite my drive making it impossible to get onto my drive which resulted in being threatened. I’ve also had the children that live in the social housing running onto my property and kicking the football in front of my house which results in the ball often hitting the cars on the drive.
Had to wait nearly 12 months for our shed to be replaced which was stolen. Asked for a no parking sign to be put up and some support with the parking issue and was told we would get a sign and then month of chasing this up and ignored emails we were then told this couldn’t be supported. When the house next to us was being built the builders had to remove our fence and our path that leads to our garden so throughout the summer we were in able to use our garden properly also making it impossible to cut the grass and have our windows cleaned. We were told before the house next door was being build that we would receive compensation for the disruption with a bin store on the grass opposite our house and yet again when we chased that up we were then told we weren’t getting and compensation for the disruption and the 3 flags they laid on the grass were our “bin store”/“compensation”

Whenever you contact any one regarding any problems with bloor homes it seems to be ignored.

It also appears that the builders are also fitting the wrong parts for this on the property too as I’ve had to change the radiator in the bedroom as it was far to small for the size of the room and the vent on the external wall which has flaps on it is also the wrong size and I’m constantly loosing heat in the kitchen and can feel a huge draft coming in through the extractor fan and in the winter water leaks all over my cooker.

Location of the estate is great in terms of bus routes and shops, bin collections are also great.
The majority of the people that live on the estate really pull together and go all out when it comes to decorations on their homes for Halloween and Christmas. We even have an estate Christmas tree that people chip in towards buying and decorating.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I knew how poor the customer service was from bloor
Also they type of neighbours we would have and wish I would have asked my friend who does property development to have a look at the property before hand.

Doesn’t have a best feature as it’s very cheaply made

The house looks lovely and suits our needs as a family of four

The house looks lovely and suits our needs as a family of four. We have a large drive, nice sized garden, large garage and the finishes on the interior are great. There are a few issues however that aren’t ideal which are as follows – the garden was badly turfed when we moved in meaning we had to re-landscape and pay out more to get it fixed, the house also gets very cold despite being insulated, this seems to be as a result of two issues: first being that the thermostat is situated in the smallest and warmest room in the house (living area) so the heating just turns off once that room is warm and isn’t on long enough for the second and top floors to heat up to an appropriate temperature, having the heating on a higher temperature or for longer would cost us double with the energy prices! The second issue which no doubt contributes to the first is that the front door lets in a draft and travels directly up the stairs to the second and top floors meaning those are always a lot colder than the ground floor. We had to install a curtain over the door which helps but doesn’t eliminate the problem completely.
There have been some issues from Trinity Estate Management with asking for payments for the upkeep of the green spaces and park, however they haven’t been very efficient when dealing with reports or the upkeep of some over grown areas. Trees that were planted around the park weren’t watered or cared for properly resulting in a large number of them dieng and still not being replaced, along with other shrubbery and plants when they were newly planted over the hot, dry spells earlier in the year.

Please tell us what you like and dislike about this area:

We have a couple of local shops and pubs. There is a bus stop right outside the development along with push bikes to hire with access to cycling routes. We have a large drive that can fit up to 3 cars if parked close together, extra street parking is available also. We live opposite a play park with an open grassed picnic area and orchard. Bin collections are extremely efficient and they are always very helpful. A lovely estate to live on with minimal noise from the main roads. There are a variety of primary schools in the area, however only one walkable secondary school and lots of developments around this area means competition for this high school is very high, there are no catchment schools for the postcode or guarantees of getting a place from location alone.

Please share one thing (or more) which you wish you had known before you moved in:

We wished we hadn’t initially paid for the development to turf our garden knowing now the condition it was left in when moving in. It was very expensive at over £600!

What is the best feature of your home:

Location is ideal, we also love our spacious top floor en suite bedroom with large built in wardrobes.

As soon as me and my wife laid our eyes on our house and the location we fell in love

As soon as me and my wife laid our eyes on our house and the location we fell in love, the design and location were just perfect.
Watching our house move forward over the months made it even more special up until the day we moved in but this is when the special feeling started to fade.
Everything was perfect but as we started to settle in you begin to notice issues with carpet’s, tiling, and the finishing off.
The carpets were cut short and laid poorly, the tiling was poor and so was the grouting and the worst part of these certain issues was I’d paid Bloor homes to have all these jobs completed for our moving in date and trusted that the contractors they has chosen would be of a high standard but I was very wrong.
If I was to do it all again I’d choose my own tradesmen to complete the work so I could over see it.
Bloor homes as a hole were ok but make sure you get all your snags in on time because after the cut off dates for snags Bloor home’s really don’t want to know and the high up office based managers make it quite clear that they’ve got your money and it’s now your problem.
But on a brighter side we love our house and since living in Manor farm we’ve started our own family and continue to be very proud of where we live.

Manner farm is located is a perfect location for the quiet life and also perfect for the locality for shops, pubs and has a near perfect bus route.
The area of mickleover is a sort after area and is also well known for its walks down the track of an old railway that used to pass through.
The street I live in is perfect and secluded from most of the other houses amd also I have easy access to my very own drive.
One of the biggest gripes I have of the area Is the amount of dogs and the lack of courtesy from the Owners of they pets, the dogs are let of the lead to roam where they please and the owners vary rarely bat an eye lid of there dog fouling on someone’s property.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d of know the poor workmanship of the contractors that Bloor homes have fitting the carpets and also doing the tiling, please everyone get your own tradesmen and oversee the work yourself.

How has the building management responded to any problems or issues you have raised:

Bloor homes initially were ok at sorting issues and snags on our property but make sure you don’t do anything else other than take care of your grass as if it dies and turns in to a pile of mucky mess Bloor homes will just reply well you obviously have not been taking care of your lawn and therefore it’s not our problem.

Lovely modern friendly estate. Happy with my own home with some tweaks needed on the developing estate.

I have been happy with the service received from bloor. There has been clear communication and the team have been at hand to answer my questions. Any issues which have arisen have either been resolved or are in the process of being resolved as expected with a new build. My property has been managed well. I would say the building site management could be improved – currently there is a lot of construction traffic going past my property especially on a Saturday morning at 7.30am. This causes disturbance due to the multiple parts of the estate currently under construction.

Please tell us what you like and dislike about this area:

I love the area in terms of access to the countryside one way and equally into the city the other. I feel the estate is well spaced and does not feel claustrophobic. It is in the early stages and I look forward to the walking paths and park which is planned. I love the design and my home. I feel that because the social housing adjacent to my house does not have its own parking this impacts the parking of cars on my road/in front of my house and as I live on a corner bend this concerns me from a safety aspect. This should be addressed especially when people drive at high speed round this corner. I also feel that given the management fee I pay there is evidence of mattresses/skip etc outside certain houses which should be addressed as this not only impacts the way the estate looks but the potential value in the future of my own home.

Please share one thing (or more) which you wish you had known before you moved in:

Whilst I was aware of the social housing on the development I was assured this is regulated to ensure the estate is maintained and would not impact me – however on walking around the development it is disheartening to see the manner in which rubbish is left in the street etc. I am aware several of my neighbours also feel this way. Had I known this before I moved in it may have impacted my commitment to my particular plot or even the estate.

I also wish there were limitations on where people can park on my road given it is a corner house on a bend – I feel that the way people park whom don’t have a drive can be dangerous with little regard to difficult in access etc.

How has the building management responded to any problems or issues you have raised:

The building management company I have not had any contact with as of yet.
